Do not be fooled by whatever sales pitch is being given ---- THIS PLACE IS AWFUL. I've lived in apartments all over this city and this is hands down the worst experience I've ever had. The building is falling apart. I've lost count of how many days (yes, i said days) during the last 9 months that the water has been shut off, which also kills the air conditioning because the building is on a shared chilled water cooler system to provide A/C. Once the water is turned back on, it floods out a bright rust orange for an extended time that smells so gross and metallic. Then just when you think the water is cleared up and run a bath, you find a pile of little rocks in the bottom of the tub. And don't dare forget and turn on your washing machine without running it through a complete cycle to get the orange out of there. Once i didn't know the water had been shut down earlier in the day and I put in a load of all white clothes...you can put two and two together to determine that result!! Argh. Several floors in the building have completely flooded MULTIPLE times, rendering apartments unlivable. I personally know a few of these people and their experience dealing with the building owners during this experience was horrendous. In addition to all of the problems with the building itself, the property owners are unresponsive and aggressive. The entire onsite property mgmt team has been replaced at least 6 times since I've been here. They WILL NOT give any concessions or consideration to residents to get out of a lease early (despite the unlivable conditions) or compensate for the number of DAYS that the water and A/C is turned off in any given month. IF YOU MAKE THE MISTAKE OF MOVING HERE, YOU WILL REGRET IT EVERY SINGLE DAY UNTIL YOU GET OUT. TRUST ME AND THE HUNDREDS OF OTHER ONLINE REVIEWS THAT TELL THE REAL DEAL ABOUT THIS PLACE.

After living here for a couple of years now....I completely agree with all of the comments below. I do however want to give credit where credit is due. In the past few months I have noticed a major change, things are actually being done around here. Things are being repaired in a decent amount of time. I believe it has to do with the new manager working here. It seems like he is actually concerned about us. I see him here working at all hours of the night and helping out other residents- to me that genuinely shows his interest to fix this place up. As a matter of fact I saw him up here this weekend removing some graffiti or something from the elevators...Why anyone would want to damage their own residence is beyond me, but he was here on his day off it seems assisting the maintenance guy to fix the problem. I really hope this trend continues because I'm seriously thinking that this place will really fall apart soon.

I wouldn't live here again for free rent. I wouldn't live here if you paid me to. In the past year that I have lived here, we have been through 4 building managers--at best neglectful, and at worst abusive. Beyond that, the building owners are abusive and have said to me that, "The problem with this building is people like you. If we could get some decent residents in this building, we could fix it up." I pay my rent on time, and I adhere to my lease, so I don't know what the problem with me is...but I can tell you about some of the problems with this building. We don't have water for 4 days most months. Even on days when we do have water it is often brown, or we don't have hot water. The heat and A/C regularly go out for days or weeks on end. Three times in the past year pipes have burst soaking huge areas of the building. If you live here, make sure to have an iron clad renters insurance policy! Everyone I know who lives here has water damage in their apartment. Some have even been charged several thousand dollars to clean black mold from leaks in pipes above their apartment. When I moved in last April, two of three elevators seemed to have been broken for several weeks, and then for four days the third was broken as well. Right now, we've had one elevator broken for over a month. While we do have assigned parking spots in a garage, the gate to the garage has been broken since the beginning of January. They have fixed it for two days on two separate occasions, but then it breaks again. Furthermore, the entrance from the garage is unlocked more often than not, so pretty much anyone could get into the building anytime they please. If something in your apartment breaks, it will probably never get fixed. I have had leaky faucets and toilets the entire time I've lived here, I know one resident who hasn't had running water in her kitchen in nearly 6 months, and another who hasn't had heat or A/C in over a year. I could not in good conscience allow ANYONE to rent here. River Oaks Luxury Apartment? More like River Oaks Tenement.

Do places this horrible actually exist? The answer is YES. I would give negative stars if I could. River Oaks Apartments is an absolute JOKE! I was approved for a one bedroom unit by management and corporate office AND I had my movers ready to move me out of my previous apartment. Two weeks later, when ready to move, I received a phone call from the property manager stating they cannot move me in giving a bogus and false reason. "I know this is a small inconvenience for you," quoting the property manager. Leaving me virtually homeless is not my idea of a "small" inconvenience. After reading the most recent reviews, this is proof that this place is definitely dysfunctional. And this is a review by thankfully a NON-resident.

THE ABSOLUTE WORST PLACE TO LIVE.........I lived there for 2 years. The elevators are always broken. The apartments are always hot in the summer do to the controlled AC. I had a roof leak the day I left for vacation. I called maintenance to fix several times. The concierge said that someone would fix asap. I left thinking that everything would be handled only to come back 10 days later to a soaked apartment. My apartment in ruins with all my stuff soaked. I called Danielle the manager several times with no response. I finally get a response that they had no maintenance man. One quit and one in Mexico due to sick family member. The rude manager tells me that that's why I have renter's insurance....the cost was several thousands of dollars. UNREAL.......... BEWARE!

Management seems to go out of there way to make you feel unwelcome. I've heard older residents threatened and couldn't believe it, then it happened to me. No heat or hot for days at a time. Forget about water pressure. They have entered ny unit without notifying me before or after. The list goes on forever. When my lease is up I'm out. One more thing, if you don't like climbing stairs stay on the lower floors.

Beware of this property! Sure, this place looks great on a web site, but the pictures have not been updated in over 10 years. I don't even know where to start. First of all, the management is horrible. Both management and owners have yelled on several occasions to tenants about legitimate complaints. I have lived here for over three years and we have gone through 16 different managers. Management Druwe the moving parts in the garage just to spite the tenants needing to use them. They were brand-new. There was no reason to throw them away. The water is turned off at least once a week because of repairs. I have had three leaks in my apartment and several brown stains on the ceiling that have not been fixed. The water that comes out of the faucet is usually brown. Last summer, they cut the grass once. The air conditioning is never cold enough and the heater is never warm enough. Since we moved in, our rent has gone up almost $900 a month. There have been homeless people living in the stairwells. When you take a tour of the building and look at an apartment, they will tell you about all of the renovations that they are doing. They are always doing renovations! So, if you want to spend $2000 a month to live in high rise trash, you're welcome to do so. Just because it's in a really nice neighborhood, does not mean it is being kept up. Oh yeah, don't trust anybody good reviews on this property. They are probably just management making their own reviews.

THIS PLACE IS ATROCIOUS!! PLEASE DO NOT MOVE HERE. PLEASE HEED MY WARNING!! Living here is equivalent to living in a slum. The water coming out of my kitchen sink and my "upgraded" amenities is brown and milky. Complaints are NEVER documented or acknowledged. Things are not fixed. We have spent many sleepless nights since moving in without heat, without water, banging noises from the HVAC vents, or without electricity. Management is overturned on a regular basis as they are in an impossible bind, dealing with a horrible, cheap, slumlord owner. Management at this point is the worst that we have had, treating us all like rats in a cage. Trying to leave here is like attmepting to leave an abusive relationship - constantly threatening us with retaliation despite the horrific living conditions and high rents. What a nightmare!!! I am leaving ASAP

The most disgusting management treatment ever. The new manager, -----------, is the most unprofessional property manager I've ever met. She is rude, obnoxious, and plain an awful person to communicate to. I'm a current tenant and I'm trying to move out. First, she hanged up on me. Later, when I brought my move-out notice and tried to confirm with her that everything was fine, she accused me of faking the signature of my roommate and "bulging into her office", raised her voice on me, allowed herself intolerable comments about me, and when I asked to provide me with corporate office contacts to place a complaint, requested me to leave her office. Add to this treatment weekly water shutoffs, rusty water, and ceiling leaks, you'll not want to rent here.

Do not rent here. You WILL regret it. The local management changes monthly. The manager never has any power to get anything done because the out-of-state owners (New Yorkers) try to milk the property by treating all the tenants like peons. The owners are an arrogant bunch which are not going to do anything to accomodate a tenant. The building used to be the envy of River Oaks. That changed years ago when they acquired the building. At one time the grounds were immaculate. The elevators ran flawlessly. The staff were all long-time employees who were gracious and tried to please you in every way. The engineering staff kept the building in first class shape. Security was exclusively by off-duty police at the front door and the garage...24 hours a day. None of that exists today. The new owners fired EVERYONE. There is minimal staff on duty nowadays and they are largely untrained and incompetent. The managers do not stay on the job for any length of time and they have no power to do anything. The local managers either get disgusted and quit or (if they challenge the New York owners) are summarily fired. All decisions are made in New York. The building is in poor shape. Pipes leak all the time from the ceilings in apartments on all the floors. Air conditioning is an iffi thing. Heating is an iffi thing. It is RARE that all the elevators are running at one time. The building has seriously deteriorated over the past ten years because the owners completely stopped spending money on the building...except in the showy front office and lobby areas. When I left the building late last year the occupancy was around 35%. They will rent to ANYONE who is breathing. You can imagine the quality of tenants that occupy the 35% today. They are desperate to rent the apartments. Some floors have only two apartments rented. It is a shame. The building was the pride of River Oaks and has become an embarrassment. Absentee ownership by New Yorkers who want to squeeze every penny out of the operation has made this into a very mediocre apartment building, which, other than the superb location, is no longer anything special. If anything goes wrong...be resigned to fix it yourself. The office also has a terrible habit of "losing" rent checks which are left in the drop box in the manager's office. Someone steals the checks out of the locked drop box and then uses the check information to print up bogus checks which they begin passing all over the Houston area. This happens every month or so. If you are stupid enough to rent at this place then do not give them a personal check. Only give them a money order. At least the thieves who are stealing the checks from the office will not be able to get to your personal bank account. Do not be fooled by a flashy front lobby and front office. The New York owners are rapidly turning this into a dump.
