It’s a great location for a good cost very nice unit as well. Walking distance to churches and Lamar high school is right next door. Only five minutes from galleria. If you have pets it’s a very pet friendly community. Don’t have any complaints so far.

I can't think of any other place I would like to live. I feel safe. The building is well maintained by staff. Staff is responsive to my needs and concerns. The location is perfect for my lifestyle. I enjoy observing my neighbors with their pets. I may take the plunge and acquire my own pet one day. The Cabochon is a perfect place to live with your pet. People are friendly but not intrusive.

The views and staff are second to none! The neighbors are polite and always say hello. This is a great community to live! I love that dog owners pick up after their dogs and the dog park is always clean. Management and Maintenance respond quickly and professionally!

Reviews I have lived at this property since 2020 and it has some Pros and Cons but unfortunately the cons outweigh the pros. The pros are you have floor to ceiling windows and you’re located in River Oaks so you’re close to everything. The maintenance is great. They don’t mind helping you out or replacing anything for you. The cons are…. 1. The gate is broken majority of the time so people come and go as they please. If there is any bad weather be prepared for the gates not to work. 2. Nobody here picks up after their dog and 90 percent of the residents here own a dog. You have to watch your step inside and outside of the building because there’s dog poop everywhere. 3. The pool is deeper than normal apartment pools but don’t get too excited because the pool is only swimmable 20 percent of the time. Maintenance tried to keep it clean but the residents have no respect for the pool. 4. The hallways are in desperate need of a deep cleaning. They smell horrible and are badly stained. They smell so bad my neighbor bought plug ins for the hallway and it still doesn’t help. 5. The elevators also reek of dog. The elevators are super small no more than 4 people can fit at a time. There are 2 elevators but most of the time only 1 works. 6. You get no closet space, no kitchen island, just the basics. Also your washer and dryer is located in the bedroom which isn’t ideal. The bedroom has poor ventilation so majority of the time the bedroom is hotter than the rest of your home. 7. During the summer be prepared for your air to not work or only work well at night. The chiller has been replaced twice since I been here and we still have ongoing issues. 8. You can’t open the windows only crack them but they are so fragile that I wouldn’t advise it. If the wind blows it will rattle your windows. 9. The roaches are bad! I get my apartment sprayed every month and clean daily and I still have a problem with them. 10. If you have a guest during business hours you can email management to let your guest up but they have to have an ID. If you have guest after business hours you have to go downstairs to get them. The elevator only operates with a key fob. These apartments should be no more than $1200 and I only say that because of location and the windows. Move at your own risk!

I love the location. I hate the Fetch service, not the company, not being able to receive packages at your home address has resulted in many returned gifts including birthday and Christmas. The locker system was much better for residents but apparently not for management.

Great location, walkable to shopping and dinning. Easy access to freeway. Love looking out at all the trees. Enjoy the pool on a hot summer day. Love my neighbors. I’ve encouraged 3 different friends to move in.

The Cabochon staff and residents are polite. I have live here for eleven years and believe it to be a safe place to live. I find the location convenient and supportive to easy access to Houston's freeway system,

The cleanliness of the lobby and elevators drop significantly on Saturdays and Sundays. Cars park illegally overnight and It would be helpful to have a doggie station by the gate/door on the Bammel and Eastside.

I had a great experience living at the Cabbochon in the river oaks , their apartment is very beautiful and spacious and also very affordable. Their staff is very helpful and amazing. I would definitely recommend this community to anyone that loves living in quite places.

Love the location and views here! Its an older building so keep in mind that you may be exchanging some amenities for being in such a prime, central location in Houston, but I think its worth it! The leasing office has been great at answering my millions of questions for my move in.
