Med pros, do NOT live at Kirby Place just because it’s close to the Med Center. This is without a doubt the worst apartment I’ve ever lived in. Do you like water streaming through your ceiling? Would you like to have water seeping out of your walls and into your bathroom and bedroom every few months? Do you like abrupt, often unannounced apartment-wide water shut-offs? Would you like to experience 4 water shut-offs in a span of less than two weeks (in the spring of 2021)? Do you like sediment in your water? Do you like roaches falling from your ceiling? Do you like living below people who stomp around every day and make your entire ceiling shake? Do you want management (Pinnacle, and now Cushman Wakefield) to not address your issues until you storm into the front office and accost them, because they’re sitting around doing nothing after you’ve called them directly and said you have water streaming through your ceiling? Do you want a maintenance team that provides band-aid solutions? Yeah, didn’t think so. AVOID this place! They just raised the base rent by over $200, too. So now it’s over $2,000 a month to enjoy this garbage. Ha! Sure, Jan. I’ll renew over my dead body.

I gonna leave the apartment next week! thank god. I can't imagine how the staff can be selfish and rude. They blame the residents for everything and not take any responsibility. The water issue is another nightmare! They shut down the water so often, I feel like living in a third world without clean running water. don't choose this apartment at all. everything is broken.

the worst experience that I could have. the office manager is the rudest person I ve has ever seen and she doesn't care about what's going on in the community. it's not responsible at all and ignore you. I have a lot of problems with my apartment. there are a lot of insects in my apartment and I complained about it a lot but no one was coming to take care of this. the first day of my moving I mentioned to them the apartment closet lamp is not working, the dishwasher has a problem and this rude manager told me that someone would come but already 8 months passed of my moving to this apartment and no one even cares about it. I really get tired of that. their apartment is not valuable to the price that you pay as rent. don't come to this community if you are caring about your health. cockroaches are everywhere.

If you're looking for an apartment community that has poor communication, constant water interruptions, apartment and car break-ins, mediocre maintenance team, and incompetent management then Kirby Place Apartments is for you! The current manager is not friendly and could care less about residents. We don't believe we've ever seen her smile or welcoming to residents. Rather than solving problems that arise she either doesn't communicate or manages to blame someone or something else. As the property manager she should take accountability for her team and the issues that arise! Clearly in the wrong job. The grounds are TERRIBLE! Where there was once grass is now weeds or dirt patches. The building hallways are usually dirty and filled with trash that no one bothers to pick up. There's no security anymore yet there's a security guard house that's unmanned. We've lost count of how many times someone enters through the exit gate which is a tell tale sign that they probably shouldn't be on the property. Forget about trying to reach a live person when you call the office. You're sure to get the voice mail system. This is by far THE WORST complex in the med center area. We would not recommend living there if it was free! Not sure why we renewed other than the convenience of the med center location and we thought things would get better...definitely won't make that mistake again!

I am a medical professional, this place has very good location near medical center. But the maintenance and staff are total terrible. When we first moved in, appliances are broken already, the staffs response in a very unprofessional manner. They blame the residents for everything and not take any responsibility. I am so shocked how can corporation staffs can be so heartless and selfish!! The water issue is another nightmare! They shut down the water so often, I feel like living in a third world without clean running water, the water shut down happens more than 3 times a month, I have no clue what is wrong with the pipeline here, I don't know why they cannot get it fixed? My message to the corporation office: The management here has many problems, many residents have been complaining, but I don't see any improvement, can you guys work on the communication training? Teach them they are dealing with human being who require compassion and sympathy. Do you want your families or friends to be treated like trash? There is no way this is professional manner. Please fix the water pipeline once for all, you know right now we are fighting for corona virus, hand washing is Essential! If you keep shut down the water, how can we wash hands and stop the viruses from spreading! If the water pipeline continues to break down and that is intended negligence. Do you want your house to have water issue a lot? I urge people to think twice before moving in here! The pain and suffering are not worth it at all!

I have been a resident here for coming up on 2 years now and have had a wonderful experience. The property is kept clean and well maintained, the apartments are great and the location is just amazing. You are a bike ride away from amazing shopping at Rice Village, hospitals, and museums! The staff are wonderful, my recent work order was completed same day by Jose, great guy! I would easily recommended Kirby Place if you plan on renting in Houston Texas! My only other recommendation would be to hire a 24/7 gate guard and verify people coming in live there or are visiting someone who lives there, before allowing them entrance.

BE AWARE! My apartment and one of the neighbor's apartment got broken into! Informed the corporate office and yet to hear back anything from them. Asked to inform the Kirby place residents about the break in so, everyone stays vigilant, no communication has been sent out! The concern for safety is POOR

Do not move in here if you value the money in your pocket. These people are scheming snakes that will rob you blind. They take advantage of the young people and immigrants that move in here, do not be fooled. When my roommate and I first were looking to move in, there was never anyone at the office, no one would respond to our repeated calls and emails, and no one seemed to ever have any real information on the apartment we were looking at. After applying to rent here, my mother sent in financial records as our guarantor, and after weeks of hearing nothing, we called only to find out the email we were given to send in these personal documents belonged to someone that didn't even work here anymore and they had done nothing. When we signed out lease, we were offered a "promotion" giving us a month free rent in October of 2017, which of course, didn't happen, and when questioned, staff told me they knew nothing about it. When we tried to apply for an extra parking space (at the time we were only guaranteed one reserved space and had to pay for an extra one) they told us that they were auditing their parking and would give us a temporary space. Well, after about a month of using this space we were told we could use, my roommate comes down to a parking ticket and warning to get towed on her car, and when she approached the management, all they told her was that the other employee that gave us the space "didn't have permission" and that they had no idea we were parking there. She tried to get another space, but of course, that was just too difficult, and we spent two months parking in visitor spaces until Kirby Place decided that no one was going to have parking and that were going to all have to pay to reserve a space if we wanted one. Thanks. Then, we got a notice that we didn't have renter's insurance and that we would get fined or evicted if we didn't provide them a paper copy within two days. This was really ridiculous because not only did we have renters insurance, but we were required to show it to them before we were allowed to move in. Luckily, I did have a copy already, and when we brought it to the office and asked what the problem with our insurance was, they proceeded to insist that we never gave it to them, even though they clearly just lost it. Also, we were on automatic payments, but somehow, magically, the auto-payment system would just go down, but we would be informed that if we didn't immediately run out and get them a money order for our rent that day that we would be charged with late fees even though it was their fault. Not only that, but anytime we would insist on emailing them about payment problems, they would repeatedly insist to not email and talk on the phone. Anyone that wasn't up to something wouldn't do that crap. When we renewed our lease, they raised our rent, and now that it's time to renew it again, they raised it even more. But the real kicker is the BS they slip into their contract about your notice to vacate. In your contract it requires you to give 60 DAYS notice to move out, but only requires THEM to give 5 DAYS notice to you. So you can probably guess at what point they remind you of this little factoid. Well it definitely ain't 60 days. Not only that, but when I went to sign the notice to vacate, the employee at the office told me I needed to give them 90 days. So now, they can legally take month to month rent from me next month, which is nearly 3000 DOLLARS (our rent is 1590, just to give some perspective). These people know what they're doing and they're robbing young people that don't know better. I'm just a college student and I cannot afford this. They have literally just robbed me and I feel so helpless and taken advantage of. These people are sneaky criminals and if you were smart, you'd stay away.

I have lived here since April/May of 2017 and am moving out this June (2018), thank god. First of all, my upstairs neighbors are a Oriental couple with a small child. They couldn't weigh more than 250lbs collectively yet somehow, every night around 10pm, they're either bowling or practicing their WWE moves. I have complained to the office 4 or 5 times and have called the cops yet the office had the audacity to say, "We need you to record evidence of the noise with your phone." Yeah, I get it. The dude is saying he's not making any noise. Anytime I have people over we are constantly interrupted by these d***holes doing, what sounds like, piledrivers and chokeslams. When I tried to politely ask them to keep it down, the lady told me to, "f*** off" because, "we're not making any noise." I immediately went to the office and they slapped me with a violation of lease yet I read through the lease and I did not violate anything. They never said anything else about that so obviously these idiots realized their mistake. Secondly, the people who live in this complex are completely self-absorbed and DO NOT care about anything or anyone. People drive 25-30mph through the complex and have almost hit me while walking my dog then honk at me as if it's my fault. I had one lady yell at me to pick up my dog's poop and curse me out because, "there's always dog s*** right there" as if my dog is the only dog that ever has to poop. Thirdly, for some god forsaken reason, the office decided to re-roof the entire complex during the spring. They should've at least waited until the summer. I haven't had a full night's sleep in several weeks. Want to take a nap after a long, hard day of work? Nope! If the construction workers don't wake you up, some a-hole walking up and down the stairs with rocks in their shoes will! Lastly, when I first moved in the entire apartment was an absolute mess. Carpet was dirty, masking tape and half painted walls everywhere, damage to the baseboards, the disposal didn't work (it took them 4 tries to fix it), and the drier vent wasn't even hooked up. They fixed about half of those things then gave up. I can not wait to move out of this horrible apartment complex. If you want to live with a bunch of dumba**** who'll run you over with their car and then blame you for walking or if you want neighbors who make noise to the point of waking you up every night, then this is the apartment complex for you!
