Well I know about Braescourt since 1987-1990, yeah i was a kid going to welch middle school, and living with my brother and my mom. When i lvie there, as I can remember, We stayed in far corner by laundry mat, where our apartment was next to bayou. I remember the neighbors wasnt great and we got out apartment broken into the first night we moved in. Yeah plus their was drugs in those apartment, and I was in 6th grade at welch middle school. we finally moved out, in 1990, and as the eyars been by. I seen changes,, and really think, its wasnt getting better. But i cant believe this apartment still have the same name like it was back in 1987. But yeah I seen the pictures of how they look. I think, they did a great job, but is the neighborhood changed. because braescourt was bad back in late 80's and early 90's. can anyone who lives or had lived their tell me, if they did or not. I now live in great northwest, in state of washington. Which i do miss texas.

First and for most these apartments should be torn down. I only moved there because of the convenience that I needed at the time. I moved in Dec 13 and I trusted my leasing agent Rosa to do a walk through and insure everything was complete. I walk in after signing my lease because they did not let me see the unit first and there are dead roaches in the kitchen, missing cabinet doors and drawers, the carpet smells like mildew, missing closet doors, cracked window pane, and missing towel rods. Immediately I knew I made a huge mistake. So I go to the office inform them and they say they are going to fix everything. It took them a month to fix all the minor things like a drawer and the cabinet doors. Fast forward to February my room leaks. When I say leaks I don't mean drip I mean STREAM from 3 different places and 2 AM. I took Maintenance 3 hours to get there and fix it and they didn't discount my water bill. Then they left the hole in my ceiling for a month until finally I got sick of the BS and emailed the Corporate office. I sent picture and wrote of all my troubles and I still took them a week to fix everything. To make a long story short. My room has leaked 3 more times since then, the shower rod has almost fell on my sons twice. The mildew smell I finally had to just cover because they wont come clean the carpet, my AC has now been broken for 2 days and the claim its working(ITS NOT), the foundation is horrible I can hear my neighbors upstairs every move. grounds are disgusting, stray cats and dogs every where. My sister just moved out of their because her apartment was leaking water and they refused to fix it so her apartment needed up mildewing and filling up with nats. The hot water was off for 3 days and all they could tell us was to boil water so our kids can take a bath. The staff is rude and very unhelpful. Tina acts like she try's but she really just doesn't want me to get corporate involved for the 4th time. All the tenants complain about these apartments. I don't re comment people to live here, the staff is unprofessional, specially the Manager Tina that stupid fat ----- is racist, and the assistant Yancy, she is another one that don't have manners. The service is bad, Maintenance is terrible, I report things and they never get it done, I call the regional but she is just another cool ----- Karen Riley, she doesn't care, the only thing they care is for us to pay the rent and we just get bad service, They just keep towing our cars, they just want to charge for everything!!!!! These is a bad place to live, I can wait for my lease to be over so that I can move out.....

since i moved to this apt everything is a hell the ac always have problems so i have to pay more than 200 in electricity bills, then everynight are guys smoking wet and making noise laughting and talking, the laundry is not for laundry is for smoke wet so i have to go outside to wash clothes, they never fix nothing in the apt i have a leak in my roof months ago and they dont do nothing i have to put a cube to catch the water everytime it rains, roaches are everywhere im sick of that! the utilities are terrible the dishwasher never work and they even tell you and if you say something they said it is what it is they dont have money for newones or to replaced, the manager is really MEAN she never care what you need i hate that b@#@, i have seen many robberies on the cars and they try to do it in mine too this apt are worst of the worst gangs are everywhere so be carefull!!!!

I moved here almost 5 months ago the a/c unit never worked properly, NO DISH WASHER, they don't tell you that until you signed the contract and after that they tell you they don't even have dish washers that actually work and they don't have money to purchase new ones but you can buy your own. If you have roaches they tell you you can get rid of them yourself if you want. LOUD MUSIC during the night taht goes on until sunrise, gangs hang here by the pool, but the manager doesn't care they even go into the loundry room and smoke illegal drugs. They're propably gang members and the manager does not care at all. NO A/C NO DISH WASHER, LOTS OF ROACHES, LOUD MUSIC, MANAGEMENT SUCKS, DON'T MOVE HERE!!! MANAGER ESMERALDA DOESN'T CARE JUST GETS PAID FOR NOTHING.

Honestly, they are okay, but I would not recommend these to anyone. They have 2 pools, but neither one are open and have not been open for years, from what I heard. The central air is bs! Or maybe it's the vents that need to be cleaned. I have reported my "PROBLEMS WITH MY AIR UNIT" SEVERAL TIMES and nothing gets done. Water leaks from my hall bathroom ceiling, cause that is where the air conditioner is??????? and it sounds like a damn train is coming through our apartment. How they got me is cause when I moved in the power was not on, so I couldn't see all the things wrong. My neighbors told me that when they moved in, it was the same thing. Had I seen all the things wrong with the apartment, I would have NEVER signed my lease until it was fixed or I would have found another place. My lease is expiring next month and I am already looking for another place. A year here was too long!!! On the other hand, they are pretty quiet and I have not had any problems with noise or any neighbors.

If your looking for the worlds most ignorant and stupid then here you go. Some of these tenant's are unable to pay their own bills or even keep there apts clean. Because of this, there's a bad roach infestation.Roaches in your icebox, your bed, tub,kids room,your clothes,your food,your ear,any and everywhere a bug can go there's no limit to bugs even in your food.About 40 years go these apts on braeswood and the ones on bissonnet were once good apts. True crime is everywhere but, lets all be adults. The people that had kids and were lazy excuses of parent's, produced the next generation of people whom are unable to think on their feet creating what is now the dope neigborhood. With teenagers hormones raging out of control, some know how to manage and others don't.Most of the crime is due to single parent households or broken homes by one or both parents. With only one parent, it almost becomes normal for children to become violent in a violent environment because its the only thing they see when they go outside or wake up to their parent or parents whom doesn't have a clue. Instead of working together to find a solution they rather use violence. Because their hard, ganster or stupid, thats why most people whom establish job stability don't come to this side of SW houston.Its not hard to make it out here away from the known comfort zone(A.K.A Parents house).I have personally helped and attemped to help several tenants in addition to my own generation of issues because people don't watch their DAMN kids or dogs.Which why people go to church so often, but they leave their back to doing the same stupid ---- they were doing after being arrested. Because so many women talk too damn much and have really trashy kids, they make up a very large portion of the crime rate. In almost every case the young adult or grown --- man or woman whom commited these crimes, lives at home. So congrats braeswood for creating so many famous bastards!!!!!!!!!!!!!!!!!!!!!!!!!

I know Braescourt used to have a bad reputation about having criminal activity on property. But today the property is so quiet and peaceful and it is currently undergoing some renovation. They are painting the exterior and renovating the interior of the apartments. There used to be potholes but they have all been filled in. I would recommend living here to anyone.
