At this time it is a good neighborhood to live in. Location is important. Neighborhood is close to the galleria downtown heights and Bellaire. There plenty of eating places and grocery stores. We are also not to far from NRG

It was great for first few years. Management was warm and welcoming. Location was great. The price was reasonable given the age of the building. The upkeep in shared space was great. The contractor work inside my unit foreshadowed corner-cutting culture, however. Raised laminated floor tiles, painted over hardware, shoddy non matching bathroom hardware, dents in my kitchen, painted over windows in a crappy attempt to renew look on window framing. Each year has gotten progressively worse. Elevator outages are a common occurrence leaving us waiting for 8-20 minutes with each use. The shared spaces are getting abysmal. Roach infestations are common discussions among us residents (due to poor up-keep with trash chute). Tenant selection has been horrible, where fellow new residents have introduced violence and chaos in our community and have clearly not been held to the culture we’ve had here. Some idiots crashed through our car gate for example. Police are a common sight now. We are getting charged for crappy Fetch which only delays our packages and mishandles them all the time. We’re now losing our guest parking forcing our guests to park outside the gate. The insanely high turnover with our management professionals makes sense given how awful the state of this community is. But it’s also resulted in a disconnect with residents. I don’t know who asked for more reserved parking, for example. There’s also a communication barrier where we get informed of changes almost as a reaction to forgetting. There is no normal cadence of communication. I would say to improve the state of the Cabochon - Improve screening for new residents for culture - Give us back our guest parking - Hold elevator company accountable - Prepare for inevitable part replacements for elevator outages - Apartment wide pest control starting with cleaning of trash chute - Repolishing of shared space floors - Better contractor hiring for landscaping and parking space maintenance - Clear, transparent communication for management on a weekly basis

It is diversified to the point of being a segregated community. Popular with the non-white community. The grounds are in bad shape, and need a complete overhaul. Management is good, however, and does the best it can within the peramiters of their authority. Maintenance is also good and professional. The elevators are in bad shape, as well, and usually one or the other is out of commssion.

Nice building in best area of Houston, good value, great deep pool, lots of grocery stores, easy access to all highways. Great staff, solid walls and floors and ceilings make it very quiet. Great maintenance team.

Great location to live filled with restaurants, parks, and the overall safety. After a long way home from NY, i feel safe and secured here as a new beginning for me. This area and apartment has much to offer.
