Weve been her a little over a week. Let me start with the application fee.$135 per person non refundable?!? Good scam if they find enough suckers to apply and be rejected by them. Sadly we were approved. Amenities? They charge for use of the pool-closed even tho temps are in the 80s everyday. Trash pickup- except you have to have the container to leave ur trash in and we didnt have one for the 1st week weve been her so we toted our trash ourselves but hey- charge that fee! Parking? Oh you mean the lot with the big holes and the roped off exit gate because its broken and the 1- count em-1 handicapped space on each parking loop for a cluster of buildings where in my area alone myself and one other have the handicap placard so we are constantly fighting over it. My powerhas been surging on and off for 5 days now lights flickered from day one but apparently a fire hazzard isnt a priority for maitenance but they got the tear in my bedroom closet fixed right up! This place is an overpriced slum charging fees for everything and offering nothing in return. We had to shop online as we moved from out of state but the websites pics are from the new phase and does not reflect the older section of the property. and the mail area- outgoing mail is held onto the wall with masking tape. Thats secure letter handling right there and do not even get me started on the bugs- pest control came and now i have roaches. How does that even work?!?!

a minute ago New I have lived here almost 2 years now and I haven’t had any issues. The office staff are very nice and they don’t talk to you crazy like other apartment managers. The business manager Mary Wetz is amazing and so kind. Mary was very helpful, especially when I lost my job and she was able to contact some rental assistance places and get the help I desperately needed when I was laid off work. The maintenance guys, take care of my work orders quickly. My lease is almost up and I will definitely be renewing it for another year. When people complain it’s usually because they didn’t get their way, or they over exaggerated in their reviews because it’s a nice place to live, even my neighbors tell me they like it here. Ya I’m sure there’s problems here but it’s all in how you handle it and how you talk to people because the office staff will jump on the issue to make sure it’s fixed. I 100% tell others to check out living here. Thanks SS

Warning!! I was visiting a tenant and my car was towed. I was parked by the leasing office in a nonreserved area and there were NO warning signs. When we went to the towing garage, there was a gentleman who also said his car was towed from the Abbey on the same evening. $275!!

I'd give less than a negative one star if I could. I singed a lease to move in a week ago, I get a call a day before I was set to pick up the keys that id have to either "wait or take a smaller unit" or get a refund! Oh how I wish I had gotten a refund. Besides the constant calling and asking for basic customer service as new tenants the day I move into the apartment it has not been painted "like it was supposed to" it is completely INFESTED with roaches. I couldnt even stay in the place. I had to go get foggers and bug killer to start the process of killing the roaches in the unit. The appliances were completely dirty, bathroom not clean A COMPLETE MESS!!! I can not believe that a new tenant has to deal with this. No compensation or consideration that the move was pushed back a whole week in spite of 8 hour relocation, missed a funeral out of town because the lack of professionalism, costing me more money than expected..... The damn ROACH INFESTED UNIT. Where we could just not stay because of our asthma and there was no where to go without roaches crawling everywhere all around the walls, fixtures and every single crevice in the unit. I am utterly out raged and offended that they would even put someone on an inhabitable place to call "home" . I was told I was going to get a unit just like the one we toured however, the unit we got was smaller and in shambles! For it to be the same "unit" it's completely different! I'm almost certain that s shelter would be better than this place. The whole process was DEPLORABLE!!! ESPECIALLY THE GROTESQUE ROCH INFESTED UNIT I think it's time to do something, and stand together and get this property in a better place to make it suitable for it's tenants and the people who have to be here. Being new to the Houston area I absolutely had no idea it would be this terrible and that companies actually got away with things such as what we are dealing with. I wish I had used better judgement and didn't take this place. I should of taken the lack of professionalism as a singn as to how this 12 months is going to be. Think it's time for media coverage and getting some tenant lawyers involved!! I GOT THE KEY TODAY!!!! THERES NO WAY IM THIS DISAPPOINTED ALREADY!! The property manager Kristen is an absolute piece of **** Trust no one especially Lizeth Morales she's an absolute liar!! Worst apartment I've ever been to on my life!

I have 1 staff member kudos for taking care of me on one instance. However, I would not recommend this place to someone I hated. If you have NO other option, it’s a roof over your head until you can find something else. The maintenance is horrible. Takes weeks or even months to get anything fixed. The place is full of trash and feces (animal and human), the water gets shut off at least once a week but they still charge an exorbitant amount for water every month. You pay for “amenities” every month, but it’s hard to tell what you’re be charged for. Trash gets picked up at your door…once a week if you’re lucky. The pool was open 6 days last summer. The laundry rooms are disgusting and most of the machines don’t work. That’s if you can stomach using them. There’s usually things inside the machine that make it undesirable to put clothes in them. Again, IF you have NO other choice, it’s a roof over your head….kinda?

I just moved here with my boyfriend about 3 weeks now and I parked my car close to my apartment as close as possible because I'm pregnant and the fact that inside of the apartments are packed. My car was fine until 2 days ago someone in the complex decided to bust everyone's window. They didn't take anything but wanted to hit everyone that parked outside on the premises. I received to citations before this incident trying to figure out where I can park my car and someone goes and do this. Spoke to officer but couldn't make an arrest because these apartments lack security cameras in the parking areas. Isn't the apartments suppose to have visible cameras in areas like that. Well, I moved my car to visitor parking and waited until the morning to get the parking sticker since they were closed but my car ended up getting towed. My car is a rental. I now owe over $700 for my vehicle even through I help pay rent and the fact that I am not fully responsible for the fees I insured parking here. I'm even more emotionally distressed during my pregnancy because I depended on my car to work deliveries. The office have not answered all 15 of my calls.

Horrible place to stay- high water bill, maintenance slow, building falling apart, unsafe, rude new leasing management. And the rent is higher than it should be. I am looking forward to moving as soon as I can.

DO NOT RENT HERE!!!!! These are haverstock #2. I haven’t even been here a year and there have been multiple murders, shooting and break in. The beak ins are done by the maintenance staff. They can break into your apartment but CANT FIX NOTHING. There has been apartments with busted windows for months, the air conditioning never works. A few of my neighbors say they doors done close all the way. The property is trashed all the time. The WHOLE OFFICE STAFF IS HORRIBLE!!!!! DONT DO IT!!!!! ITS FUNNY HOW THEY ONLY GOT THE 5 start reviews on they website.

They never follow through with what they say. Water bill is $300/month for some people. My utility bill went up and they said it was because of the weather. I'm telling you this is a slum Lord apartment complex.

Mikey was a great and very professional leasing agent that helped me he had a very bubbly spirit ?? An made me feel welcomed as soon as we met in person so just want to say thanks Mikey an the whole Briar Forest Staff??
