If you’ve ever wondered what it’s like to live inside a leaf blower, this is the place for you. Why settle for peace and quiet when you can enjoy the soothing, daily symphony of landscaping crews revving engines at full volume every single day of a week? Consistency is key, and every single morning, they absolutely deliver. It’s honestly impressive how there are always leaves to blow, even when there are no leaves left. A true commitment to the craft. Working from home? Good luck. Trying to relax? Even better. Nothing says “luxury living� like the gentle hum of industrial grade equipment right outside your window… every single day. Highly recommended for anyone who hates silence and loves the sound of gas powered chaos. I cant wait for my lease to end.

Look no further, this place is awesome! I did a lot of research before choosing to live at Midtown Arbor Place and I absolutely love it. Great community, quality apartment, amazing service and amenities- all at a reasonable price. Shout out to Loretta - she's awesome! Her and her staff are more than happy to take care of anything you need, which is definitely not the case at most apartments. Midtown Arbor Place is conveniently located right around the corner of all the action of Midtown. If you don't know much about Midtown, its a great area, especially for young professionals. Lots of great bars, restaurants, food trucks and parks all within walking distance. Its the suburbs with the night life of a downtown community, which makes it great for fun living. Definitely worth spending a little extra to live here than anywhere else.

I've lived at Midtown Arbor Place this past year and had a great experience. I liked it so much that I am renewing my lease for another year. The place is clean, beautiful and convenient. The trees are beautiful and it has a very nice look to it. It is walking distance from EVERYTHING you could ever want or need. It is in a safe area and the Arbor Place community is small so there is not too much noise. It is also tucked away in the Midtown area, away from all the bars and restaurants which is great for the noise. The staff is amazing and very helpful. Loretta and Ashley at the leasing office are super friendly, happy, and positive. They are able to help with everything and do requests in a timely manner. Wallace is the property manager and he is always around which I like. Overall, I have really enjoyed living at Midtown Arbor Place and would recommend it to anyone!

I was looking for an apartment close enough to where I work that I could walk each day. The reason I decided to move here was because it was a good value. It's far enough off of the main streets that you don't hear much traffic noise, but easy to get around. Close enough to walk to just about anything you need. The trees and landscaping are great, especially with being this close to the downtown area. The current owners and apartment staff are the best since I have lived here. Kendra and Natalie are extremely helpful and nice, and the maintenance staff takes very good care of the place.

I have lived at Midtown Arbor Place for six months now and I wouldn't live anywhere else! Since the moment I walked in to lease, the staff has been so welcoming and friendly. Natalie and Kendra truly care about their residents and they have been extremely helpful at every step of the way. These ladies are always very helpful to make sure that I have what I need in order to make the living lifestyle here at Midtown Arbor very pleasant. Whenever I have any maintenance requests, Jose and Alex are very quick to respond. In fact, they go out of their way to make sure that everything that I need gets taken care of immediately. This is by far the best customer service oriented community I have ever lived in and I have lived in several. I really enjoy the resident functions that they have for their residents. Natalie, Kendra, and Aaron make living here fun and relaxing. I couldn't ask for more! They truly are an amazing team and community!

I have lived in Midtown Arbor Place for over a year and have found it very comfortable, quiet and is in a convenient location. The apartment which is one the 3rd floor is well decorated and maintained. The Management staff have been very friendly, helpful and responsive. I have just extended my lease for another year and I would highly recommend it.

Oakwood Corporate Housing is the largest corporate housing company in the world. Our local office in Houston has their largest inventory here at Midtown Arbor. We have been working side by side with the Midtown Arbor Staff for over 10 years. Although we have seen many changes over the past decade, Midtown Arbor continues to be our best option in the Midtown area. They are great business partners and have continued to provide quality temporary housing options for our clients. When there is a need in the area, they are our first option! Beware of new management and move out procedures. Recently after living in an apartment for several years I was given the option to move out of my apartment for two weeks while they did "renovations" and then renew my lease for roughly $500 more or leave. After extending the lease two months and paying a premium to do this I finally decided that this wasn't the place for me any more. Upon leaving I paid $500 to have the place professionally cleaned and the carpets steam cleaned as well. Within a month I received a bill for $800 for misc. charges and replacing the carpet (which admittedly they were replacing anyway). I was told there were "pet stains", there is only one problem with that, there was never a pet in the apartment. After a phone call with the Property Manager I was offered to settle for $20 less than the original move out charge because they had "pictures of urine stains". Basically my hands are tied because they stuck me with a bill with no other options but pay it. I can't in good conscious speak to the good things about the community because of how poorly the move out was handled. I would not recommend this place to anyone and to the people living there currently I would do everything I could to be present when they are inspecting your apartment after you move out so you don't see ghost charges like I did.

Pros: Very quiet neighborhood, never really heard anyone go crazy late at night. I was on the inside of the complex facing the arbors. Very pretty and relaxing view. Sometimes I could hear people in the pool or out grilling but it was never anything that bothered me. The building itself is well insulated. Parking garage is nice. Gated entrances. Security guard at night. Lots of shade from the trees around the complex. I never felt my safety was at risk. Cons: I loved living here my first year. The complex people were fairly laid back. Then the place was bought by a different company. They started changing a lot of things. Put a trash bin next to your door. You can only throw your trash out from 6-8 PM or they will charge you $25 (doesn't matter if someone else threw junk in your bin). They don't come on Friday - Sunday which is very frustrating. I tried moving out early because of a potential job in California. It was 8 months before my lease ended and I realized that the contract has it to where you cannot break your lease. Every place I've lived at in the past requires 1-2 months of rent and maybe an admin fee. This place wanted me to pay all 8 months of rent! There is no clause in there for paying a fee or anything. They are willing to help show your apartment for a HUGE fee (something like $1,000 depending on your rent) and they won't guarantee that they can find someone else to take over the lease AND they told me I'm at the bottom of the list because they want to fill empty apartments before mine. Because of their inability to work with me I could not move to California. I couldn't afford to pay two rents. The complex always brags about how living at an apartment is awesome because you can just get up and move, no commitment. Lies. I had a laminate counter top at my apartment, and the surfacing peeled off. I asked them to fix it for a year and they just ignored my requests. I had laminate specs all over my plates, utensils, coffee pot, etc. Granted now they have marble, but just shows you how willing they are to repair things like that. I did not have an issue with them fixing small things, my dishwasher broke once and they fixed it in a week (I believe a few AC units had broken so i was not a priority). My bike was stolen in their parking garage along with everyone else who had theirs on the bike rack. The apartment complex basically told me tough luck we aren't going to pay your for your $300 bike. Thanks guys... By law an apartment complex is supposed to return your deposit within 30 days. Mine took about a month and a half and I could not understand how they billed me. Conclusion: I gave this place two stars because I really LOVE the area, like the complex itself because it has beautiful trees and is quiet. BUT the experience I had with the current management was horrible, I have cried many nights with these people. I moved out as soon as I could. I would not recommend this place to anyone, find another apartment in the area and stay there instead.
