I lived here for two years. They changed management at least the times. When we moved in there were roaches everywhere and had to wait another week to move in. Roaches were a chronic problem which they never solved. After Harvey the was black mold on the outer walls and anything that was on the floor was ruined. I lost everything except clothes which were hanging. Microwave had roaches inside. They we're unwilling to let me ot of my lease until I showed them pictures, some which they haff seem before. Want a preview see the pictures attached, that is just one of the many spots on the ceiling. Awful, useless staff (they may be great people but we're not helpful). The poll was always closed and people hung out outside being loud all night. Night patrol sat in their cart and did nothing.

I can't thank Daphne and the office team and maintenance team enough for making sure everything I needed done for my move in was completed as well as when I moved in! They were quick and courteous and respectful and I just want to brag about them! Thank you all so much and I'm grateful for my move back to Houston being a success!! Go Daphne and the whole team of ladies and gentlemen ??

These apartments are the worst. They office is the best building along with the pool that was closed the whole summer I was there. After Harvey we had black mold and my 80grandma was of no concern they offered her an up stairs apartment (she can't really walk let alone climb. Then after being their for more then a year cause my grandma could not afford to move they raised her rent from 850 to 950. This is the scum of scum they are fake front like the care about their residents but they are out to take you for what they can. Roaches and maintenance the worst

I have been living here for a while just because I don't have any way to afford another apartment for my family the management constantly changes they have black mold and they won't do no repair any damages that is done to your apartment they only clean up when they have change of management everything around the leasing office they upgraded to make the apartments have a appeal by painting and re-constructing the leasing office People cars and apartments get broken into I honestly think people are living here only because of the hassle of moving

Horrible management and equally bad apartments. We were shown a model that had new appliances and much better faucets and other various items around the apartment, but the ones in my apartment are garbage. There are huge cracks in all of the walls. Any time we have a problem (and we have had many with this apartment) it takes a minimum of two weeks for a maintenance person to even come out to look at it. For example, we started having a leak in our ceiling and mold started growing on our walls underneath it. The management blew us off several times before we started calling them every 15 minutes one day until they actually came to look at it. Another time, water started leaking up from underneath the carpet from our neighbors apartment and literally soaked our entire dining room area before they came. It was a slow leak, but as stated earlier it took them over two weeks before a maintenance person eventually made it out. When he finally came out, he looked at us and said, "Oh, this is bad, very bad." Yeah, we know. If you stepped in that area water would cover the bottom of your foot. We have also had to "prove" the fact that we have paid rent, several times. Every few months actually, we get an eviction notice on our door. Not a warning, or a reminder... an eviction notice. Even though we have never once been late in over three years of staying here. We have to go into the office with our receipt showing them we have paid. Some of the management are absolutely rude and borderline incompetent. I have had many arguements about the stupidest little things that they are clearly wrong about but they refuse to admit when they are wrong even when they clearly are. The sewage is all messed up all over this complex, and they keep having issues with it. We have had issues with human feces pumping up out of the ground all over the sidewalk right next to our building, and even though we call every day about it (because it smells disgusting, looks disgusting, is disgusting, and it's a health hazard), the literal human crap stays all over the sidewalk and parking lot until it dries up. Sometimes it gets cleaned up after that. One of those times, they power washed it off the sidewalk directly onto my car and I had bits of used toilet paper and poo all over the front of my car for a few days until I went and hand washed it off myself. The apartment management didn't care. Needless to say, I am moving out of here as quickly as I possibly can when this contract is over, I've had enough.

I would like to acknowledge one of your Associates, (Mrs. Sophie) for the excellent service she has provided me ( and other residents) over the years. As my lease approaches for renewal, it reminds me of one of the reason why I have remained a Resident for 3 years: Mrs. Sophie's proffessionalism and enthusiasm. No matter how busy or endulged in her work, Mrs. Sophie always take time to acknowlege your presence each and everytime a resident walks through the door. Mrs.Sophie always gets to the root of the issue promptly and exceeds my expectations. I must mention also, I have always been pleased with the service of the maintenance crew and Mrs. Mellisa as well. Mrs. Mellisa makes you feel right at home with her "Southern Hospitality" demanor. This type of professionalism and commitment to the highest level of customer's satisfaction must be acknowledged for the associates mentioned above. With that said, having in mind such a pleasant experience, it would be my pleasure to continue calling Arcadia "Home". Please address this Recognition to the Associates mention and rewarding them accordingly would be appreciated. KCarPratt Resident Since 2014

Where do I being! From the cockroaches, to the snakes in the parking, to broken mailbox, to high a** water bills, on top of all of that dope deals selling in the parking lot, and not to mention the trash bins overflowing, while the maintenance crew standby smoking cigarettes. Aside from all of those things, the most important thing human beings need is running water. Every week, 2 or 3 times a week the water is shut off, sometimes with notice, but mostly without notice. I've grown tired and feed up with this place. Today broke the mode, no running water all day! It's 9:23pm and we are still without running is beyond ridiculous! If I could give this place a ZERO, I would!!!! Don't move here!!!
