slumlord NOUN: An owner of slum property, especially one that overcharges tenants and allows the property to deteriorate. The River Oaks has only one thing going for them .the fact that the broken down building is in River Oaks and countless people make the mistake thinking it will be nice because of its location . There are so many disgusting factors about The River Oaks it would take a lifetime to list. First of all it is beyond their MOLD problem LEAKS problem ..POOR MANAGEMENT problem and SLUMLORD conditions .. There is no doubt the building will eventually be shut down ..tenants are moving out of here as if running out of a fire. If anyone moves into The River Oaks within a week you will know why you should have taken to heart their low ratings and all of the warnings. DON T WAIST YOUR HARD EARNED MONEY .don t do it to yourself or your family take the time to pay attention to these ratings because it speaks volumes.

I've lived at the River Oaks apartments for several years, and the quality of the apartments has plummeted. Continual problems with management amounts to frequent frustration, and almost everyone who lives here can tell you that the building is run on a skeleton crew, which means that if you aren't terribly lucky, you will go without AC, repairs, or other items in your contact at some point. Although it might be superficially tempting to move to this place, please look over the other reviews and take the measure of the collective wisdom. It may not be the slums of the area, but the people who run it are nothing short of slumlords.

This building is lovely, beautiful, and has such charm. The owner and management - not so much. I was wary about moving into the building but, when questioned about the disgusting grounds and green pool, was told by the oh-so-reliable leasing office that they were "changing contractors" and "working on - blah blah blah." Well - since I have moved into the building I have spent weeks walking up and down stairs full of dead cockroaches due to days of both elevators being out of service, endless stories of bursting pipes, lack of effort on anyone's part to mow the lawn leaving weeds literally the size of trees all over the yard, a GREEN POOL, BROWN DRINKING AND BATH WATER, high overturn of the little staff they have and oodles of angry, complaining neighbors about some incident forcing them out of their apartments into hotel rooms. To top matters off, a regional manager of the "management company" decided to meet with the residents last month "to understand the issues the residents are having here." I, having eyeballs that are open when I walk, did not see the point of discussing the obvious but attended anyway. After this wonderful meeting, it took 3 additional weeks for the lawn to be mowed. Since I have moved in, rents are being raised, amenities are being taken away, people are moving out in droves and only the minimum is being done to keep people in their apartments, clinging to an ounce of hope they do not have to abandon this gem. The majestic nature of this building is being destroyed. Owner: if you do not maintain the building it will fall apart. If you don't give a crap about it, then please JUST SELL IT! Even the ballroom is now destroyed, the old lovely likely expensive oriental rug is draped over the side of the balcony while the wood floor is torn up - the result of a pipe leaking, destroying that sector of the building from the 14th floor to the basement. Hmm - we didn't fix the pipes that were supplying us with BROWN water and were clearly too rusted to remain intact. Instead we took the cheap way out and put in a water softener. Seriously? Thank god I only signed a six month lease!!

Its bad. Leaks, floods, roaches (they dont pay their pest control bill), mold, brown/dirty drinking water, broken promises, over priced apartments, broken elevators for months. Minimal staff when they need more. Bad Management. Even worse Corporate. A very warped idea of "luxury". Metropolitan Properties have done a great job of ruining what was once a beautiful gem of a building.

We signed a lease in September 2011 for a large (over 2500 sq ft) apartment. The apartment needed a lot of work and was lacking a washer/dryer. After negotiating a list of repairs, we signed a lease. When we moved in December 10, 2011, not much had been done on the list. WE ARE STILL WAITING FOR THE WASHER/DRYER. It has been coming "next week" for 10 weeks now. We plan to buy one soon and deduct it from the rent. Management is slow to respond. Promises are made and never kept. I would NOT recommend this place.
