Dear Members of the Stonewood Apartments Administration. I am writing to you as a tenant of the condominium, to express my deep dissatisfaction with the lack of security in the facilities, which has resulted in several alarming incidents, including the recent theft of tires from several vehicles in the parking lot. It is extremely worrying that, despite the fees we pay for the management and maintenance of the common areas, an adequate security system has not been implemented to protect our property. As residents, we trust that the condominium where we live is a safe place, and unfortunately, this is not being fulfilled. Tire thefts not only represent a significant economic loss for the owners of the affected vehicles, but also generate an environment of insecurity and distrust among tenants. I consider it unacceptable that these incidents have occurred without effective preventive measures being taken. I respectfully request that the administration take immediate action to improve security in the condominium. Some suggestions that could be implemented include: 1. Increase surveillance with 24-hour security guards. 2. Install security cameras at strategic points in the parking lot and other common areas. 3. Improve lighting in all areas of the condominium. 4. Establish a hotline to report security incidents. I hope that management will take these concerns seriously and act promptly to ensure the safety and peace of mind of all residents. I appreciate your attention to this matter in advance and look forward to a prompt response with a detailed action plan.

This is the worst by far place I have ever lived. There are a lot of dated reviews for this property, so I will walk you through my experience living here for 11 months. Management- -Courtney Allen is the worst apartment manager I have ever dealt with!! -horrible communication: as a resident get used to them never picking up the phone, having to leave voicemails which they don’t return, emails are responded to when they feel like it I guess, it takes forever to get a response. They implemented a new resident portal system in the middle of the month, gave residents less than 2 weeks notice, and said they MIGHT have the system up in time to pay rent, but encouraged us to do a check or money order to make sure rent was paid. Had the worst communication with that roll out. -Wind storm May 2024: building was without power nearly a week, they sent an email to all residents saying “we aren’t trying to scare you but we were without power for over 2 weeks during Harvey” and encouraged residents to go get an airb&b. They finally offered water & light snack to residents after 4 days of being without power. -They do very little community events throughout the year, they do the absolute bare minimum and aren’t connected with residents at all. Roaches: -my particular unit had a roach infestation that I asked for them to get pest control to help multiple times. I asked for a more thorough control after I witnessed someone come in, do 2 quick sprays in kitchen and bathroom, and tried to leave after less than a minute of being there. I then had someone come out the next time, who did more digging and found that there were openings in my apartment that the roaches were coming in through. Behind the fridge and stove, there were cracks were tons of casings of roaches were found. He found cracks under the bathroom sink and in baseboards. He encouraged me to get the apartment maintenance to help seal these cracks. So I called Courtney the manger to see what could be done to get assistance with the roach problem and I told her what the pest guy said. She replied, “that’s interesting because the roaches come through the pipes.” Why have pest control if you aren’t going to follow their advise and come up with your own opinion? Courtney are you a certified pest control employee? Roaches made living here absolutely awful. I asked multiple times to be placed on a consistent pest schedule and was never given that. I had to put in a request every single time. I was killing up to 10 roaches a day, even with constant cleaning and keeping everything in sealed plastic bags. So disappointing to have to live like that and get little help. When I did my written intent not to renew my lease, I got an email from the office saying that I’d been a great resident and what could they do to keep me. I told them I wasn’t renewing because I hadn’t received hardly any support with this roach issue. I never got any response back. Appliances: so cheap, so old. The Frigidaire label on my fridge fell off and I noticed it had been previously taped on. Stovetop was so cheap. My faucet handle literally fell right off. Constantly put in maintenance requests including AC issues. The drier was so old and worn every time I dried clothes I had to run it twice just to get my clothes dry. Dog poop: so many irresponsible pet parents that don’t up their dogs poop, not just in the Bark Park but everywhere in the complex. Maintenance tries to keep the bark park clean but they don’t work weekends and every weekend dog poop was awful. I had to pick up 4-5 other dogs poop every time during the weekends just so my dog could actually run and play in the park. Gym: some review from about 10 years ago said the gym is too small and needs renovation. They haven’t done anything with the gym this whole time except replace equipment. Space is so tight in that gym you might as well just get a membership somewhere else. Move out: they charged me 100$ and took my deposit saying there was an odor that smelled like cigarette smoke. I am 8 months pregnant moving out and lived alone in this unit with my dog. The downstairs neighbor frequently smoked weed and stuff, and I got blamed and charged even though I’ve been pregnant 75% of the time i’ve lived there. I called to dispute the issue and was told by Michaela that she would remove the charge and would send me an updated statement. Then, when I called back, I was told her manger was going to give a second opinion. I asked her then why did you tell me you would remove it, she said things have changed and that’s it. I never heard anything back from anyone and they took my deposit. Who does business like that? Literally the worst management ever. That’s s really sad that they did that to me who has never smoked once in the apartment and who had to live in this terribly, run down apartment with all these issues. I paid $1475 a month to live in a tiny 596 square feet apartment with all of these issues. The only thing this apartment has going for it is the location and being a decently quiet community. I would never recommend this property to someone given the current state of management. They are in it for business and couldn’t care less about their residents. I was worried I would bring roaches with me to my new apartment but gladly I took all precautions I could and I am now living in a nicer, roach free apartment. I am so happy to be out of the Stonewood. Stonewood in its current state is so bad, please do better to actually care about your residents. If you decide to live here, you’re just another rent payment to them.

BEWARE!! The apartments themselves have been .. ok. Considering the price and the age of the building in general, it appears to be a good deal when signing. However, after living here for almost 8 months now, we have had nothing but bad experience after bad experience. The leasing team/office management are as helpful as can be up to the minute they hand over the keys. After that, it is an every man/woman for themselves mentality. The gates frequently remain broken and open throughout the day and night. Cars broken into. Tires stolen off cars. Bikes regularly stolen from the breezeways. Trash crew throws trash from upper floors to ground level. Door mats stolen. Finally, after not helping with any of these issues, the leasing office/manager will email blast the community reminding them to pay rent (sometimes multiple times within 3 days). You can clearly tell where managements priorities lie. If you are looking for a well managed and safe community, keep looking! Maintenance is the dream team however!! They are always on top of requests and will go out of their way to get the job done and quickly.

I moved to this community in 2018 and it's been a negative experience. I leased sight unseen and I am paying for it now. I read mostly great reviews which was the reason I leased. -------, the manager is rude and condescending when talking to you. Breezeways are not kept up, lots of stains and smells. ---- is such a nice guy, he has always taken care of my problems. I tried to avoid the manager at all cost. Dogs are allowed to poop everywhere without any repercussions. The maintenance staff is awesome, --- is a people pleaser and I love him. I just wish my interactions with the manager were more positive. I will probably not renew my lease once its up.

Best apartment I've ever lived in. (7 in 10 years, 2.5 years at Stonewood) Very little staff turnoverand they have excellent customer service skills. New online resident portal with community message board, payments, notices, etc. it just makes life easy. Very seldom need anything fixed, but when I do the friendly maintenance man is onsite and gets the job done quick! Beautiful landscaping. It's like living in a park, it helps that the bike trail is adjacent to the complex and leads to a park in both directions! Pet friendly... but beware of the steaming divot.
