Building frame is made of wood with no soundproofing. You hear everything our neighbors are doing, even peeing. Management couldn't care less, especially the nasty assistant manager. Major attitude. Hallway carpets are dirty and stained with a smell mixture of mold, pot and garbage (thank you "valet trash"). Second rate living.

The location is great, but if you’re considering this property, you might want to check out Hanover Parkview instead—it seems to be built more solidly. While the area of town is hard to beat, the quality of construction at Alta Rover Oaks is noticeably poor. If you tour the property, pay close attention to the carpets—there’s a reason they use that specific type. Just standing in the hallways, you’ll notice tons of stains, especially from dog urine. In two years, we only saw them shampoo the carpets once. Maintenance is a joke. I watched a maintenance worker spend weeks updating an apartment, thinking it must have been a tough make-ready, only to find out he was moving into that unit himself while resident requests went ignored. He is wishy-washy, makes excuses, and delays repairs constantly. The pool area is poorly maintained—the cushions look moldy or stained with something worse, and the pool has been shut down multiple times for emergency cleanings (and now I see why). The package room is a disaster. With around 400 residents, you have to search for 10+ minutes just to find your package—it’s beyond inefficient. They used to have night security, but we haven’t seen him in months. The biggest issue is noise. The walls are paper-thin—I could literally hear my neighbor cough and have full conversations. And if I wasn’t complaining about noise, I was being complained about for walking normally, because the flooring is just as bad. Wanna be gaslit? Call the leasing office and ask for assistance. They’ll tell you it never happened, they don’t understand what you’re talking about, or it was never the policy. Can’t wait to see their gaslighting response to this review. In addition, don’t even try to cook. The fire alarms go off constantly just from using the oven or stove—it’s ridiculous. Also, I just want to ask the leasing agents to blink twice if they need help—they always look afraid to answer questions, like they’re scared of being fired. They are all friendly while leasing, but once you move in, the managers would rather gnaw their own arm off than come out of their offices to speak to residents. Amenities? What amenities? There’s no remote for the TV in the coworking conference room, making it useless for meetings. The WiFi on the 7th-floor community room doesn’t even work, so good luck trying to use that space. If this is your first apartment and you just want to be in the city, it might work. But if you’re an actual adult who values peace and quality, you’ll probably be miserable. After months of unresolved maintenance issues, while the same worker pimped out his own place, we decided to move out—it just wasn’t worth the hassle.

Wonderful area with great amenities. Modern, sleek, functional floor plan and competent management . Easy access to places I want to be and easy access to everyday activities. Lots of plus that suits my establishing where to live. Would consider once work is approved !

I understand community living comes with some challenges and it may just be the experience of apartment lifestyle. However, the latch is a MESS at all times when sending codes to guest, it NEVER works on the entry doors. The latch for the fitness room NEVER worked since I moved here. Elevators often broken, entryway doors to building near my unit, often broken and the entry gate is always broken. Maybe leasing a house would be a better option because I love dogs but people are people, allowing the dog to pee and poop all around the complex. Walking in the hall smelling poop is not pleasant!

This apartment complex is 10/10! Alta River Oaks is centrally located which makes commuting super easy. There is a direct trail to Buffalo Bayou Park too! The staff is amazing and always willing to help.

Great place to live, also the walking ability is amazing and tons of restaurants are opening up next door. I was new to Houston and moving here was a great idea I have met so many great people and have enjoyed home

Overall great property in the area, the walk ability is great and the staff is amazing. I love that they always have parking open and I never have to worry about finding somewhere to park when I come home late.

Mr. Marcus deserves kudos! He has my a/c running in no time! He’s extremely friendly, professional & seems to genuinely love what he does! In a world where good customer service is diminishing, it was refreshing to have someone kind as well as experienced handle his responsibilities in such a manner. Thank you Mr. Marcus!

I have lived here for 12 months now and I’ve probably had 1 decent month…. the living situation here is very stressful for the price of rent and all the other fees on top of that. I’ve notified the property management of loud noise/banging music after hours, missing packages, valet not picking up my trash/broken down boxes, etc. There is something broken every other day whether it’s the parking garage, latch doors not working, elevators, or the loud fire alarms that go off randomly (multiple occasions). The stairs are disgusting as well. Dog hair, pee, and poop and stains everywhere. Probably have never been cleaned. It was some months ago that someone broke off my gas door in the Alta parking garage. I never found my car part and had to get it replaced for $1000. Management never got back to me regarding this when I asked if they could find my car part on the property or find what happened to it. Next, my bathroom has stunk since I moved in and it wasn’t until recently that I saw mold mildew whatever you want to call it on the walls. Either way, absolutely unacceptable. I have been breathing this nasty air for who knows how long. They had to rip the bathroom walls and it was so much fungus, ridiculous. There was a plumbing issue with above units causing leakage into my apt and causing extreme moisture in the walls. I have gone through so many cleaning products and air fresheners to keep it clean but it was a problem on their end … I’ve had numerous contractors in and out of my apt and the front office was not updating me about what was going on. I’ve had to sweep and sanitize the dry wall mess left on the floor myself. I work from home so life at Alta is extremely frustrating. It is not luxury River Oaks living at all. Spend your money elsewhere because this is not worth it. The properly looks great when you first visit but once you’re settled in, good luck! They only seem to care about getting residents in.

Worst place I have ever lived. Management staff is terrible. Very rude and not helpful. They can't keep up with the maintenance of the building. It always smells like trash and pot. I have lived here for a year, and they have vacuumed/shampooed the hallway carpets once. The exterior around the property always smells like dog pee and there is dog poop everywhere. There has been a hole in the wall in the hallway that someone punched over 5 months. The latch key system they use never works. There have been 3 doors on property that they haven't fixed for over 6 months. They have had countless amount of break ins. So, if you are thinking about living here, DO NOT DO IT.
