My friends and my family live here for a very long time. The staff has change and I like ----- and the boy and girl are really good to me but ------ is always so rude. I spoke with my friends and they to have some issue with her. She’s like with all of my community of friends but we see her speak nice to other people. We think it’s because we are ------------. She even slammed the front door on my friends wife once because she wanted to lock the office. My friends wife said it was not 5 in afternoon yet. Please do something she is not good for the community! I see how ----- did help fix on promises from other manager but I stay anonymous to ensure to retaliation but will move when lease up!

I am a current resident, there is a reason this place has so many open apartments right now. Management is poor, to say the least. The employees have no accountability and act like you're bothering them every time you go to ask a question. They had one good office guy that actually cared about residents, he left so now it is all crabby ladies who can't be bothered, including managers. If you don't live on the top floor you can hear every footstep of the occupants above you. Don't expect any security from the vehicle gates at the front of the property, they're broken and stuck open at least 50% of the time and when they are working, cars just follow the previous vehicle in so anyone can come in. The man gates by the front are never locked so the pool is always full of non-residents. Maintenance is a joke, requests take weeks to fill. Not to mention that when you submit a request, that gives them free access to your apartment and they don't provide any notice to the resident the day they're coming. Not a good experience to have someone unknown in your apartment when you come home from work, especially when a work request was filed 2 weeks prior... All goes back on management, but like I said previously they have terrible managers who have zero accountability just like their employees. Looking forward to moving after my lease is up.

Renter’s Beware: this complex solicits positive reviews from new residents. The majority of the reviews posted here are made by people that have either not moved in yet, or have only been living here for a week in order to get $50 back from the leasing office. I have lived here for over a year now and feel like I can actually leave a helpful review on this property: Pros: 1. The inside of my unit was nice when I moved in and has continued to be nice 2. Seems to be a family friendly place to live 3. Rent price increases have been predictable and in line with cost of living. They did not raise our rent price 20%+ like other complexes in Houston. Cons: 1. Safety. Since I have lived here, there have been numerous times where I have woken up to multiple cars being broken into and/or having all 4 wheels stolen off their car. I also have been chased in the parking lot at 2am (when I got off work) by someone wearing a hoodie with their hood up. I have also seen a car vandalized by a resident where they drew on the car with marker and wrote obscenities. The leasing office took the report and did nothing with it. There is a security officer that drives around at night but does not appear to do his job whatsoever as there are so many cars broken into and wheels stolen. 2. Parking. When I initially moved in, there were no parking stickers, so everyone was fighting for parking as people that did not live here where stealing all of the parking. About a year ago, they gave everyone parking stickers, but there are only 15 visitor parking spots for the entire complex and I see people getting towed all the time. When I have guests come in town, they are almost guaranteed to have to park at the shopping center a mile away to ensure they do not have their car towed. 3. Children play in the streets. There are so many children in this complex and they all enjoy playing soccer and cricket in the streets, riding their bikes, etc. I have had numerous kids dart out in front of my car chasing a ball or even kids that are playing chicken with cars. This is incredibly dangerous for them. 4. Garage parking. The children playing in the streets incessantly hit the garage doors with things they are playing with. Since living here, I have seen over 3 garage doors be replaced, only to be damaged beyond repair a week later. 5. Leasing office workers. There is incredibly high turnover with who is working in the leasing office and none of the new people are polite at all. They used to have a guy named Phillip who was very nice and seemed to want to do right by the residents, now they have all new people that are rude and disrespectful. 6. Leasing office communication. The leasing office sends out emails with important information, but days after that information would have been useful. The office sends emails that are incredibly rude and snarky, blaming residents for things that are beyond their control (i.e., there is a gas station next to the complex that feeds birds every morning and they blamed the residents for doing it). 7. Gate. The gate at the front entrance is always broken. They advertise a gated community, creating the illusion of safety, but the gate is always broken. The callbox also rarely works, forcing people to follow cars in, in the off-chance the gate is actually working.

Hello, I lived in Aliso for 2.5 years, I renewed my lease not because I wanted, but because I had to. I moved from there as soon as I could and I’m glad that finally, I could do it. These will be my comments and advice for the people that are looking for an apartment there: 1. The apartment layouts are nice but be careful when selecting the unit. I used to live in one of the buildings that were facing the HW6 and believe me every night was a nightmare, the noise from the highway all the time is annoying. When the pandemic started and I had to work from home, it was literally impossible to attend any meeting without receiving complaints from my colleagues about the noise. When I was looking for the apartment, that was one of the first questions that I asked, and the leasing agent told me that they never had received complaints about that reason, well, here is my complaint. You have no idea all the things that I had to do to have my online meetings. 2. The community is full of kids playing with minimum supervision, especially during the afternoon, kids running and riding bicycles very fast that could even hit you when you are walking if you are not careful enough and get away from their way. The kids play in all the parking areas and it is very dangerous that even the drivers can hit them while they are playing. 3. The dog park is not well maintained, it has deteriorated during the last months, the entrance gate fall, the poop is not picked by the residents, and it is full of mosquitoes. The same happens in other green areas in the community, you can see frequently the trash bins designated only for pet poop full of waste, sometimes even the residents throw glasses, food containers, or even glass bottles in the bins. 4. The balconies around the community are full of things, you can see since bikes, until clothes in them, same happens with the areas below the stairs and the pathways around the community. Although management has notified several times that the areas and pathways need to be cleaned, you will always see things there. 5. Although it is supposed it’s a non-smoking community, you can see people smoking frequently, especially in the boundaries of the property where people usually don’t pass. As other people mentioned in the reviews, I have also seen people smoking weed, the smell is unbearable, and you can feel it even if you already passed the site where the people are smoking. 6. Parking spots for visitors are very, very limited, I will say maybe less than 20 for all the community and they are always full. 7. The main gates get damaged frequently, and it can take from days to weeks (or months) to get them fixed. 8. Maintenance team was always very kind, however, the response to the requests was not always performed in a timely manner. I had issues with 2 lamps that were falling from the ceiling and it took weeks and several emails and calls to get them fixed. 9. The leasing agents are changed frequently, during my first year there I can say that the personnel was constant, but after that, I could see 1 new person every time that I visited the offices for some reason. 10. Finally, I received a charge for additional cleaning in the apartment that I vacated, this is completely annoying, the apartment was cleaner than when I received it, and I was charged for the minimum details that they found. I could look for the pictures that I took when I moved in to show them the condition of some of the things, but I prefer not to make trouble and just close this chapter. I hope my honest review can help you to make a good decision.

This complex is poorly run. Originally it was called Elan Briar Forest and was built by Greystar. Greystar sold the property to NALS and NALS is running it into the ground. The interiors of these units are beautiful. Real hardwood floors, high ceilings, nice kitchen counters, shiny appliances, etc. The problem is management does the absolute bare minimum (if they even bother with that much effort) to keep this place running. There is tons of litter and dog feces all over the property that's left sitting there for days at a time. Dog poop bins are regularly overflowing, as of today 12/22 there are three dog poop bins on the property that have been overflowing since 12/18. There are only 15 dedicated visitor parking spots for a community of 324 units. It's technically a gated community, however the gate is always either broken or just left wide open all day and all night. The assistant manager of the property swears at tenants and still has a job. The dog park gate literally rusted off its hinges weeks ago, the dog park gazebo is in the process of rotting apart, there's dog poop left all over the lawn in the dog park and elsewhere in the complex, there's booze bottles and other trash that has been floating in the lake for over a week, and most recently I've discovered several German Cockroaches in my apartment and NALS won't treat the entire building, which is necessary to actually get rid of a roach infestation. Mind you, every tenant MUST pay a pest control fee, just be aware you're not actually paying for anything because you won't get any kind of pest control in the event you do have an issue. Don't believe all the 5 star reviews you see - this complex offers tenants $50 to leave a review, and they will pressure you to leave a good review rather than a bad one. I regret moving in here so very much. NALS is one of the worst property management companies I've ever encountered.

I originally thought these apartments were beautiful after seeing the show unit. Upon moving in I’ve had the most horrible experiences. First day moving in mosquitoes were everywhere, the apartment wasn’t cleaned, porch filthy. Needless to say anything but move in ready. I couldn’t sleep fir almost a week until the mosquitoes were gone. My car was towed twice because office management neglected to tell me both cars needed a sticker. There’s an awful sewage smell that comes from my kitchen sink daily. Like rotten eggs. I e complained since day one. Every month i submit a work request to fix the issue. NOTHING has been done. I work from home suddenly water began pouring from the unit above me through my ceiling. Tgat has yet to be fixed. Carpet coming up at master bedroom entrance since move in. Office management dies nothing. Make sure to ask all questions regarding payments they will get you with the highest late fees if you need to add a back Acct ect. I DO NOT ADVISE ANYONE TO MOVE HERE. The pond is filthy .. the gym has kids running in and out with water gm fountain leaking water all over the floor. Also you can forget guest they will be towed. Parking is horrible. Take your business elsewhere.

This is the first time that I am experiencing this discomfort at this apartment the staff can’t care less the manger so so rude and didn’t even wanna here me only because he saw the bad reviews from me and told me with he hand to stop talking cause the story is familiar for him! And I got more mad and they didn’t want the new people that were in the office to hear all the complains! I did emailed them no answer they are just Morris they are the worse I ever see the drive was messed up and melt down and damaged the floor and I know what they wanna do they gonna charge me at the end for it and u can’t find a corporate office phone number to see what is going on whit this company and find someone to handle them!

Maintenance is horrible… If you have three complains they come at their own sweet time and will do only one work and go… Remaining maintenance you will have to wait till they get time to come and do. Staff is not that friendly. Their rules for parking is horrible.

I lived in this apartment for 3yrs. (from Apr 2018 - Mar 2021) This is my experience of continued harassment by Aliso Briar forest, their inhouse debt collecting company 'IQ Data' by sending fraudulent charges making it appear genuine and putting the blame on utility authorities or on someone either left the job. Moved out of the Apartment on 04/03/2021. After 10 days, got a statement for $1707.54 as settlement amount. (This is after paying $504.70 on the day of handing over unit). I was forced to pay exorbitant utility charge of $260 for 26 days in the $504.70 amount on 2nd March 2021 saying it is our final settlement. In my lifetime i haven't used water & sewage bill for 26days = $260. The bill read(11/04/2020-12/01/2020). Water - $97.74 Sewer - $141.46 Utility service fee - $21.53 I asked why it is exorbitant but says only for 26 days. The person in leasing office checked with the manager, came back and told this is full and final settlement. Utility charges for entire period till March 2021 but just the bill says like that. You owe nothing hereafter. 10 days after leaving, got a bill for $1707.54. Again for utilities (12/01/2020 - 03/04/3021) **Water - $198.09 **Sewer - $234.36 **Final Drainage - $11.16 **Final Utility service - 10.23 When i went and talked with leasing office, they said they guy has spoken wrong. The bill paid earlier was just for 26 days. This is for 3m. They inflate the amount exorbitantly and make it appear as 3 months. But in reality, In Feb 2021, there was winter storm. 4 days water and electricity wasn't there. Immediately after that our house was flooded. For 7 days continuously the apartment was in unlivable condition. We struggled to live in there. Kitchen was unusable, full of dust. So, roughly for 2 months, $453 was utility charge alone. I've never paid and seen this huge charge in my life time including 3 yrs of living in Aliso. I took my utilities billing history for last 13 months and talked with leasing office. After seeing history, they put the blame on Water authorities. They told Water authorities have changed new meters and this is the correct amount. 'A moment I pinched myself and checked if this is really in America'? My average spending for water & sewer together per month in the last 7 yrs was $70 - $80. I have never paid $260.73 in lifetime for 26 days. During winter storm, our apt. was flooded, and the management did a poor job of keeping us inside flooded unit for 7 days with blowers and continued mental harassment. With an Asthmatic kid, having exposed to molds, dusts i had no other choice but to leave the place. I was given 2 choices. Leave in a week without lease breakage or sign up for fresh lease. With just 2m left in original lease, i didn't want to stay there anymore. I did settlement and left the apartment on 4th March thinking that i paid off everything. When we left the unit, some third-party maintenance came and did patch up work of closing the damaged walls, painted half wall in a different shade. Ceiling was still cut off and floor in patio was messed up.. I had a professional cleaner cleaned the apartment, took pictures of condition of house before handing over the keys. 10 days later, this is what I've been charged. **Carpet replacement - $650 **Cleaning appliances- $120 **Damage 2 blinds- $150 **Full paint- $218 After repeatedly complaining, i was asked to leave the $650 charge for carpet. Just pay $1000. I was taken aback. I told i can pay just what i genuinely owe. Now, they're trying a different strategy of harassing through their in house debt collecting firm - IQ Data International. I'm now being asked $1734 with interest. The struggle goes on. I have pictures, videos of how the apartment authorities handled the flooding, damages in the last 10 days, Pictures after the cleaners cleaned the apartment on the final day. If the apartment have claimed disaster recovery from government for Houston winter storm and still trying to fraudulently get money from people who lived there, i hope the day is not far when govt. officials take notice of such practices and take right action.

I'm writing this review at 3.30 am ,with machines running in my living room which are so noisy that we can't sleep. We always were disappointed by the management here after NALS came ,there were break ins ,my car was broken into and there was always dog poop in the yard area in front of our apartment and all over the other apartments also which makes it very unhygienic. Agreed that it is fault of residents who don't pick up their animals but the management also never bothered to clean it. But the biggest issue has occurred after winter storm when the pipe froze and we had water leak in our apartment. They came to see and repair it and we saw mold growing which the guy cleaned and sprayed some chemicals while me and kids are in the apartment. Then they asked us to run these machines which are very annoying, when my husband switched it off because he could not work and I got a headache with them ,the lady manager told him he should find a way to work somewhere else. As a landlord they have to provide us with living conditions, currently my living room is divided into half by plastic curtains, and loud machines running ,the floor is wobbly and they found 100 % moisture in floor also. The maintenance guys are helpful and trying to do what they can but the manager is the most rude lady I have seen ,she thinks we should work and live in these conditions and try to work around it ??? She told me corporate will call but no one bothered. Don't rent in aliso they don't care about their tenants. They don't have a clear timeline how long it will take for repairs to be done and want us to run those noisy machines and live in cramped areas.
