It’s hard to even know where to begin…this is a really long review so I’ll quickly summarize it but I urge you to please read the full thing!! In summary maintenance was completely unreliable. Requests were marked “completed� when no one even came, jerry rigged to work temporarily or ignored all together. Simple things would take weeks of follow up and multiple visits. Management was completely disorganized, and clearly unqualified to handle the most basic responsibilities of running a property. And lastly, interactions with the regional manager only made things worse and truly was the nail on the coffin for us. Coming across as defensive, dismissive, and outright untruthful. Living here was genuinely stressful, unsafe, and not worth it. Please take all these bad reviews seriously. They’ve started asking people who tour to leave good reviews so it drowns out the bad ones (a very tacky business tactic). You’ve been warned! …… *The AC Incident* We went a month (4 and a half weeks) with no air conditioning in the middle of summer. Our apartment reached 105 degrees INSIDE. Our cosmetic products melted, medications went bad, jars of food exploded and we had to temporarily re-home our pets. Management showed zero urgency, accountability or concern. There were two separate incidents where we lost AC. Both times, we dealt with the same pattern.. maintenance blamed property management, property management blamed regional management. We would get zero updates or follow ups and had to constantly harass the office to make any kind of progress. Because of that, we tried reaching out to the regional manager ourselves. We called and emailed multiple times. He never answered. Until about a week after everything was finally repaired, he suddenly reached out. Instead of taking responsibility, he tried to justify how everything was handled and downplay the entire situation. He also made statements that were completely untrue. When I pointed out the inconsistencies, he became defensive and said it was “semantics.� It was not semantics… It was a bold faced lie. It got so bad that we had to hire a lawyer just to be taken seriously. *Issue of Privacy & Safety* Maintenance entered multiple times without even knocking. One day, we saw on our doorbell camera that someone entered our apartment; only for management to later deny anyone had gone inside. On another occasion, they lost our key, left our front door unlocked all day long, and didn’t bother telling us. We came home to find our apartment unsecured. No call. No note. Nothing. As far as general safety, every single gate on the property is broken and has been for months. My roommate had her e-bike stolen, units have been broken into and it’s not uncommon to see cars sitting on blocks. The old security office at the entrance is now a storage closet. There’s no security presence whatsoever. Just an empty security car with flashing lights that sits in the parking lot on weekends. But don’t worry, towing enforcement is alive and well. Ive had friends not even make it upstairs so I can register their vehicle before its towed away. *Unit and Grounds* The only bright spot in this entire experience has been the groundskeeper. While management ignores residents and lets the property deteriorate, he’s out there every day, quietly keeping the grounds in pristine condition. He greets you with a friendly smile every morning and we even saw him tackle a thief to save someones bike once. He deserves to work somewhere that reflects the pride he clearly takes in his job. As for the rest of it? Good riddance. Yes, the apartment complex itself is very beautiful! The units are spacious, the pool is fantastic and the location is great. But for us, our safety, peace of mind and standard of living, it’s not worth it.

We’ve lived here for over a year and a half, and when we first moved in, the property was great. The staff was professional, maintenance requests were handled quickly, and communication was always clear. That all changed when new management took over in February, and the decline since then has been staggering. Poor communication & loss of lease: We weren’t informed about the management switch until after it happened, and all of the long-time staff who actually knew the property and the residents were let go overnight. Just days before, we had signed our lease renewal. Under the old company, documents were always accessible online, but the new company immediately shut down the portals. When we asked about our lease, they claimed they didn’t have it and even said they could charge us any rate they wanted since we “had no proof.� That was untrue — we had a full general ledger showing every payment we’d made, clearly reflecting our rent rate. After weeks of frustration, we finally contacted the prior management company ourselves. They confirmed our lease was included with all the other tenant files handed over, and they were shocked the new company never reached out. They had to resend us our lease directly because the new management failed to do something so basic. Eviction scare: After being consistent, on-time tenants for over a year and a half, we came back from vacation to find an eviction notice taped to our door. It had our names on it — but the wrong unit number. Management brushed it off as “just a mistake.� But that’s not a small mistake. Eviction notices can impact people’s records, jobs, and peace of mind. To treat it as no big deal shows a lack of accountability and seriousness. Forced unit updates: The complex is pushing updates to units while people are living in them, which creates more problems for residents than benefits. Having workers inside while we’re still in our lease means rearranging our home, dealing with wet paint fumes, and even taking time off work to make sure pets don’t get into construction areas. These are major inconveniences that tenants didn’t agree to, yet they’re being used as a reason to increase rent. Updates are fine when done responsibly — but forcing them on current tenants with no consideration is completely inconsiderate. Parking portal nightmare: The parking system is another disaster, and it’s not just our opinion — it has terrible ratings online. Our car has been registered with the property for over a year with no problems. Out of nowhere, it was towed in the middle of the night. When we checked, the portal showed we had “updated� our information that morning — something we never did. Management dismissed it as if their glitch wasn’t their problem. The result? We lost a day of work and had to pay over $310 to retrieve our car — even though it was properly registered the entire time. That’s not just inconvenient, it’s financially damaging. Lack of accountability: The common theme with this new management team is that problems are always pushed back on tenants instead of being owned and corrected by staff. Whether it’s lost leases, false promises about “uploading documents Friday,� an eviction notice with the wrong unit number, or a glitch that wrongly tows a registered car, the response is always excuses or indifference. Professional perspective: We are competent, professional people. I work in the medical center, and my partner works for a real estate development company — her family also owns a property management company. We are very familiar with how processes should work, and what we’ve experienced here is the exact opposite. Based on the repeated issues and the dismissive responses we’ve received, it feels like we’ve been unfairly targeted. At the end of the day, the complex itself is fine and used to be a great place to live. But under this new management, living here has become stressful, frustrating, and unnecessarily costly. We strongly recommend taking all of these factors into consideration before choosing to live here.

I've never moved out of an apartment early until The Phoenecian. Gladly paid double rent to leave, not only has new management let it become disgusting, it's a giant fire hazard as well. Things really got bad at the end of 2020 when management changed. Then the big freeze happened and we got to really see what they were about. When water runs four floors of apartments in multiple buildings for four days straight, nobody was even contacted. Your carpet was soaked and molding? They replace the padding beneath but never the carpet. Your ceiling began to hang down and mold from water damage? Cover it up with paint... Water running over electric grids and breaker boxes? They left the power on and didn't warn any residents or move us into safer buildings. Their security guards are underpaid, rarely speak English and did not stop me once as I followed in a car in front of me. Everything here is done as cheaply and quickly as possible, and if you have a concern they will ignore you as long as possible. There are multiple drug dealers that live here, the smell of pot is constant on certain corners of the complex and their customers show up very late at night, every night. There are LARGE families that let their young kids play in traffic, parking for visitors is almost impossible and the exit of the complex has caused multiple wrecks. Our apartment has a nice orange fungus growing on the roof guess what... they painted over it. Please choose a safer place to live, you will not be taken care of here.

I moved into the Phoenecian last July, and have loved staying here. Their maintenance people always give notice before entering your apartment, and they typically always come before 24hours has gone by. I never really use any of the amenities; however, the gym could use some upgrading. The office staff are very helpful, and always very nice. Although I live by the pool, I almost never hear any noise from people or the waterfall. The location is superb as you can avoid the Galleria rush, while still being close enough to walk there.

BE VERY CAREFUL WHEN DEALING WITH MANAGEMENT. So here's the story: My original lease ended at the end of July of 2017. I decided to stay until the end of August due to some things going on at home. (Side note: At the end of August, I told them I might need to stay a little longer due to my permanent home being severely flooded due to Harvey. I expected them to give me my normal or even a discounted rate due to the major storm and my current predicament of losing my childhood home, but no, they hit me back with what would be almost triple my original rent just for staying TWO OR THREE MORE DAYS longer so I had time to organize and figure things out with my flooded home. That didn't happen.) But I digress... I talked with the on-site property manager at the end of July and she said that I'll be put on a month to month rate since I'm off lease until the end of August. That was fine. However, she said that she'll upload my updated bill to the online bill payment portal. Cool. I paid, moved out on the agreed date with a clean apartment and all keys and forwarding info given, everything was good. Until now. I got a call from a collections agency a couple of days ago demanding that I pay the remainder of the rent or they'd report to the credit bureaus. I was confused as I checked my bill payment portal a few times after I've left and there were no bills remaining. Turns out, my property manager only uploaded a part of what I actually had to pay at the end of July to pay for the month of August, and that I was expected to pay the remainder now. I even sent them an email when turning in my keys stating that if there was anything else they'd need from me, to contact me by sending me a letter to my forwarding address (which I handed to management along with my keys) or my email or phone. There had been no phone calls, emails, or any communication whatsoever to notify me of the situation. They sent letters to me...but they were sent to my APARTMENT ADDRESS (yes, the same apartment that they knew I had vacated already and therefore had no access to the mailbox). So don't be fooled by the nice amenities of the apartment (which, I admit, they were pretty nice). The property manager behind the curtains CAN and WILL take advantage of you if you let them. Apart from lying about my rent, to sending my account to collections without even a simple thing like a quick phone call or email is so deceptive and sleazy business practice. When dealing with them, make sure to get EVERY PROMISE IN WRITING and REVIEW EVERYTHING THEY HAVE YOU SIGN or don't deal with them at all. Otherwise, I had a fine time living there, I didn't encounter any problems with crime, noise, or smell. I do agree with other reviewers that there are not nearly enough parking spaces available, and 90% of the time my guests had to park outside and walk to the grounds. But man can they be crooks. A good learning experience for sure.

Having moved to Houston all the way from the Northeast, I was very nervous about selecting an apartment in such a big city with so many to choose from. I am incredibly pleased with my selection! The Phoenician is everything I could have wanted. The apartments are so well kept and maintenance is always available. Those who work in the leasing office are all so nice and helpful. The Phoenician has the prettiest pool in all of West Galleria. I feel very safe with the gated community and I never have to worry about any issues with my car, which apparently is a thing here in Houston. I couldn't be more lucky to be at the Phoenician. I absolutely recommend it!

If you want to be completely miserable and absolutely HATE where you live, this is the place for you! I've watched this property reduce to a WAY BELOW AVERAGE apartment living complex. The units are not maintained to standard living (nor to the price you pay for living there), the leasing office people are INCOMPETENT and USELESS, and the manager is UNPROFESSIONAL and RUDE. You can try talking to the manager, but it is obvious she is not paying attention and NOTHING will get done properly (she'll get dates mixed up, forgot your maintenance request, etc.) You can count on them to never forget about YOUR rent and any other tenants' duties, but you can FORGET ABOUT THEIR MINIMUM DUTIES TO YOU! When you move in, the apartment is FILTHY (worse case are the bathroom and shower...), there are holes in the carpet, and the floor is messed up. There are always WATER ISSUES here, whether there' no hot water, low water pressure, or the toilet is not the water bill is still high up there $$$ The property grounds are DIRTY and there's dog trash everywhere!

The Phoenician is such a great place to live!! I lived here for several years and never had any problems! The facilities and staff are AMAZING!! Everyone is always so willing to help with any questions or concerns that you might have. Beautiful community and well kept year round!
