I have lived in the complex for almost 4 years and feel blessed to have found such an affordable place in such a great area. I have had little to no complaints at all and if I had anything that needed to be addressed, it was always handled immediately!!!! Upon moving in they did a total upgrade and facelift to the whole complex, inside and out. The staff and maintenance is crazy attentive and courteous. Always friendly, accommodating, and caring to any concerns or comments. I cannot speak highly enough of the staff alone. I am extremely pleased with Avalon and would highly recommend it for the best affordable living in River Oaks!!!!

One word: Roaches. The entire complex is infested with them. They were all over our apartment - in the kitchen, the bathroom, the living room, and the bedroom. I kept our kitchen very clean, but they were everywhere, including our cabinets, drawers, under the sink, in the stove, even in the refrigerator! And no matter how much I cleaned, there was roach poop everywhere. I had to throw away so much food from the pantry because they got into it. There were even roaches in our furniture, crawling inside my dresser drawers and in the bed frame. It was absolutely disgusting. They tell you they spray every Friday if you request it, but no matter how many times we asked, they somehow "forgot" to keep us on the list. And the few times that the exterminator did spray in our unit, it made absolutely no difference. We spent lots of money on our own traps and repellents, but that didn't help either. When I went to the front office to complain, they acted completely surprised to hear that there were roaches, despite the fact that the office staff live in the building and there have clearly been other complaints (see the other reviews for this building). Also, if you come home after sunset, you can see them crawling all over the courtyard. The Health Department really should investigate, since roaches can cause serious allergies and illness. The roaches are the worst, but certainly not the only problem at Avalon Square. The entire building is in a general state of disrepair. When we first moved in, our unit looked like it was in good shape and had recently been redone, but we quickly realized that it had been done poorly and cheaply. The tile in the shower started chipping and peeling soon after we moved in, and the nails from where the carpet meets the wood flooring started coming up. At one point, the ceiling in our bedroom started leaking and it took forever for them to fix it. Even after they fixed the leak, they never came back to fix our bedroom ceiling, which had a huge brown stain from the leak and peeling paint. We also had a problem with noisy neighbors. There were many nights when we were woken up in the middle of the night by people partying late at night in the courtyard, which our bedroom and living room windows face. When we called and complained to management, they basically said there was nothing they could do. One of the people down the hall from us owned a large Husky dog and in the evenings, they would let the dog run up and down the hallway, making lots of noise. The washers and dryers are often broken, or will randomly stop mid-cycle, forcing you to pay for another cycle. The garage floods anytime it rains. If you complain about anything to Laura Sanders in the front office, she will either ignore you or disagree with you. It's useless to ask her to help with anything. One of the most disgusting experiences I had at the building actually involved a man who was sitting outside of her apartment (or what appeared to be her apartment, since she came in and out several times while I was watching and spoke to him). I was sitting at the pool below and the man would occasionally spit over the balcony railing directly onto the pool deck below, where people walked with bare feet. She saw him doing this and did nothing. It was disgusting and I couldn't believe she just ignored it. All in all, Avalon Square is by the far the worst place I have ever lived. It may be relatively cheap for the location, but it's absolutely not worth it. We have lived here for the past 1.5 years and are so excited to be finally be moving out. Don't live here if you can avoid it.

This place is infested with roaches!!!! It's so frustrating because I've never had to deal with this! My neighbor told me the roaches would actually bite her at night! Roaches carry many infectious diseases and triggers allergy attacks! With that being said, if you or your loved ones have allergies, than this is not the place for you! Ironically there's a roach crawling on my floor as I type this!!!!!! Don't bother buying groceries because they will find a way to get into your food! The health department needs to be notified pronto if this situation does not get under control! I've posted a picture of one of the many roach nest I've found in the building and don't get me started on the alarms!!! The neighborhood is beautiful, but it doesn't make up for that fact that this complex is a bug museum! You want to improve this complex, GET RID OF THE ROACH INFESTATION!

It is reasonable to expect to be warned that the fire alarm will be screeching for three hours solid rather than a vague notice that the fire alarm is going to be tested and people will enter my apartment. I can think of no explanation why you would not of been courteous enough to have informed people of this. I can only imagine the distress people's pets must of been under, as I still have a constant ringing in my ears and a migrane nearly four hours after your test has finished. Everyone that lives here knows very well that the fire alarm works perfectly as I can recall at least four false fire alarms during the short time I have lived here. I still am not sure if I should stand in one of the courtyards or in the carpark while I wait for the firefighters to arrive to discover it is another false alarm. So, it appears to test the fire alarm in this building, you trigger the alarm and for the next three hours a couple of guys walk randomly from apartment to apartment to check that you can hear the alarm inside. Here's a tip for next time; you can hear the fire alarm from across the street.

I've lived in these apartments since dec. 2014 & to say the least I can't wait to move out! It's infested with roaches! We can't even purchase pantry food bc roaches infest it! I ask them to spray every Friday bc they ONLY spray if YOU ASK EVERY WEEK! Came home today & was told by my brother that came over for dinner that there was mold on my air vents! Yes it's in the city & the location is great the price is affordable but living conditions here are horrible. I can't wait for my lease to be up. This place should be condemned. Roaches and mold!

Nice and affordable leaving options in the best neighborhood of Houston, TX. They have short term options. Maintenance is fast. Nice indoor area. Lived there from December 2013 till July 2014. Noise level as in most old complexes.

Nasty stinky and over paid rent place. This is the worse place I have lived in ever. One of the most horrible third ward type nasty living. Please pay some more and find a better community. There are many options now than this TRASH. NASTY PIG lifestyle nasty owners.

The complex is getting a complete overhaul as people move in the apartments are being updated with new everything including light fixtures looks great.

This Place is a nightmare the worse place i have ever lived in. I was here since 2008 and it was not as bad but now this place is full of rats and roaches. ceiling are leaking and there is no maintenance on site to help with any emergency. when you walk in the door it stinks like someone has killed hundred rats and left for days. Management is the worse who can never help but demand for unpaid little ten bucks balance. This whole place seems convenient at first since this is a great location but trust me living here is a nightmare you rather live with a pig in his house than here. I will never recommend this place even for a homeless person. laundry facilites are always closed and machines are out of order. This place is a nightmare on elm street so THINK and pay 50 bucks more for comfort and class. Not live in a pig style and get raped or robbed.

This place is a nightmare i have lived here since 5 years and all i will tell you is DO NOT MAKE THIS MISTAKE..it looks all fine to begin with but the place is full of leaks, roaches and rats. The machine in the washer dryer area is never working and also the management never takes any responsibility for this. I have had many people complain about the security and assaults here. The elevators are always not working and many times people have been stuck inside for hours before any rescue. My own family visiting me have been stuck here many times. If you want quality life and stressfree home surrounding please do not live here. This is a nasty place with alot of crime. The stairs are all broken with rails coming down when walking down the stairs and the maintenance does not take any initiative to fix this propblem. Trash and bugs are everwhere leaks and bad smelling carpet odor. This is a disgusting place to live at and I will not even recommend this on my worst enemy. Spend another 100 bucks a montha and live a good quality life with washer dryer inside and safe area.
