When I first moved into the apartment complex I was really pleased. Then after the years living there they have gone down hill. Pest control never comes I have to fight with the pest just to live in peace. I saw a rat on the premises the other night (eww) The maintenance never gets done, they don't have a box to put in the maintenance orders you have to call and rely that they put your orders in in not they forget. I have been waiting on a couple of repairs around my house for about 2 months now and they have yet to fix anything. The gates for safety are always broken. The staff on the other hand is really nice. But to recommend living their I wouldn't recommend it they just changed management which never want to listen to your complains or problems on the house, but they do on other had if your late one day will send you a eviction notice.

I lived in this complex for more than 10 months and it was like a real nightmare for myself and my family. And I can give many reasons: 1)We had mice in our house (many times) and the leasing office refused to fix the openings on the wall, and in the end I purchased some tools and materials and close these openings by myself. 2) we have the main power gate not working and it is open always and my house was theft because a foreign car came across that gate and get in to the complex and stole money from my house and they run away by their car through that gate,. 3) some of the employee (not all of them) treated us in a way that we did not like and they were aggressive I have other more issues regarding this complex as well.

I've been here since 2005 and seen these apartments gone in the toilet. High school children park here during day and management doing nothing. They are old and run down. The people here are ignorant and sloppy. They bang up your nice cars. At night you have to park in another parking lot because people have guest over all night. They have cars parked that haven't moved in 5 months taking up parking spaces. In the morning when I'm leaving for work, I smell marijuana. Security is a joke and the gate hasn't worked over a year. My lease will be up soon and you bet I'm not renewing my lease. New management sucks and don't care about good tenants. They just want your money.

kind of ridiculous how much this little apartment has grown into a home, almost. since i've been here for so long, maybe i can shed a light on how this place really is. from 2001 - 2005, this place was quiet, well maintained, and safe. from 2007 - 2010, things started to change a bit. the residents were becoming rowdy, domestic fights happening late into the night, and maintenance as far as fixing units started becoming a bit lazy. considering the apartments that surround palm court, this complex is not that "------". if anything, that's giving humanity too much credit... most people in the world are obnoxious towards each other and you'll feel that anywhere you live. the only difference is their economic class. lately palm court feels like it's reverting back to how it was when we first moved in. the management are nice, my neighbors keep to themselves, and crime rate is relatively low. they renovated a lot of things a couple years ago and after a decade of living here this place has held up pretty damn well. there was one incident in 2011 where some ----ed up "gangsters" decided to beat up an older security guard (a very kind one, by the way) when the security guard told someone's child that it was unsafe to run around the pool. are you ------- kidding me? if you want to be hood, go move to the hood. don't run around acting like you're so hard when you live in ------- memorial. you have food to eat and running hot water? i think you're pretty well off. like i said, you can't give humanity too much credit. but there have been many times where i come home quite late, and never felt like i needed to carry a rape whistle/butcher knife/machine gun. befriend your neighbors, they'll look out for you. i wouldn't trust that pool though, it's usually PACKED full of kids and i bet they all pee in it. stratford is a great school that i graduated from. i was a pretty awkward kid and i actually enjoyed my high school days. overall, i have no real desire to move anywhere else. i wish they would cut us a discount for having lived here for over a decade, but that's a personal wish haha.

i moved in in november 2010 and at that time i reported that my stove didnt work well guess what it wasnt fixed until may of 2011, the staff is rude and do not want to fix anything i would advise you too move to any other apartments other than these

I've been living here for more than a year and it has been great!!!! no problems at all.... I love the location.. is close to the freeway, to Kroger, HEB, gas station... half a block to an elementary school, and a block to a high school!!! I mean what else could you ask for... the price is fair, the staff is good... EVERYONE has different experiences, mine with the staff has been great! now, the apartments are big... it has good storage, and what I love the most is the light it has!!!! lots of windows... and something that catch my attention the first time I came to this property was the window the kitchen has!!! I love it :) the rooms are big!!the dining rom has FLOOR not carpet which is soooo good!! mine has washer and dryer connections... it makes my life soo much easier! now. overall I recomend it 100 % !!!! :) :)

After my husband was out of work for a year, so we had to give up our home. I moved to the complex because it was affordable and in the school district my son already attended. Sometimes it's noisy, but management takes care of things quickly. There's plenty of parking and every time I have a problem inside the apartment maintenance is usually there that day. My husband complains about the lack of grass, but like I told him, if you want the lush landscaping, you will pay for it. I'm quite happy for what I get at this price. The staff is very friendly. The good thing about older apartments is you don't hear footsteps overhead and they seem better insulated.

The ultra-sleazy residents that flooded in after Katrina seem to have mostly left now (late 2010, couldn't pay their rents after all after the government pork payments stopped), but there still are plenty of the normal scum - the people who play ultra loud music in the parking lots at all hours and let their kids wander about late at night. This is a formal violation of the rent agreement that all residents sign - the problem is that the management does not enforce the rules by getting rid of the scum and let the normal residents live in peace. This results in high turn-over, so the management lets scum in to fill the empty apartments - a never ending cycle. In short, management is stuck with the kind of disfunctional residents that they deserve. This does not have to be the case. There are equally aged apartments in the general area that have much better behaved residents. Management could fix this simply by enforcing what is in the rent agreements and going to the trouble of throwing out the trashy residents or not renting to them in the first place.

I have lived here for 2 and 1/2 years, and I have not had any problems. My car has never been towed, vandalized, broken into. The apartments could get some clean up as far as the grounds like putting grass in the dirt areas, but other than that not too bad. Every time I ask for a repair it gets done and usually within the first day or two. There are alot of loose children running around but that is the parents fault for letting them run around. I do have a roach problem but it was because the neighbors upstairs brought them with them and I can not get a fumigator because I have a newborn. We did put some glue stuff around and it really helped the roach problem. I am ready to move out but because I want to live in a nicer complex but I will definetly have to pay a good $200-$300 more month if I do.
