Got a text message from office on 06/12/23 that reads: "Dear Residents, Please return all packages that may have been delivered to your door by mistake to the leasing office. Please be courteous and respectful to your neighbors, you would appreciate the same in return." Meanwhile, the front office REFUSES to allow packages to be delivered there ever since Valiant took over this property. When Greystar was managing, they accepted packages with no problems. Now, packages get stolen from getting doors, only to be scolded by front office for an issue that THEY have perpetuated. This on top of the overall appearance of the property, customer service etc... It's ALL gone downhill since Valiant took over. Management is simply incompetent. Used to be a good place to live.

10/20 UPDATE: This property just keeps getting worse and worse by the minute. Each month that passes by since Valiant Residential has taken over has led to this property going downhill at a VERY fast pace! It's almost as if they are TRYING to be bad, so that tenants want to move out. Trash all over the property, tree leaves and pine needles all over the place. This NEVER was an issue with Greystar. They always kept the property nice and clean. It is no longer the case. There is a STARK difference in the way Valiant compares, and unfortunately, it is TERRIBLE! Office said the property is PET FRIENDLY, yet the dog poop stations are no longer updated or upkept with poop bags. It's beginning to look like a trashy apartment complex, and this new management is reason enough to start looking elsewhere. The property is simply no longer what it used to be. 09/19/2022 UPDATE: I was excited to hear about new management company when it took place midway through my last lease, but that didn't last long AT ALL. Grey Star is no more, and now Valient Residential is the new company who owns and runs Magnolia Creek, and it is WORSE than Grey Star was...and Greystar was VERY average AT BEST. Several things that have changed since Valient has taken over though: 1. The property is not kept clean as well as it used to with GreyStar. Trash is EVERYWHERE, ALWAYS. Used to be a nice, clean well kept place. NOT ANYMORE. It's starting to look more and more like a ------ complex, and my eyes are starting to look elsewhere. Lights are out in several areas on the lamp posts, and so many sprinklers are broken and just spew water everywhere when the sprinklers come out at night, making a mess. 2. Pool seems to ALWAYS be closed. In this heat, it's just CRAZY! 3. Office no longer accepts packages being left there, with just a generic reason as to why not... KNOWING that packages are sometimes stolen when left at a residents door. They need to provide some locker type system if they are not allowing packages to be delivered in the office or dont want to be responsible for lost packages. This is simply bad business, and it seems they are trying to do AS LITTLE AS POSSIBLE for it's residents. 4. Poop EVERYWHERE from irresponsible dog owners. How has the new Valient management contributed to the problem? Well... there are approximately 4-5 poop bag dispensers around the apartment, yet only ONE is being stocked with the green poop bags. WHY? My only guess is management THINKS folks will walk their dogs to the one that is stocked with the poop bags and have them relieve themselves there. Well... that is NOT happening. I even told a person walking their dog that they could get a bag at the one towards the back of complex, and they said that it was too far to walk to. People are LAZY, but... if management would simply stock the poop bag dispensers that are spread out over entire complex... then maybe, just MAYBE more people would be more likely to pick up after their pets. Be PROACTIVE to prevent problems instead of CONTRIBUTE to them. The only management company ALWAYS had the poop bags stocked. 02/16/2021-It's just ok. I'm still here since 2004, so it's not gotten to the point where it's so bad that I feel the need to move, but certainly could be better. The maintenance team is very good tho and quickly tends to issues when needed. Rent goes up every year with no new amenities or perks to show for it or justify it. No incentives or lowered rent for paying rent MONTHS early. I HAVE to pay for trash pickup/ valet service even tho I don't want nor need them. I am 24 steps from the dumpster and take my trash there myself, but HAVE to pay for this useless service to me. Makes no sense whatsoever. I have no choice in cable provider and HAVE to use Xfinity, which doesn't allow for shopping for lower prices. Pay rent with CC and they want to charge $20-30 to pay with card. You can pay via your bank card/ checking account, but I'd rather pay with credit card. More arbitrary fees for no reason.

I have been living here for 3 years. Valiant is the New Management that took the property 1 month ago. I would said that the community looks dirty, ------, the pool is dirty as well. Valet service for the trash take my trash whenever they want and I'm paying monthly for that service. For me 1 star. Is not like before anymore. I miss Greystar Management. I will move after finish my contract.

This is an excellent community. It is very quiet. The grounds are always clean and maintained. The manager, Cindy, has exceptional customer service skills. She always exceeds my expectations with requests. She follows up to ensure requests are completed.

When we first moved here it was really quiet for being off of such a busy street. Then we got some rowdy neighbors and the kids that moved in here run all over the complex and hide near people's doors and scream and just don't respect the fact that other people live here and might be sleeping or working. Management changed after about a year and the new people do a good job. It's rough since the old people were here for like 10 years, not easy shoes to fill but they try and are always ready to help. It's the best complex in the area for the price and how clean the grounds are kept. Apartments are a good size and they come with a washer and dryer. I'd recommend moving here.

I haven't lived in an apartment complex in over 6 years. Was kind of worried about it. But, Magnolia Creek has been EXCELLENT! From day 1, I was made to feel comfortable and at home. Management goes above and beyond to help, and all staff is super friendly. Love it here!

These apartments are pretty much the best around the area compared to others, and for the price. I love the cleanliness every time I leave and enter the apartments. The effectiveness of the maintenance team in solving problems in a timely matter is great as well.
