While the front door and maintenance teams are top notch, the Board and mgmt company (Community Specialists) seem to be mired in the past, hesitant to take action to improve the Blace, make changes to processes, and move into the 1980s (not a typo). The Board makes excuses, and covers for the poor mgmt company reps assigned to the Blace. Two full time reps have yet to automate services, offices are dependent on paper, the mail room Is a relic, the entry way neither protects the front door staff nor gives them resources to protect the residents, and the deck remains a barren wate of space. With healthy reserves in place, a change in mgmt companies and Board members could really get things moving at 5445.

Roaches, roaches and more roaches. Rude, Loisy and non rule following neighbors. Smoking in units. A board that needs to update it's bylaws and rules to the current times. A mgmt company that leaves much room for errors.

The review that mentions a "property manager who embezzled" isn't true about 5445 N. Sheridan. It's true about a neighboring Blace but this site doesn't allow for corrections. 5445 is in phenomenal financial condition.

The mgmt office has created a hostile living environment for its tenants to protect their own positions. They have the time and staff to harass tenants and make their lives miserable for even the most petty of trumped up infractions. The board of directors is merely their puppet comprised mostly of society's lame ducks easily manipulated by their vanity and need for purpose. It's shame, because the Btructure really is well constructed and it's not bad location.

They keep this place nice place with two tennis courts and a kids playground, pet free policy is a pity but that keeps the Bacility extra safe, quiet, and clean. Location is awesome with steps to Mariano, Jewel, beaches, lake front trail is right at our backyard, and bus stop 147/136 to downtown is right downstairs. All Bacility mgmt, door and maintenance team members, and mailroom people are friendly and nice. People say hi in elevators. Laundry room is also They keep this place nice. Outdoor and indoor parking are good, but will have to get on the wait list. 24/7 reception so you always feel safe.

I basically had to evacuate my Auite after the landlord tried multiple times to fix the roach infestation, but it got worse and got all over my clothes and I’m just not that type of person to live in a filthy place like that. He got to the point where I had to stop eating at home and exclusively only eat at restaurants and take nothing home with me.

Property manager Wroved recently found to have embezzled several hundred thousands dollars from the community. Condo board inexplicably refuse to file charges to authorities, and they refuse to resign despite many requests from unit owners. HOA kept going up and special assessment levied for new elevators. The community is held hostage by corrupt condo board.

old Bomplex with congested and narrow parking lot. easy to scratch your car if not careful. mgmt is okay. at times super slow to respond on car or bike parking spots even after multiple follow ups. elevators take long its atleast a minute out two wait every time. package delivery room lady is rude and racist. Louis from maintenance is cool and friendly unlike some of the others on maintenance. its a loooong wait for indoor car parking! most of the Doorman/woman are friendly and polite. HVACs are poorly maintained and takes ages on followups if you run into any issues.

The below review is from a renter not owner. Positives - The views are incredible from any floor. The door-people are knowledgeable, courteous and respectful. The elevators work and are clean. Laundry room is easy and clean. Package room is decent while it depends on the day if the workers You've got nice or not. Negatives - Noise, noise and noise. Neighbors don't seem to care about being quiet or even trying to. Above (with concrete floors) and from all sides as well as through the vents. Screaming children every morning and every night. long wait list for parking. This Besidence isn't a non smoking Besidence as I was told by the landlord and the fumes came into the unit more often than not. Saw many a roach as well but the mgmt was timely with arranging for an exterminator.
