Notice: Any review giving this place a positive experience, are either staff or paid internet trolls. Let's begin. The staff appeared friendly at first meet, hold that thought. Upon my family arriving, we discovered the apt was infested with night runners, yes roaches that only appear past dark. It's like they are part of the staff, to get you as soon as you sign the lease and on the first night. My family moved here simply bc of how close it was to my job. We are professionals with great credit,and rental history. We do make good money yet dont mind staying in mediocre housing, we aren't snobs. Well I wish we were. . We endured hell for most of the lease until we just had it, the hot water would go out almost bi-weekly, the ac broke often, and never worked as it should therefore summer was a devils hell. Yes roaches plagued us no matter which new toxin we used to bomb the place. The manger, Liz, is a horrible human being, shall I say, a twin of the notorious Hillary Clinton. I had several reunions with her simply based off my needs for a clean and safe living space. We told them another person would fill the last part of our lease, they didn't reply to the letter. The others moved in and paid, with evidence yet the managers assistant called and said we breached our contract after in a conversation with her, shawndra, she said and the lease said it was ok as long as they know. I had to leave, and do you know why? Yes it had all the problems I mentioned and more, but it was one thing that after being there for close to a year, that was the tipping point, MOLD, it was the reason we had been getting sick for so long, and we discovered it very late in the lease. we had some pros come out and verify it. I sent letters to the office notifying them to no avail. I had enough. Long story short, they took us to court and what's worse, we didn't even know. It was a nightmare, my readers! Please do not live there. Take all of our (the reviewers) word for it. Spread this message, and save some ppl the troubles and nightmares of The Waverly!

I am living here over a year, office staff unprofessional. very less of features i never enjoy if im step out side my apartment, a lots kids running and biking around apartments comes knock people doors and running, they thrown rock, buckets to my car and running. The first time I moved here and asked how much water bills for 2 people and they answer " About 30-40 dollar", but there very comprehensive charged such as: sewage between " $50-$70", water 40, trash $ 7, gas $13, pet control $ 3. So i paid over $100 a month. My apartment has water leak from 2nd floor more then 8 times/year. My stuff got wet and damage, and took them almost a month to fix, and leaking again. There are nothing to entertain in this complex, and they keep change manager 3 times a year. You can come and take a look, there aren't have what you think. I am very up set they charged me $ 70 for sewage a month.

Do not move here! Too many headaches and silly issues for such high rent but they are only taking advantage of the location and convenience they don't care.Kids running around everywhere to the point that I had to stop in the middle of the parking lot and wait for a parent to finish digging in their car so that they can remove their 1 year old from the middle of the road. I have witnessed two fights and multiple police cars. I have only lived here two months and I want out. There are men who hang outside very loudly drinking and cussing. The parking lots are messy and the overall upkeep is horrible. Most of this can be rectified if there was security on the premises.The parking is very bad, I have had to climb into my passenger seat twice. The horrendous parking could be the result of multiple families living in one bedroom apartment. If I am able to see this after two months how can the apartments not notice? Only being here two months I have been without water 4X and lights 2X(longest 14hrs). As I type this I am without water when just yesterday I was without lights. They send no notice, apologies or nothing. The manager is rude for no reason and they do not accommodate reported complaints or maintenance orders. My apartment has several issues which is evident that a proper walk through was not implemented. It's so many things wrong here that I just focused on the main issues because I failed to do the proper research on this place before moving here so I leave this here for those who do! I will not be renewing my lease and I wouldn't recommend anyone here not even the losers on section 8. Ignore this if you want but don't say you were not warned. This is a polished ------. Nonetheless, the location is great and anything you could want to do is minutes away but back to my point the these apartments are trash. Oh yeah and roaches...

ATTENTION FUTURE RESIDENTS: Listen to me when I say this. You DO NOT want to move here. They are infested with roaches. I moved in a couple of days ago and before I moved in, the apartment was okay. That night I moved in, as soon as I turned on my lights roaches began to scatter everywhere. I'm not talking about a few roaches here and there, they were on the ceiling, the floor, the bathroom, on the toilets, and get this, even in the REFRIGERATOR! And when I opened my front door to walk in my apartment, they were falling from the top of the door. Listen to this, the POOL IS CLOSED BECAUSE THE CITY FOUND ROACHES IN THE POOL. If you don't believe me, if you go to the the pool by the office, you will see a RED notice from the city saying the pool is closed until further notice. Now, if that doesn't tell you to not move here, then I don't know what to tell you. Everyone who is involved with these apartments are so unprofessional. From the people in the office to cooperate. We called cooperate and the lady who is over cooperate said "She's out of town, so I can't do anything about it". I've only been here for a couple of days and I'm fighting to break my lease. The people in the office won't do anything and cooperate won't do anything either. So before you think about moving into some apartments, PLEASE, PLEASE, PLEASE, look at ALL reviews. They will tell you a lot about the apartments. There's a lot more that's going on with these apartments but I think you get the picture. This is actually the first time I've ever written a review about apartments and I only gave them 1 star because I was forced to.Hope you take this into consideration.

I recently move into The Waverly, my experience has been great. I love my unit. Choose the wood floors. The staff members are awesome. My leasing was very patient with me and also help in my decision making when I was undecided on which apartment I wanted. Thanks to the Waverly Staff.

DONT MOVE HERE! YOU WILL REGRET IT! Roach infested, Constatnt sewage problem water is turned on/off on a weekly base, Takes MONTHS to get anything maintained (broken fridge and a/c unit for over four months.. FOUR MONTHS! Besides being a extremely low quality Complex. I must say the worst part is management they talk to you like you're litterally Horse Crap. BEYOND unprofessional, rude, ignorant, and inconsiderate. They are bearly in the office and good luck trying to call them.. We just had new management and it has proven to me that, even when you think a complex can't be that bad.. WRONG new management can make it complete ----! And after all this they had the audacity to raise my rent by over 20% (new renovation price) also note my unit was never renovated.... You will pay ridiculous amounts for water and sewage regardless of them cutting water several times a month.. DO NOT COME HERE! IM COUNTING DOWN THE DAYS FOR MY LEASE TO BE UP!!!!

It was calm quiet and decent. Love the fireplace. The horrible things here is nothing was never being fixed. It's rat and roach infected and still hasn't gotten rid of the rats and mold, and no working heater. They enter your home without approval and the worst part is seeing ------ going in and out of a women apartment and finding out ------ is sleeping with a resident. This place is very unprofessional and I wouldn't recommend this place to anyone. If you make a repeated complaint about something that hasn't been done yet, they'll just hang up in your face. Just horrible and better off elsewhere.

Let me tell you about my experience at this roach motel. I got a new job in Houston and have never even been to the city before. We looked around in June of 2014 and decided on the Waverly because of the cheap rent. Big mistake because you get what you pay for and I was blinded by the cheap rent. Our first experience there should have sent us looking elsewhere, but as I said, I was blinded by the cheap rent. When we first go the property to look around and talk to the manager, we called the office from the call box but it just kept ringing and ringing. We figured maybe they were out showing someone an apartment. A resident walking out saw us and told us the access code. We walk into the office and the manager jumps up from the couch he was lounging on, watching the soccer World Cup, and B.S.ing on the company phone. We should have turned around and left because of that display of unprofessionalism, but we gave him the benefit of the doubt. He told us that he had no apartments to show but would have one available around the time we wanted to move in. We took him on face value, which was another mistake. We should have never agreed to an apartment that we couldn't at least see first. After that, we went out of town to visit for a few weeks. We came back and had to drive through Houston on our way back home to pack up our stuff for the move. The manager had told us that he would call us to verify everything, but he never did. We ended up having to call him and after leaving several messages on the machine and with his co-worker, we finally get a call back at their closing time on a Friday. I'm glad calling us back like he said was at the top of his list for the entire week. On the message, he says, "By the way, we may be having you move into a different apartment, but we don't know which one yet." I try for about another week to get a hold of him so that I can find out which apartment we will be in so that I can tell our movers where to deliver our stuff. I finally get a hold of him, again on a Friday and this time only three days before our movers are going to come and he tells us which apartment we will be switched to. Now, here come the fun part, our first and only night in the apartment. Everything seemed to be okay when we got there in the afternoon. He did want all of our payments and paperwork that day, but we said that we had to accurately scrutinize the apartment for defects and we're not going to do it in an hour. We'll need the rest of the day. The first thing we noticed was that there were a lot of paint chips everywhere. I don't mean little specks, I mean giant Corn Flake-sized paint chips in every room. Not that big of deal, we just figured we would vacuum them up. Then, we started cleaning. I was using Pledge to polish the cabinets in the kitchen. A lot of the wood just started disintegrating as I would saturate it with Pledge and clean it, which means they either used the cheapest, crappiest wood ever or there are termites there. But then around 8:00-9:00 at night, everything changed. The apartment came alive. Roaches started coming out EVERYWHERE. They were in the kitchen, the bathroom, living room, bedrooms. They had free range to go wherever they wanted because there were no baseboards anywhere. They could just walk up to a wall and crawl into it from the bottom. They were so bold and would come out with the lights on. They would walk up to us with no fear whatsoever. I realized that the black goop I was wiping off of some of the cabinet hinges was not grease but where the roaches would crap. It was so unsanitary that we decided we could not live there with our daughter. We had brought a lot of stuff with us in the car and I brought it all in, which I shouldn't have done. I stayed up until about 3:30 in the morning going through every item we had in every box one by one to make sure there were no roaches in the boxes. We did find a couple which we could have easily brought with us and infested the next place we moved into. I had to call our mover on his personal cell phone at 11:00 at night, seven hours before he was going to deliver our stuff, and tell him not to bring it. It ended up having to go into government storage for three weeks before we finally got it and a lot of our furniture was damaged because of this extra unloading and loading. Also, we had to spend the entire night without a working air conditioner because it was broken when we got there. It was unbelievably hot. Also, they never cleaned the carpets. I vacuumed the room our daughter was going to sleep in so that she could at least sleep in a somewhat sanitary area. Our entire vacuum was filled up just from vacuuming this one bedroom. Also, I think a person who shed a lot previously occupied the apartment because it looked like I had an entire ---- in my vacuum filter. There was so much dirt that it clogged up our vacuum hose and we didn't figure it out until we got in our next apartment. I had to take the vacuum apart to dislodge whatever was in there and it was sucked into the filter and almost filled it up again with the crap was in there. We went in to the office first thing after it opened in the morning and told the manager we were not going to live there because of the roaches, paint chips, dirtiness, broken air conditioner, no baseboards, and overall unsanitary condition of the apartment. He couldn't believe what we were telling him and then I showed him all of the pictures we took, some of which are below. I have about 30-40 more pictures of roaches because I took one every time I saw a different one. He wanted to see for himself and we walked back to the apartment and I pulled the refrigerator out and saw at least two roaches run up into the wall from the bottom where baseboards should have been. He said they could put baseboards in, but I said that was not going to solve the problem. The place is infested with roaches and they will just find another way in. Besides, all of this stuff should have been done PRIOR to us moving in. Look at the pictures below of some of the paint chips, a part of the wall with no baseboards, and a roach so bold that it just walked right up to my wife while she sat on the floor. Do not live in this dump. We went to an Apartment Locator the next day and she found The Memorial Apartments on Nottingham Oaks Trail for us, which has affordable rent and in a nice neighborhood. These apartment are waaaay older than Waverly but we haven't seen one roach here.

The one thing that makes this the WORST place to live is the Manager on the property. Unprofessional and very ignorant. She believes it is ok to interpret the tenant lease law in her own words. If you need to discuss any issues with this manager please get the managment company on the line before you spend time talking with her; you might be inclined to knock some education into her mouth to help you understand her ignorant response. You almost think she is the owner and if this is who the management company feels represents them professionally- they may want to listen to the audio recording of this uneducated, misinformed absolute poor excuse for a manager at the Waverly Apartments-in addition please tune in everyday for more information on the manager at this location.

My name is Ivan, I moved in on 05/02/2013 and all I can say is that I am completely satisfied with my apartment! The location of the apartments is very convenient. My apartment is roach free, I am a neat freak so I take matter into my own hands by making sure my apartment is super clean. I think if you keep up with your own apartment, you won't have any problems. If you keep up with it trust me, you will be happy. At night the complex is quiet. I don't see people loitering. I love the fact that the property has one way in one way out. The maintenance team is very helpful when it comes to work orders that I request. I think we should be responsible and not lazy for the basics of keeping up with our home. The office staff is friendly as well. I see people post negative stuff about them, but i think that if you approach them with a level of maturity as adults that we are, any problem can be solved. They have been very helpful. I am up to renew my contract and guess what?, i am going to renew it again, I don't plan to move. I will post pictures soon!. Sounds like people here don't get their way so they decide to post negative.
