Great property (except losing the hot tub which was a consideration in my move decision) and the gym which is adequate but not a show piece but will be renovated. Staff is fantastic. Location is amazing - close to Allen Parkway and not far from I10 and short walk to Buffalo Bayou trails. Good value - my appliances aren’t new and hot water heater develops strong sulphur smell if not used for a while but good layout with hardwood floors and good sized patio (I’m in 1st floor). Adequate parking attached to building. Fairly quiet property which is surprising given proximity to busy Washington and Studemont Ave’s. Property generally well maintained, a couple doors to the common building are the only exceptions but are workable. Nice pool area.

It’s pretty chill most of the time, sometimes it’s noisy. Most of the time it’s clean. Pool is ok. Gym needs more equipment. Basketball court kinda musty. Amazon locker situation needs work, but that’s mainly people not picking up packages.

It’s been pretty great living here overall. I just need to stay on top of keeping my unit in better shape, and I really hope we can have fewer water outages moving forward. When everything’s running smoothly, it’s a comfortable place to be.

I really love this apartment community and since move in I recommended to 2 friends that they both ended up renting here and are really satisfied with the property. I love the location and being waking distance from Bayou park

We love the area and complex we live in. It’s quiet and clean. There’s plenty to do in and around the area. The package area is nice and the complex looks very updated. Happy to have found a good community to live in.

I love the staff!!! I’ve been here for over a year, new group of neighbors very very loud and rude as it relates to noise level. I am a law school student and I have to read a lot. They are constantly screaming and hollering and banging things down the steps. Very frustrating! I have not notified management but this should be addressed as there are a lot of students who live here.

Miss Stephanie runs a tight ship Everybody here is happy and enjoys working for her and it shows in their attitude and they take care of their position very well I love it here I'm almost 80 years old so I'm challenged when it comes to re signing my lease online and things like that I just carried my laptop down to the office Bada bing bada boom got it all taken care of They are all so sweet I've never lived in an apartment before and I don't like the word apartment I like that I'm living in a low rise condominium that has valet I was actually in my last home for 40 years and I really appreciate living here and they take care of me very well I really like the way that they care for me I don't feel like a stranger or I feel like family the day I was looking for a place to live somebody had signed in a lease while I was in the office and everybody said welcome home and I really feel that way about this place It's my home and I'm not going anywhere except the Mortuary Ha ha

This is a lovely neighborhood with anything you need right by. The bayou is just a couple of blocks away, and they are super pet friendly! The drawback is, the complex is old and outdated, yet the prices are just about the same as newer places next door. The units are big though and the walls are not thin. They need way more lighting at night, but it is super peaceful and neighbors are super nice.

The Estates in my opinion is one of the best values because obviously its proximity to Allen Parkway, Buffalo Bayou activities and Washington Ave. Also the facilities are maintained and the community is friendly and neighborly and respectful

There's really not much to say about these apartments. Pretty high rent for the location. I've went apartment shopping recently and found nicer apartments for a lower rent amount, also with a better gym and property. The pool here in hardly ever open and when it is, a couple weeks later it's shut down again.
