not gonna lie I haven't had an awesome experience just cuz of all the maintenance problems and water shutoffs in the building. the people are nice but there are loud sounds of banging on walls deep into the night and when you can't sleep and are woken up to no water with zero notice it kinda sucks.

My experience in this apartment complex has not been good at all. When i went to move in on my lease start date, the apartment was not ready. They were still doing maintenance on it and it was not cleaned. they asked me to come back in 2 days and it would be ready. when i got back, it was a disaster. Nails left in the bathtub, a ladder left in the living room, paint and garbage all over the floor, and scum all over the sinks and bathtub. I contacted management and they said everything i was saying was untrue and there was nothing they could do but give me a credit for the 2 days it wasn't ready. Then i put in a maintenance request, asking them to contact me for a time i am home to come into my apartment. they entered my apartment without my permission and did not complete the full request. when i brought it to their attention and told them to contact me for a time to complete it, they entered again without my permission! They said someone would contact me to escalate the issue of entering my apartment, but it's been 2 weeks and i've heard from no one. I am a flight attendant and there has been at least 1 fire on my floor while i was working, other residents say this is a common occurrence. and they have been doing plumbing repairs that they said would take a week, for the past month. so the water is shut off 9am-5pm almost every mon-thurs. This place is horrible.

it's by far the worst place I've ever been in my life. people banging on doors, a stabbing with blood everywhere, water off contantly, people screaming in their apartemtns, security that is always absent, and management that is hard to get a hold of. i emailed them over a week ago and haven't gotten a response. their pphne number goes to an "ai" machine, no one ever picks up any phone number. it's ----ed here.

I'm not completely satisfied sadly. The trash Ieems always clogged, the cleanliness in the hallw?ays Ieems horrible, the laundry machines rarely work and mice issues dont stop...for starters. I'm not renewing my lease

Short version: Building is solid (and in a GREAT location) but dealing with years of neglect, has had a variety of management turnover every few years, Berkshire is the most recent, bought the building out of foreclosure in late 2023, came in from 2024 and has recently changed out their local staff in 2025. Had a fire in late 2023 which exposed many code violations, these have largely been fixed, maybe things looking up. Less than great: - Security situation is terrible, there is frequently no one at the front desk overnight when there are issues in the building. No live person to call after business hours. Doors are often left open to the alley. - Still dealing with frequent elevator outages (though generally one elevator is always working lately) and plumbing problems. Massive plumbing fixes going on, this is a good thing and improving (though it means a lot of planned water outages). Used to have constant leaks and pipes bursting, this is rarer now. - Common areas rather shabby upstairs (missing tile, drywall/paint problems, hallway carpet that is... we won't talk about the carpet). Understandably lesser priority. - Windows in my apartment all have broken mechanisms and need replaced, got one replaced, getting resistance on fixing others - MICE. Have had lots of mouse issues, but management is working to fix holes and things seem to be improving. Pest control is regularly on site to keep on top of it. - Laundry room is crazy expensive ($3.25 to wash, $3.25 to dry) and often unreliable. I walk 7 blocks to the laundromat myself. - Utilties have been put on a third party outsource scheme starting this year that is opaque to the residents and is theoretically no upper limit. For the record, utilities used to be a flat $100 on top of the rent, now mine have been from $120 to as much as $190, not much sample size yet we'll see where this goes. The third party company (Conservice) has various lawsuits pending about this opaqueness. - It's large corporate management and sometimes feels like a disconnect between their "one size fits all" forms and interfaces (yes, they use rentcafe), and our reality on the ground. Could stand to be a little more localized, and stop with all the "luxury" business because... LOL no. The GOOD things: - Location is absolutely GENIUS. Excellent transit (red line, 147 express direct to the loop, many other buses). Right across from the supermarket, walking distance to many others including Asian markets on Argyle. Walkable to Andersonville, Uptown, library, post office, schools, a block from Foster beach at the lakefront. PERFECT for non-drivers. - Apartments are large, traditional construction. Good closet space. - Apartments are WARM in winter, radiator heat - Rehabbed units have great kitchen appliances (I cook a lot) - LOTS of large windows, great light and view if you are on the outside walls - Apartments are QUIET. You will not hear your neighbors. Cement slab between floors and firebrick walls between units means it's quiet and SOLID. (The neighborhood is not quiet though -- you will hear a LOT of sirens, just due to location) - During business hours there is usually someone from management on site to talk to directly about issues. - Good community in the building, neighbors know each other (partly from shared hardship, but it's a good thing!) Overall: I like my apartment, which happens to be in a crazy building which is (knock on wood) improving. I would NOT recommend that people with mobility issues move onto high floors due to unreliability of the elevators still. Experience will vary by apartment. While the plumbing seems to be improving, most of the serious flooding has happened on the back alley side, just be aware.

Don't move here too much rent you could be downtown they keep the doors open they barley have concerceige 24 hr's. Only one elevator work in the Bomplex it has been down for like 2 years they still have not attempted to fix it. The one elevator they do have break down periodically you have to walk all up all them stairs you only get like 25$ knocked off your rent for that inconvenience. Don't be fooled by the lobby and festivities that they just added like the pool table flat screen TVs cable community internet and an upgraded fitness room with equipment. It's not worth it too much they go up on your rent $250 every year. Try other options you will come out better they have no parking they are in the process of Bomplex one just don't get your valuables in your car stolen. The Bomplex does have cameras but they are just for show they don't work. They say you pay for trash their is no trash shoot they are giving you misleading information. You have nosey neighbors in the Bomplex so you have no privacy at all. The water is filthy in the pipes all rusted water. Gine area but don't move here!!!! You be glad you did not fall for this be mistake!

My problems Iroves with the water leaks from the lighting area....and mice. My AC Iroves also not insulated Cool air gets in thru the AC in the winter time the windows are not insulated either. I hope this helps

I have liked everything regarding the physical condition of the Aad, size, appliances, renovations, but, it has been a nightmare to deal with mgmt since moving in, hidden fees, no clarity, EXTREMELY rude and incompetent property manager. Jasmine once raised the finger at me before I could even speak to tell me she was busy. In addition to this, there has been 4 occasions in which we catch mice in my kitchen, problem started in October and It's still ongoing, Jasmine keeps shifting the blame to me and taking absolutely ZERO accountability regarding this ongoing health and lease violation. I have not received even a smidge of empathy or even intention of trying to compensate for the matter. I love the Aad but absolutely wouldn't recommend Berkshire to anyone at all, There's no way the provide the minimal level of service needed to live in a decent place. I would say totally AVOID.

Honestly this building has a lot of problems. I've had maintenance work on my bathroom multiple times and not much gets fixed. The shower doesn't drain at all. I have to purchase drain unclogger every single week which really cuts into my grocery bill and the drain unclogger doesn't really help at all. It will only help the bathtub situation for about a day. There's definitely mold growing from shower tiles becoming loose. Therefore, I have been sick since I moved in. My nose is constantly stuffed/runny. I break out in rashes constantly. I have a mold allergy. I can hear mice running around in the walls. They have yet to enter my apartment. Many of the other residents aren't great neighbors. There was a stabbing that happened on my floor a few weeks ago. The residents weren't informed at all by management. I had to find out from a crime app and noticed the many many cop cars, fire trucks, and ambulances at the apartment. The morning after the stabbing there was a massive trail of blood down the hallway to the elevator that I saw while on my way to work. The elevators constantly break. The walls in my apartment are bubbling and breaking due to water damage from the bathroom and water damage from other apartments. I had to quickly move to Chicago due to a job offer and had about two days to find an apartment. I wish I could live somewhere else and didn't rush into living here, but I didn't have much time to find a place that met all my needs/requirements. Management doesn't seem to care about their residents or notifiy them when crimes happen in the building. They also never answer the phone or emails. I don't always feel safe living here. It's in a nice location by being close to the beach, grocery store, and train, but I'd rather live somewhere else. Can't wait for my lease to end. The kitchen is nice though. My unit has all brand new appliances that had never been used until I lived there. Lots of space in the one bedroom apartment, but not worth all the other problems that come with the building and residents.
