I currently live at this shot hole. The third manager in five month, MPA the owner is the worst I ever had. The lady manager lie and our complain don't get answer. Now they made KHOU as unsafe place to live. Wow that's a surprise. Can wait to leave this place.

the water is not drinkable it make brown ice. There was NO heat this weather then the weter was in the 30's.There are leaks all the time . I just had a leak for 3 days and the smell is so bad in my apartment and management does NOTHING about it. Owner of the building is a total -----. They go through management every 4-6 months. I can go on and on for days....

It is an older building and yes, there are maintenance issues. But, this may be the best value in Houston. First, the apartments are very spacious and the views are the best in Houston. Location, Location, Location: You are near everything from the Galleria to Downtown to the Medical Center to Reliant. Finally, the apartments are priced lower per square foot than any other high rise in Houston. Before moving here 2 years ago I looked at every single high rise in the Galleria/River Oaks area. I found that most of the other buildings offered tiny apartments at rates almost 2x what I now pay at The River Oaks. I also believe the current management and owners are trying hard to improve the building and the grounds. Living here is like living in an older home and if you can't tolerate the issues that come with an older home then this may not be the place for you. But, if you like big rooms, big views and a reasonable rent then The River Oaks is the best bet in Houston.

There have been many frustrations during my time at River Oaks, intolerable issues for extended periods of time. It seems as though we are transitioning under our new manager, Stacey Anthony. She is a polished professional who represents my residence well. She has tracked every issue I have brought to her attention and is following through on each one of them. I am grateful for her perseverance as I know she inherited huge challenges that will time to overcome. I am confident she brings the consistency and organization this establishment needs. Because of our recent management change it's difficult to rate this property with the number of historical issues and the time it will take to resolve them. I give our new management team 5 out of 5 stars as reflected under "staff", lower scores are reflected under the other categories based on historical issues that will take time to address.

I lived here almost four years and in that time we saw over 10 managers come and go. Most left bewildered that they could be treated so poorly. The owners are dreadful people and in my opinion, holding a masters in psych, insane. It is disturbing to me that such people are even allowed to be in ownership of anything that could require tenants or any minimal amount of customer service. They simply do not care and yell, scream and mentally disturb all with whom they come in contact. I hope they sell this building to a good Texas investor. At least Texans know hospitality!!! Do NOT live here.

There are not enough bad adjectives to describe how awful this place is - no water, broken pipes, flooded apartments, no heat, no AC, elevators broken. On top of that it is a health hazard with all the mold. As if that isn't enough the owners are unbelievably nasty to the tenants. The poor people who work there really try but get no cooperation from the owners. In the year that I lived there I dreaded getting home at night for fear of what I would find. I had to spend the day elsewhere on 3 different occasions because there was no water, so I couldn't get dressed for work, missed work and being paid. Of course doing the right thing would be to deduct those days from the rent - haha - in our dreams. After leaving I actually received a bill for bogus charges which I promptly refuted. This is one way they make money - by intimidating people into paying for things they don't owe. This building should be condemned it is in such bad shape. Any renovations they are doing now are WAY overdue. If you are considering this place - RUN AS FAST AS YOU CAN!!!! You don't even want to be associated with these owners and this building.

I am going to have to agree with the post below me. It is very clear that the owners and management are trying to make a change. The hallways are all being redone - I must say the carpet is beautiful. the building is under complete renovations and I think that once it is all complete is will be like it once was. although there have been some minor issues, you must understand that it is an older building, but the location is perfect and the building is timeless. I would recommend this building and I look forward to what the owners and management team do with the building!

I have lived at River Oaks for several years. While the property has had some minor issues you can't beat the location and the size of the apartments. Now, the property is under a modernization program and the improvements look great. I would recommend this property to anyone and mostly my friends.
