Between my partner and I we have a combined income of over $160k. Credit is fair. 1 unresolved debt from 2022at Briarwest Apts due to a bedbug, roaches and rats infestation the apts have since been demolished. The debt is being disputed and pending. In addition we have leased a condo and townhouse since then. No broken leases or evictions. On December 29, 2025 I started my process with Celeste and she showed me a townhome which I liked but then when I began the application process I noticed the unit # was different than the one I had seen so I requested to see the one I was applying for and Cristina the property manager intervened saying I had to submit the application and pay $175 FIRST before I could see the actual unit. Then Celeste proceeded to show me the actual unit and to my surprise the half bath only had a toilet and no sink to wash your hands because the washer and dryer took its in place so no laundry room as they advertised. At this point the application is pending I never heard back from either Cristina or Celeste. My lease at my old townhouse was coming to end and I have 4 children to provide a home for. I finally went in person I spoke to Cristina and she said something came up on their report and that she would submit a request to corporate to override and so we could pay a higher deposit due to our income it was not a problem. The holidays approached again no word on the status of the deposit. I would no answer until I called private they answered and neither Celeste or Cristina were available of course. The Sr. Manager took the call and she was able to get Celeste on the phone, tell me why she proceeded to say the unresolved debt was an automatic denial. I’m not upset the application was denied I am upset because they should have said that since day 1. Here I am a week before my move out date with nowhere to go. Seriously had they told me I would have reached out to any of my realtor friends to get me into another place because in all honesty I was unaware there was a debt at Briarwest because they never returned our security deposit either. Do not waste your time here. PS: While I was there 2 tenants came in requesting their units be exterminated. Yall know why cuz they’re probably infested with bugs. I’m glad the application was denied because I know I will find a much better place where my washer and dryer are not in my face while my guests are using the restroom.

So this used to be a decent place to live about 5 years ago. Now...Omg just bulldoze the place. At least once a month there's no hot water. Water will be randomly shut off with no explanation. AC is broken every other month. Ceilings leak whenever it rains. Zero "security" gates work or lock. Gates to the parking are broken a few times a month as well. Homeless people are breaking into homes weekly. Meth heads dig through the trash. Cars broken into weekly. My dishwasher was broken for a month. Took TWO MONTHS to get any sort of response from the awful management to repair the huge roof leak above the dining room window. Appliances are so old & outdated it's shameful. Ooooh! But each apartment comes with a free pet or five! RATS! That claw & scamper in the ceilings and walls all hours of the day & night! Car ports are also criminally close to falling down & killing someone or demolishing a car. Community washers & dryers are always broken & people will steal your clothes. Cops are there once a week if not more. Also a great place for traffickers to work out of. The office management are ------ slum lords. So, if you enjoy all these sort of things, move on in.

Nothing will get fixed unless you badger them for weeks! Small big it won’t matter. They replaced toilet once and left old ine in patio! if you paying your rent on time makes you think that you should have some expectation that things will get fixed YOU’RE DEAD WRONG!

The 995 sq apt advertised is actually only 960 sq ft. The model they show you is 995 sq ft and your actual apartment will be conveniently unavailable to view until move in. They took out the deposit without my consent, rushed me into signing a lease agreement, and then my master bedroom was 3 feet shorter than the model I toured. We have had mold issues the whole time we’ve been here and the manager is shady as hell.

I've been here a little over a month. My experience so far has been horrible. The application process was pretty easy but that was about it.When we 1st moved in our washer didn't work. I was told i would have to call and schedule an appointment with the maker due to covid. Just to have whirlpool come out a week later and say its something briarwood would have to fix. Guess something was wrong with the outlet. Briarwood fixed it but also left a huge hole in the wall saying a contractor would be by to fix it. Hole is currently still there a month later. Last week im not sure what happened with the plumbing but my husband and I woke up to our downstairs flooded with water from our toilet. House smelled of sewerage. My neighbors were experiencing the same issue. Called them around 1130 no one came until about 430. And that was just to look at it. Smh i had to go to work that day. I called the office numerous times to get no answer & hung up on. Mind you our toilet was still overflowing throughout the day. Made my husband physically go to the office. Eventually they sent someone around 7/8 ish im guessing to vacuum up the water. Oh yeah the water flooded into my dining & kitchen through the baseboards. Had to throw away my rug. Its an older building so theres all kinds of nooks & crannies. So im 90% sure water seeped through. MOLD. They Eventually fixed the issue that night & sent two ladies to my place the next day to mop my bathroom. As of now the drainage sucks here. Im going to assume that the whole building must drain near my home because its constantly full of water and smells of sewerage. Literally next to my front door. Where the drain opens theres old tissue build up. Do yourself a favor and read the reviews, if you do rent here id suggest getting legal shield to help in situations like these. I fault myself for not considering the reviews & rushing to find a place. We moved from out of state & were living with friends and we were desperate to get our own fast

I have had leaking walls now for over 3 weeks not only has no one bothered to fix it but they don't respond to emails and when you call they just tell you someone is coming to appease you! The water has ruined my daughters bedroom carpet! I tried to leave a message where you call for emergencies and it doesn't work so if you have an emergency you are screwed

After seeing several properties in this neighborhood, this had to be it. Convenient to all the things you want in Houston, but in a park-like setting. Well-kept, and charming, with consistent, responsive and caring management. Special thanks to you, Debbie.
