Coming all the way from another country it takes time getting used to a new place. University Forest Apartments helped a lot in making it feel like an effortless transition. Pros - - The staff are amazing, friendly and very helpful! - They have 24/7 on call maintenance, which I've rarely used cause as long as you take care of cleaning the apartment there really never is a need. - Extremely Enjoyable events hosted by the staff makes socialising a breeze! Also the food at the events is good - The Police Patrol the area atleast 2-3 times a day and come instantly if called - Study room which is open all day and night is an excellent place to study. Its a good way to avoid any noise that might be disturbing you at home. Cons - Amenities Charge is slightly high. I'm not from America but a few who are say it is expensive. - Apartments are not too big. If you aren't good at organising your stuff you will find it hard to find space. :-)

It seemed nice, but they take a lot of money from you- you have to pay a full months rent for only one week, and if you lose your key ring it's over $150, but you can't even make a copy for $2 at walmart. The apartment I toured was nicer than the one I got. My cabinets are peeling, the bathtub is damaged, and the room is small. They also failed to notify me that I was getting a new roommate, so one random night some girl and her guy friends came in my apartment without me knowing who they were or why they were there. The rent may be cheap, but honestly it's not worth it, move somewhere else.

I have never written a review online before but I felt like I had to after my experience here. I moved in here because I am a student at UHCL and it was right next door. Now that I am living with a few friends, I have seen how unorganized and careless that staff was & how overpriced these apartments are. The list of complaints are as follows: My apartment being flooded when I rained heavily and having poor ventilation throughout the entire apartment, I, a long with numerous renters, had our bikes stolen. The laundry room is completely outdated with machines that are broken half the time. (Do not leave your clothing unattended for a single minute. I left to get some fabric softener before I started the dryer and my WET clothes were stolen. I was gone for 3 minutes at the max). The gate key would not always work and when they didn't, I would call the staff to open the gate & was then charged after the third time the key did not work for $30. They once did not open the gate for a renter because it was 10PM and they did not want to get up, so they had to wait until someone walked by (myself) to open it for them (that is what the on-call phone number is for) Upon leaving my apartment in May, at the end of my lease, I decided that I was not going to return and asked 2 members of the staff what would be the charge for cancelling my lease for the Fall, they replied and said that there was going to be no charge for it. I asked again because that seemed very odd but they insisted that there was not going to be a fee. 3 weeks later, I get an e-mail that says that I did not pay the fee for cancelling my lease. This is ridiculous! If you are looking to move around the UHCL area (students), please consider moving into The Cover down the street. It is still close and they do not charge their renters ridiculous fees and charge them for things that are not their fault. If you do move in there, please ask to speak directly to a man named Lawrence because the rest of the staff do not know what to do when you ask them a question.

The staff are very supportive and nice! They always try to make the apt. & environment very comfortable and friendly to every resident! Also, the security system is very reliable, and they take care of any emergency situation 24/7. I just moved out because of my job, but I miss living in the apt!

The year I lived there was unpleasant, to say the least. Surrounding apartment complexes are 100x better, and actually attempt to serve their customers. The Retreat at Clear Lake, Armand Place, and Wolf Creek will do better. The first day of my lease was met with the fact that the room I was leased was STILL OCCUPIED. Read that again. STILL OCCUPIED. How exactly does that happen? Whoops, we forgot we leased this unit already, let's lease it again? Then, the door lock broke. The manager asked me to find someplace to stay instead of having it fixed that evening. I didn't have anywhere to go, and very little money after moving expenses, so I told him as much and it was nice of him to fix it. Even though it should have worked in the first place. The craftsmanship of the unit was terrible, the counter tops discolor at the first drop of water, the laminate tiles in the kitchen were coming up, the carpet was obviously old, the toilet backed up fairly regularly with normal usage. The garbage disposal broke within a month of living there. The fan vent in the bathroom did not work very well, so I was cleaning up mold and rust every other day. Every other apartment I've lived in, including other all bills paid places, at least had better quality in those regards. I don't care if there's a swimming pool or sand volleyball court, it's more important to NOT have the apartment deteriorating around you during the span of your lease. I was harassed about renewing my lease until I put in my notice. Granted, it was late because I thought it was a 30 day notice, it's 45, and they will not send out courtesy reminders. Because that's too much like work. I was charged $150 for that late notice, which I thought was extremely excessive. It really speaks to the nature of the complex itself, which is not there to serve its residents and build a community but feed as much profit as possible to their corporate office. I decided not to renew because of the changes to the lease plan. I'd be paying the exact same amount in rent but take up my own utilities. The guy working in the office told me I'd be saving money. Yeah, right, okay, obviously the people that are hired to run this place can't add just like they can't seem to keep track of who's still in what apartment. Don't bother renting here, it's a trap.

this is undoubtedly the worst place i have ever lived. they rope you in by promising cheap rent, and that they will pay your electric, internet, and water bills. then they up the rent and start charging for these amenities. the repair service is slow and incompetent, my dishwasher doesn't work, and they refuse to fix it, instead telling me it's my fault because i don't know how to load a dishwasher properly or that i'm using the wrong soap. the smoke detectors go off all the time, for no reason, the plumbing is excessively loud, if your neighbors take showers it sounds as if they are in your apartment. very noisy the rest of the time because the neighbors are up at all hours of day and night. in its defense, it is close to UHCL and there is a nice view of the campus from my apt., and no bug problem.

Parking is sufficient and management is nice, but oh my gosh am I sick and tired of maintenance issues and mediocre quality work. The apartments look decent, but are far overpriced. I've only lived in the apartment for 4 months (out of 11 on my lease) and I've had to have maintenance come to my apartment more times than I should have them come in a year. You can tell that the repairs they make are done cheaply and are not meant to last. Sure it looks nicer when you move in, but that quickly deteriorates over time. The bedrooms are TINY, the closets are half the size of a typical closet, and there is absolutely NO storage anywhere in the apartment. You can find (and I just did) a studio apartment near campus with twice the space for a little over the price of living here, and that includes all utilities and internet. It's a fair comparison. I like that it's gated, but I'm sick of living here. I can't wait to move out and not look back. Save your energy and sign elsewhere. You'll get much more bang for your buck just about anywhere else.

My girlfriend has lived at University Forest for two semesters in the efficiency and I've been staying with her. She likes that it's quiet here and as a girl, she actually feels safe being outside of my apartment at 2 am even. She keeps to herself. I don't really like the other residents, but I don't think I can blame that on the apartments themselves and since they don't bother me too much I just try to avoid them. The biggest thing I like is that our rent is the only bill we have. It's easier to have one big charge they have to pay for than electricity, water, sewage, etc etc. We've only thought about moving twice. Those two times we wanted to move just to get a bigger apartment, but decided against it I'm not in love with the apartments, but they're actually the best deal for us right now since we don't plan on living here forever. Also, I've seen a lot of comments about the staff being invasive, but they hardly ever bother us and I always lock the top lock and they can't come in.

University Forest is one of the worst apartments I have ever lived in and I've lived in some run down places where walls were cracked and stoves weren't working properly. No I am not talking about the structure itself but the way it is run by the management and staff. In only about 1 month after moving in, I get a call to come down to the office to move out of my apartment and move in to another next door after I just got settled in. University apartments rents out rooms rather than whole apartments, so after they couldn't fill in a room after my roommate moved out, they said they had every right to move me out to consolidate rooms so they could rent out the whole apartment to someone else. That was just the beginning. Every so often, I would say practically once a month, a staff would be knocking on my door to inquire about God knows what. Even my RA in the college dorms never bothered me that much. And again these staff people can also walk in whenever they want and say its for an "inspection" There is no respect to privacy here. In another insistence I get a notice for an outstanding balance and again I had to go down to their office to SHOW THEM ON MY ONLINE PERSONAL BANK ACCOUNT money was deducted by them. Shady practices. In another insistence they changed the parking permits and notified us to get them. I didn't even get a chance to go to the office and get my permit before they plastered this giant sticker on my window warning me get a new permit. Mind you these are one of those stickers that doesn't come off easily. I had success taking them off, but already by the next day they plastered another one. And this is the one that caused me to write this review. It's been almost a year now since I've moved out. Thank God. And I just got this notice for an outstanding balance. Apparently it was for going over on my utilities my last 2 months there. They tell me almost a YEAR after I left??? Nevermind the fact I have never been over but all of a sudden I m over for the last 2 months. They couldn t even procure the utility charge to prove it. I ask them about my $150 deposit and apparently they already deducted that for cleaning services and damages???? First off, I had my family come over and clean that place spotless before I left. What the hell is the point of cleaning then if they re just going to charge? Also, the stove and fridge were operating perfectly fine. What are these dubious charges they can t prove and can t really point to since it s been almost a year? I've read some of the reviews here as well, if you're moving out, do get a RA to check the stuff with you, otherwise YOU WILL BE RIPPED OFF. That's a guarantee. University Forest. Do Not Live There.

This place was great. The management was nothing but nice to me and my roommate. I graduated in May and moved out. I got every bit of my deposit back. Guess what? I CLEANED MY APARTMENT. If you leave it messy you should have to pay. They have one person that has to clean up after you when you leave your apartment filthy or are too lazy to place your trash IN the dumpster. Also, I am a girl. The manager never stalked me. Big surprise that people who get in trouble also whine. I love the fact the the entire staff would walk the property a keep an eye out for my best interest. Again, if you ever go to UHCL you should definitely live here. This is the most friendly group of people that I have ever dealt with. Don't forget that they don't get to keep your money. I would not want their job. Any job that has to deal with college student is a death sentence.
