I GOT BROKE IN TWICE! AND THEY DID NOTHING ABOUT IT! I HAD A POLICE REPORT ISSUED AND EVEN THE POLICE OFFICE ADVISED THAT I CAN MOVE OUT WITH REPORT NOTICE AND NOT GET PENALIZED. MANAGEMENT REFUSED AND HAD A PIECE OF WOOD FOR THE GLASS DOOR OVER A WEEK. A WEEK LATER MY CAR WAS BROKE INTO. THEY DON'T DO NOTHING ABOUT MAINTEANCE . MY KIDS WERE PROBITED TO PLAY WITH THEIR SOCCER BALL BECAUSE APPARENTELY THEY WERE BEING TOO LOUD. THEY ARE A NIGHTMARE I AM CURRENTLY GETTING SUED BUT I HAVE PROOF FOR MY REASON OF MOVE OUT. DO NOT RENT HERE. MANAGEMENT SUCKS AND PROPERTY IS INFESTED WITH ROACHES.

Worst apartment bugs every where bad maintenance, under the worst management the property manager is rude and does everything illegal It rains in most of all the units and it takes nearly a month to get anything major repaired Please save yourself trouble don't rent here

Caution of being "Pre-Approved" on their website. I went to the website and found that there was an available 1 bedroom apartment, so I went ahead and applied online, and was "pre-approved". However, the next day when I stopped by the leasing office, they lady working there tells me there would be nothing till maybe end of June. I told her I had already applied online, and was pre-approved. Her face and attitude changed from, "Sorry, goodbye," to "Oh, well come to my office." After a simple introduction I learn that I need to be at my previous job for 6 months (I read thoroughly and did not catch that in the terms), and a 2-week gap in between jobs disqualified me. My previous job of over 2 and half years does not matter, even though I was required to put in one when I tried to skip it online. So my application where I feel I was Falsely "Pre-Approved" has charged my card only 2 days from when I applied online...NICE.

I am a current resident here. Let me just say that the lease office is a complete joke. As a resident, I would expect my phone call to be returned at leaat within the next day but I am always on hold for 25-30 then the automated voice says leave a message and my phonecall is never returned. I have to call almost 2-3 times before actually speaking to someone. They insist on contacting you by phone, instead they rely on notes being taped to your door about any issues/notifications. It is unprofessional because in Houston, there are constant rain/thunderstorms, flooding and very windy so a paper can easily fly away and next thing you know you have a late fee or major issue because the weather blew that note away. The maintenance men are the most friendly of all the staff honestly. The grounds are not very safe, my car was broken into 2 different times. There is very little guest parking and the women in the office use the handicapped parking during business hours and they DO NOT have a permit. The women in the office are very rude if you come to them with any concern. Specifically Maggie in the office is someone who does not make you feel welcomed nor does she try to understand or work with a resident in any way. Paying rent is done by money order, which you give to the office but if you work late or your hours do not work with the office, they tell you to slide you money order under the door! Again so unprofessional. A resident shouldn't slide their important rent money under a door hoping they recieve it. Sure the rent is inexpensive but olease save yourself the time and other money you'll have to spend with the extra fees you'll have to pay.

I currently a resident for 6 years and this apartment is nice. I really have enjoyed my stay. I have nothing negative to say. I had an ac leak in my bathroom and nothing was damaged and they come every time I need help. The first management team would put people out the first sign of them using or selling drugs. We don't see that kind of stuff in our complex. The maintenance people come as soon as you report something is wrong with your unit. The grounds are kept decent and I think they cut the grass too much. Decent nice neighbors. I don't know what section the other people live in but my one bedroom is nice. I will be moving soon but not because of the property but because I want to move near South.

I'm a current resident here and i would never recommend this apartments to anybody. To begin with, the people who work in the office don't like to do their jobs, they are lazy, and once you live here they treat you like nobody. Plus the property is infested with bedbugs and roaches. I would move as soon my contract expires.

I have not had a pleasant experience living at these apartments. Our first issue from the start was the matter of the water bill which was explained AFTER our lease was signed. The way the water bill works is, it is a property bill divided amongst the residents....if you live in a larger unit, expect to pay more...this is what we were told. I was very unhappy about how that works. I feel like this information should have been disclosed before our lease was signed, it would have made a difference in our decision. Two days after move-in, we discovered that there was a roach problem. We went in and spoke to management about the issue, she told us to by a specific bug killer....so basically, handle the problem ourselves....seriously??? In addition to that, they did have pest control come out.......they have srayed my apartment 6 times; to no avail, the problem remains. It is not an issue that I have ever had to deal with at any other property. I recently requested maintenance to come to my apartment and examine the seal around my windows which leak whenever it rains....it has been 3 weeks and no one has come by. The apartments are very outdated and are in dyer need of renovating especially in dealing with their major pest issue. Also some of the assigned resident parking which is under carports has been deemed unsafe and roped off for 3 weeks now. This issue has displaced several residents as far as parking goes. Those displaced residents have the inconvenience of either waiting for a visitor parking spot to open up at night ( which rarely happens), or parking on the street adjacent to the entire property. Management has not made any effort to make things any more convenient or comfortable for those residents affected by this. Having read the other reviews, it is clear that many residents here have the same issues and concerns. Management leaves so much to be desired as far as professionalism, integrity, promtness, and urgency is concerned. I would not refer this apartment to anyone, and if you are looking for a home, I would thoroughly walk through and investigate and address any concerns before settling here. I myself am beyond anxious to relocate.

Let me start off by stating that I am a current resident here and have been since last spring, yet these office employees (I refuse to call them by titles they have not earned that from me yet) insist on asking me each time they encounter me if I live here! Needless to say I will not be signing another lease here. If not for their utter disrespect for tenants then it's the roaches, bed bugs, fleas, trash on the side walks, loud neighbors. broken entrance gate and extra police attention that did it for me.

I am a current resident of Braeburn Colony apartments and I would not recommend these apartments to anyone I knew. Current issues: the roaches are absolutely horrible, literally infested! We didn't begin to see them until our section filled up. The kitchen seems to be the entrance point for the roaches! We literally was cleaning excessively, stopped all use of fragrance products and used bleach only!!! You could walk into the kitchen in the middle of the night and see about 50-80 roaches scatter like crazy! We tried on several occasions to get the apartment exterminated but the office always seemed to "forget" to p t us on the list! After our own personal decisions to use Boric Acid, we have seen a decrease in roaches but they have not all died! Then came the bed bugs! We would notice random flat raised red spots on our arms and legs. We thought it was Mosquitos or ants! Not until on several occasions were little brownish red flat bugs seen crawling on the beds. This is our first ever encounter with roaches and bed bugs! And the office worker even hinted that if we should bed bugs notify the office! Why are bed bugs in the first place??? A friend who lives in these apartments as well said she has the same issue, the bugs are coming through the cracks and she is trying to fight them off as well. For those reasons and those reasons alone are why I would never recommend these apartments!!! We have nice neighbors and no crime issues but the big infestation is disgusting and should be dealt with by the apartments and not by the residents!!!!

This has got to be one of the worse places I have lived in. They keep making promises when you sign a lease or renew a lease that they do not keep. They recently had the property surveyed and assessed because they are being audited. I'm sure they are being audited because the manager is more than likely pocketing money by stating she needs a certain amount for repairs and actually paying the LOWEST bidder to do the work and we are getting what they paid for. CHEAP WORK! I told the man my mother has lived in her unit for 3 years and she needs her carpet replaced due to her health problems and the condition of the carpet after two backed up toilet incidents (not caused by her) have soiled the carpet and foam. The man who surveyed the property said he put in for the carpet to be replaced. So far no calls or notice on when that will take place from the office management. All the buildings are infested with roaches that they want to charge you to get rid of them..EVEN NEW TENANTS! Two buildings have a bed bug infestation and the geniuses in the office actually blame the tenants as if the bugs magically appeared in their beds and not in through the GIANT cracks in the walls from the obvious foundation shift.I suppose the bed bugs I saw walking in the bathroom came from the beds too! They issued a warning that the water would be off ONLY on the 19th due to repairs from 8:30 am to 5:30 pm. I spent the entire day with a tub full of water for restroom use and they never turned off the water. Today I go to wash my dishes around noon and of course the water is off without warning! Even though the plumbers are in the EXACT SAME HOLE they were in yesterday at the front of the property! I call at 12:45 this afternoon and ask why the water was turned off without warning. The assistant manager says it was due to an emergency and it would be back on in an hour.It's 8 pm and the water is still not on! I call the office to get a hold of maintenance to ask when will they turn it back on and somehow the office number is disconnected! I laugh at the new residents that recommend this place. They obviously have not lived here long enough. I have had enough and will be getting out of here ASAP!
