My mom and I have lived here for five years and I have not had any issues. Excellent place! I like that maintenance they come as soon as you call. They have done tons of updates with the landscape and pool.

Loved the location and office ladies, very friendly and cordial they had refreshments and cookies in the office which was great. I will make a decision in the next few days. Thanks for the great tour!

I've lived here for almost a year and my wife and I love it!! Maintenance is always solved fairly quick for us and the girls in the office are just delightful!! It's super close to schools for our 8 and 10 year old and also a park right down the street! Very nice to feel appreciated by this crew. We definitely will be renewing our lease.

I've lived in this community for a year now, and just upped my lease for another 6 months. The main things I look for in an apartment complex are safety, cleanliness and community. This apartment complex feels relatively safe. I've heard of very few safety related incidents occurring here, and any safety complain I've ever made has been handled as soon as possible. Aside from safety, I feel like the staff here takes any comments they receive from the community seriously, and does what they can to make residents happy. The staff has always shown me a great deal of respect as a tenant, which is something I really appreciate. The interior of the apartments have been recently renovated, so most of the fixtures are new and everything is very clean. Also, before I moved in, the carpet was either replaced or professionally cleaned, so it was also extremely clean. The grounds are also kept tidy, and I rarely see any litter, and any misc trash gets picked up fairly quickly. Lastly, the community here has been great. I don't typically get into community activities, but the neighbors here, for the most part, are polite and courteous. Most people are friendly and mainly mind their own business. That's not to say everyone is perfect, but for the most part, people tend to basically respect their neighbors.

since we moved here it has been one problem after another. Now today has marked the most unsafe apartments ever, when you can't trust that the courtesy officer of the apartment complex is not reliable concerning emergencies. I'd called twice concerning a emergency matter and no returned phone call. So I as a concerned military Airman & civilian cpo security officer had to literally call the police for them to dispatch a courtesy police officer for a guy that was slumped over in his vehicle with the engine on/running and no response when I'd knocked on his vehicle window at least 30 mins later after not receiving a call back for what is supposed to be site courtesy officer for these apartments. This is ridiculous and we have a lying apartments complex that we know we cannot now rely on. If I didn't have therapy this morning no telling how many other people walked by this vehicle and wasn't concerned for no one else safety, it's too many children and adults that is up early and I really don't know if this man is dead or alive that is barely parked in a parking space. These apartments really needs to be shut down until they can get their priorities straightened. I'm so frustrated with management for them not being concerned for the people who pay their rent here at Boca Springs Apartments, it truly saddens me.

Worst place ever , service is extremely bad . I be been waiting 3 months for small repairs in my appointment yet no one showed up even though I request it every two weeks . Ventilation sucks , high electricity bills , floor squeezes too much very old . There is no respect for tenants. At three o'clock, in the heat of Houston all my family had to sit outside because of smell of painting in another appointment. The smell was too strong that we couldn't breathe , the smell came in through ventilation. It's been two hours now we are out . Yet when I called the office they tell me to wait for three more hours . All the work being done is too far from professionality . If the smell of the chemicals stay until bed time , I am going to report them to the health department and police.

My stay at Boca Springs has been satisfactory so far. I have lived here for over a year now. I too as another reviewer said I am an ex- refugee and when I moved here to Boca from another property it has been 10 x's better. And please don't think I am being pay or I work for the management company to write this review. I am simple giving my opinion regarding the property and the management staff. The staff is very friendly as so is maintenance they take care of maintenance request in a timely manner. In the summer time when they are a lot more busy with A/C calls they do take a little longer to handle request but they get to it . At times we as tenant forget they too are short staff, or need to order parts, and they have a lot more work they can handle and may take longer than expected to take care of things. I for one have not had any major issues with my apartment I live in BLDG # 4 facing the parking lot. Quiet area and the property is well maintained. Staff will try to help you in every way they can if you keep an open communication with then no doubt. I recommend this property I for one am happy living here.

Read all of the reviews on this apartment complex and PLEASE believe that it is true. Everything from rude management to infestation of roaches and bed bugs. When we first moved into the apartment , the leasing agent gave us a specific move in date. Then when we were moving in, the manager told us we couldn't because the apartment wasn't ready due to the fact that the carpet had not been shampooed yet. Now at this time, we had movers actually moving in our belongings. We told her that there was no possible way to cancel our move/movers and schedule for another day. That mishap was due to a miscommunication between herself and the leasing agent. She ended up calling the carpet cleaning company the same day and they shampooed while we finished moving in. The roaches were horrible. From September-December the roach infestation was horrible. No matter how much spray, bombs, bleach, ammonia was used, they just kept coming. We could not sit on the couch or even lay on the floor or in our beds without roaches crawling. The crawled on the walls and even on the kitchen table and in the pantry. We couldn't even keep a bowl of fruit out on the kitchen table, everything had to go on the fridge. By April it was unbelievable. When we moved it was embarrassing. Family members helped us move and all of our belongings had roaches. When we broke down our table, the couches, bed, paintings we took of the wall roaches were everywhere. It was horrible. We actually left things there because we couldn't take that with us and risk infestation somewhere else. Then the bed bugs came, they ate on everyone in the apartment. We had some type of leak in our bedroom that made the floor soak and wet near the window. We would leave the window cracked or sometimes open to let in fresh air due to odor because of the wet carpet. Maintenance would come into our apartment and close our window stating that the wet carpet is due to rain coming into our window and that it is causing a leak downstairs. Obviously that was a lie. We fell on financial hardship due to layoff. The manager did work with us weekly to pay rent. So after a few months we had absolutely no income so we were not able to pay rent anymore. She asked if we could move out over the weekend, we told her that would be impossible, we need at least a week or so to gather money from family etc. She filed eviction on my husband and we were served by a sheriff. A week later she filed eviction on me (the wife) and the same sheriff came and served me the papers. He stated that sometimes it happens that way, its solely up to the manager's discretion to filey om both adults (but she certainly wasn't required to do so). So in the mist of us going through financially hard times she files eviction on both of us. So we had a week to move out. We ended up staying with family members for about a year. Because of the eviction, no apartment complex wants to rent to us, even when we explain the situation, they view it on the same lines as a felony. We are stuck with renting at very poor income apartments who financially take advantage of the tennants, poor maintenance, and once again roaches, bed bugs and now rats. It was so devious and evil hearted to file eviction on both of us. We have a family, children who this effects. As another reviewer stated, this complex is in a good geographic area as far as schools, stores, transportation etc. However, the complex itself, I do not recommend. Rent here only if it is your last resort....and even then, good luck with that.
