Management is excellent, well kept property, quiet and friendly neighborhood. Great environment. I was looking for a new place in my son's school district and the manager Laura went above and beyond to assist me.

I have lived here for 2 years. The interiors have been redone and are completely clean, modern, and adequate, although not luxurious. During my time here, the management team (particularly Laura) has always been responsive to any concern I've had. Most of my maintenance needs have been addressed either the same day or the day following my notifying the office. Even when a part needs to be ordered, I have never waited longer than 2 days for needed repairs. Additionally, I have only rarely seen roaches in my apartment. When I have seen one or two, I call to get on the list for Friday extermination treatment of my apartment. This always takes care of the problem, and I won't see another roach for 4 to 6 months, at which time I only need to call again. The parking garage is below street level and, as such, is prone to flooding. A text message always goes out to residents when severe raining is heading our way. Even with this notice, it has only been necessary for me to move my car to the street 2 times in 22 months. The common areas and elevators are cleaned weekly and have very nice Art Deco light fixtures that appear to be original. However, the carpet in these areas does need to be changed, and I've been told there are plans to change the flooring. You really cannot get a place in this area for such a good rate as is available here. Additionally, my rent does not increase every time I renew my lease. I've never lived anywhere that my rent didn't increase with every renewal, so this was a very nice surprise. I've lived in the luxury apartment complex across the street before living here, and the management seemed to pay greater attention to increasing and maintaining curb appeal than to assuring resident happiness and meeting the needs of their individual units. Overall, Avalon Square Apts is the best deal for an address in this zip code and every effort is made by management to make and keep residents happy with their home.

I love these apartments and they're incredibly safe. Not very loud and always polite neighbors. The location is fantastic, and the apartment manager, Laura, is so easy to talk to, super sweet, and ultimately a big reason I live here.

The apartment building is a little old, but you get a lot of space for the price you pay. Management changed while I was there, but the level of service was always great. Laura is very helpful and made an awesome effort to address my requests.

Very unprofessional and dishonest, shady doing things underhanded .bad infestation, the Manager Laura punishes the residents if she does not like the way they talk to her she will not do their maintenance request breaking fair housing laws, does not treat everyone the same and she also forges signtures on legal documents. Both the regional and property Managers are pocketing your money you think your paying to rent. Not safe! break ins all the time! Elevators never work...Run!

Pretty nice place due to location. This is a very old building and way to pricey for what you get. Most of the neighbors are nice and the rest do not speak English. Pretty diverse complex. Nice pools. The only reason we left was management had god like complex. The staff seemed nice but upper management definitely was not. One would think with such a run down property that management would be more professional and less rude.

I moved into Avalon in 2015 and my son spends part of his time with me as well. We recently began looking for a townhouse as he wanted more space. In the process, I thought I'd look at some of the reviews on Avalon. I'm not a big poster on Boards, and have very little free time, but what I read shocked me so bad,I needed to make this an exception. I cannot say enough good things about how this building is run and its first rate managers. They have had an uphill battle with the new owners inheriting a realm of issues. But they are doing a great job. All older buildings have issues, so no surprises there. However, Maintenance is done within an hour of a request, and you can't beat that! Someone was complaining about roaches. We had some, but they were in right away and knocked it out. No problems since. It's a great area, and finding apartments of this nice a quality at those rental rates is virtually unheard of. All the neighbors I have met have been friendly and my son loves playing with the other kids in the building. I always know he is safe! The new owners no doubt bought for the dirt value, but they should take a clue on this one-- A little $ on new floors and outside deck repainting would take you to an A class in a heartbeat. You really are being "penny-wise and pound-foolish. You guys already have a high occupancy, you could spend pennies and raise the rents a touch and have your $ back in a few months on the incremental revs. I've recommended this building to a lot of friends looking, and after we move, I'll continue doing so. A nice building, in a great area, super value, attentive and exceedingly professional office and maintenance staff-- what's not to like??!!

If I could give Avalon more than 5 stars I would!!! I lived here from 2013 to 2015, and while it wasn't the worst property, it wasn't exactly the best. Management SUCKED, the place was falling apart, and it looked like an abandoned community at times.... however, when the new management took over in 2015, THE DIFFERENCE IT MADE!!!! The last 6 months of my lease were possibly the BEST in 2 years!!! They started renovating the entire property! Units, the 2 pool areas, the 2 courtyards, parking lot, halls, gym... everything!! I didn't want to leave anymore! But of course, the entire place was rented out, and I had to leave. I came back summer 2016 and I have never been happier at my place!! My apartment is so relaxing! You would sometimes doubt you have neighbors because of how quiet the property is! Laura and Anna make you feel welcome and at home from the very first moment you step in the leasing office. They're professional, sweet, very understanding, and will always go the extra mile to make you feel at home. If I have a request for something to be done or fixed at my apartment, they will get it done that same day! They really care about the residents and that's a quality very hard to find in leasing agents/managers these days. The location can't be beat! It's in the heart of upper kirby, a block from Whole Foods, a block from Randalls, 2 gas stations, walking distance from Montrose, a few minutes from the Heights, downtown, Galleria and the med center. The price is probably the most affordable you will find in the area! The units are clean, renovated, and you will find the occasional roach, because HOUSTON!!!! It's an old property and Houston is way too humid, so of course there will be roaches from time to time. However, the girls really do their best to keep this under control and you can have your unit sprayed every Friday at no additional cost if you'd like.

I have lived at Avalon Square for a year now and just renewed my lease for another 12 months. While it is an older apartment complex, most of the units have been completed renovated. New flooring, paint job, and new appliances in the kitchen. I've lived here happily for a year with little to no complaints at all! The few issues that I've had were taken care right away by the leasing staff. Anna and Laura at the office have been extremely attentive since I have moved in and I've been able to get to know them pretty well. They are both really nice ladies and will do absolutely everything to make sure the tenants are happy. I live in the one bedroom / one bath 690 sq ft unit. There is more than enough space in the living room (I have a huge sectional and a bar height square dining room table). And there is tons of closet space. I have one walk in closet, and two sliding door closets in my bedroom alone! As far as the location, it cannot be beat! It is by far the most affordable apartment in the area. It is located right in the middle of upper kirby with less than a 2 minute drive to Randalls or Whole Foods for groceries. Montrose is just down the street with access to a lot of really cool bars and restaurants. I work on the east side of downtown and my commute is less than 15 mins (even with traffic on 59). Overall it has been a great experience, and I encourage anyone looking into an affordable unit in one of the best areas inside the loop to take a look at Avalon Square.

I have lived in this apartment complex for over two and a half years and I love it. I live in the largest one bedroom and I have a beautiful view of an atrium like court with large trees and plants. The front and back entrances have secured locked gates, which you need a key to access, and the underground garage is accessible via gate card or garage opener. Any maintenace issues I've had have been handled quickly and expeditiously and in some cases within just a few hours. You can't beat the location of this complex as its right in the heart of the inner loop and walking distance to West Ave, Whole Foods and other fine eateries. One of my friends was looking for a place and I recommended Avalon. She moved in a few months ago and she loves it too!
