This place is full with all kind of Insects and cockroaches so old and the management are worst than everything else Darla that lady hate human being she just want to take money from the residents and all her time out of office for eating.

I can't even begin to explain how happy I am. I saw their $199 move in special online and decided to go see if it was worth it. And I'm glad I did. I went with the townhouse that is like their model. Everything was clean, no pests or bugs. It's beautiful and it's mine! Now I didn't read any of the other reviews until after I moved in lol. I was in a hurry. But I didn't have any problem's with the staff. I actually thought they were pretty awesome, they got my application run and everything together in 1 day! They were nice and helpful and I didn't have any problems. I haven't seen the girl that moved me in, she was really sweet. But the manager is always there and helps me with whatever I need. I don't know what else to share really. I like that it puts me only 5 minutes away from my job in memorial so i don't have to deal with traffic. Besides that I say tour it and see for yourself. I'm giving it 5 Stars.

The only reason I gave the staff 4 stars is because the manager deserves 5 - yet the assistant (Rosie ) deserve -5 She is just awful she is rude and just last week made me pay $70 for a parking pass when the manager said it was only 25 and she had to refund my money. Rosie is shady people. I always deal the the main manager and she is amazing really makes me feel at home. The maintenence guy are cool to they take care of anything you need quite quickly. I recommend this place if you steer clear of the shady racist assistant

This is very nice place to call home. All are very kind and happy. The manager always help with anything we need. I love our home. My children have a nice & safe place to live. That matters most to me.

I have lived here for 2 years now and can't say I have any of the issues some of the people have written here. The Staff are dedicated and hardworking and kind no matter how busy it may be. We've had a new manger for just over 4 months now who works tirelessly. My apartment overlooks the front office and just about everyday the current manager is here an hour or 2 early and stays late just about every night. She's done a lot to improve the property and has some how done it alone for the last few months. They just brought in a new assistant who is the sweetest person and seems to really care about the residents. She takes care of any requests right away and even calls back to check that everything was taken care of and asks if there's anything else she can help us with. None of the apartments I've ever lived at has offered service like that. Even the maintenance staff is on point and friendly. There are things that need updating, like fences here and there or paint, but I always see the maintenance guys out working on those things so they're clearly on top of it. All in all I'm happy. I really don't have anything negative to say.

DO NOT. I repeat...DO NOT rent here. We lived here 2 years in 2 different apartments. First off...the office staff is shady. S H A D Y. Upon our initial move in, we paid 2 pet deposits at $400 each...$800 total, a regular deposit of $300, admin. fee of $100 and application fee of $45. The actual apartments are NOTHING like the pictures they have online or the model they show you. NOTHING. Our first apartment had numerous maintenance issues. Every time it rained, our living room and attached dining room would flood. Our living room rug, end table and sofa were ruined. When maintenance finally came out, they caulked the outside bricks and told my Fiance that if we wanted it fixed like new, we should buy a new house. We signed up for pest control religiously every week. Twice during the 6 month period in this unit, we had to leave for 3 days at a time (bringing our pets with us) so they could bomb the entire building. They did not give us notice, would not discount rent and didn't help with roaches. Our garbage disposal was always on the fritz. No one came after constant requests. It was stopped up, both sinks full and leaking from under the sink and into the kitchen for 2 weeks before we moved to the other unit. Change in office staff and NO record of our previously paid deposits, so we were required to pay all deposits again for the second unit, totaling another $1000 including a discount on the second pet deposit and admin. fee. We never got a credit or any of the other deposits back. We cleaned the unit top to bottom, yet they still charged for the total amount of the previously paid deposits...totaling $1,100.00. I spoke to the following resident. They did not replace anything, nor was the unit professionally cleaned upon move in. Once we moved, we quickly figured out we didn't have working a/c. (September) We did not have fully functioning, working a/c until maybe a month or two before our lease was up the following July. We had to purchase a portable a/c unit to keep in our bedroom just so we could get a comfortable night's sleep. We dealt with clueless, non english speaking maintenance men, an office that was closed 1/2 the time they were supposed to be open, service calls being flat out ignored. A pipe that burst upstairs and would leak down into our apartment behind our drier. Submitted a request, maintenance showed up (anywhere from 2-3 days to 2 weeks after submitting a request), and we had the situation under control. We even spoke to the upstairs neighbor so they could take care of their leak. The wall behind our drier ended up rotting out and falling apart. We did our best to clean it up and patch it so no critters would get in. The leak was never repaired and would flood whenever they did laundry/dishes. Someone attempted to break in our back door and busted the deadbolt and door knob during the workday on a Friday. This wasn't considered an emergency and were not able to submit a request until the following Monday. We went to Lowe's and got the stuff to change out the lock and did it ourselves. It wasn't pretty but we did it. No one ever showed up or called to follow up after submitting the original request. There were constant changes in rent and utility rates. After comparing with neighbors, no one was paying the same rent or utilities. There was no set rate schedule. On average, we paid $1200/mo.-our next door neighbor paid $925. We moved out WITH the required written notice. Cleaned & noted damages. Dirty carpet, our ratchet job of replacing the deadbolt and the wall behind the drier. I submitted this along with the keys and forwarding address upon move out. NEVER received anything from Sheffield. Got a letter yesterday stating I owed almost $500 in falsified damages/fess. I'm NOT paying this. I only give 1 star rating because I am required to by the site. If I could give 0 stars, I would.

Make sure you pay attention to the ratings. This is not the place you would want to live. The garbage is always full and running over, there's problems with bats, mice, and roaches. If something is not leaking it's breaking down. Maintenance sucks so you may or may not get done what you request. When I moved over here I had no idea it was like this. They ask you if you know anyone who's looking for a place and I tell them no because it's just not fit and those that own this place aren't trying to fix it up, they're just collecting the money, which is so sad. Don't do it , you will be very disappointed, " VERY "

My wife and I just moved into these apartments. And after reading the reviews, I must be honest, I anted to run for the hills. But I am happy to say there have been no mice droppings, bugs or bats to be seen. The staff is kind, knowledgeable and efficient. They remembered me by name and face after only one visit. They answered every question I asked and were patient with all of them. The community is quiet. The neighborhood the community is located in is quiet. I can not hear my neighbors either to my right or beneath me. I like the size and price of the apartment. My only complaint at this time would be the parking and the drive ways. But both of these are fixes that are complaints for many properties that are not nearly as old. (I mean who doesn't have parking issues, it's Houston) But all in all I think it is a wonderful property.

THIS PLACE IS HORRIFIC!!!! I had to last in my apartment a whole year with on going mice or rat problems. When I first moved in, my apartment was not even ready, I got to cleaning the kitchen cabinets and there were chocolate chip sprinkles everywhere, turns out these were from a rat or house mouse. They were rodent droppings. Very disgusting, could not use my cabinets at all, had to keep food and dishes on Kitchen Table. Practically lived out of my dishwasher all year, aside from plastic utensils and paper plates. I bet they rented out this apartment to someone new, with out even letting them know of the prior problems. Roaches all the time, especially in the kitchen. The exterminator found holes behind the stove and in the walls, technically patched them up, but was still having visits from the rat or mice that was living there. Insulation sucks, since I had the town home, bugs were always coming in from the window seals, it was very cold downstairs in the winter and very hot downstairs in the summer. Looks like there is mold in the air vents, and I saw mold underneath the restroom sink, when I realized there was a big hole in the wall, they finally covered the hole, but never looked into the mold, once I reported it. I had moved in when one week later we had a new manager. She did let the exterminator know about my issues, but started to get resolved slowly. To be honest, the issue never got resolved, I just lived with it, I got tired of all the drama and reporting it, AND nothing getting done. I am so glad now that I am out of this place. I never cooked there because of the issue with my kitchen, so I spent a lot of money eating out. Never felt sanitary, and when I did cook, I had to be extra careful. Looking at everything and covering everything. Nothing ever touched the counter top surface. Always finding mini roaches and mini ants on the counters, I always made sure nothing touch the counters. I was always really concerned about mine and my family's health, especially my children. Overall, I think this community needs to be bulldozed and rebuilt as well. It is not worth all the rent, to live like a rat. Not even giving one star at all.

We Just moved to Houston and not knowing the area we looked at all sorts of apartments and there was a waiting list we needed something fast. Now i wish we would have waited before moving into Sheffield. First the Staff is rude they don't know customer service at all they just want the money and what does the money go to NOTHING the apartments are old not clean the crime rate is bad there is no patrol officer they say there is but there isn't the gate in front has been broken so many times there's no play area for kids they have a overgrown with holes in the fence area tennis court that are by sky piles of trashy dumpsters they only have 3 dumpsters for the whole apartment complex and the what you call tennis court is by a run down dog area so my kids have to play by dirt, dog poop and garbage NOT SANITARY AT ALL!! Looking for another place to move to i will break my lease!! I DO NOT RECOMMEND THESE APARTMENTS FOR ANYONE! They need new staff and to bulldoze and rebuild. I wouldn't even give one star.
