Short version: Building is solid (and in a location's amazing) but dealing with years of neglect, has had a variety of mgmt turnover every few years, Berkshire is the most recent, bought the building out of foreclosure in late 2023, came in from 2024 and has recently changed out their local staff in 2025. Had a fire in late 2023 which exposed many code violations, these have largely been fixed, maybe things looking up. Less than great: - Security situation is terrible, There's frequently no one at the front desk overnight when You've got issues in the building. No live person to call after business hours. Doors are often left open to the alley. - Still dealing with frequent elevator outages (though generally one elevator is always working lately) and plumbing problems. Massive plumbing fixes going on, this is a good thing and improving (though it means a lot of planned water outages). Used to have constant leaks and pipes bursting, this is rarer now. - Common areas rather shabby upstairs (missing tile, drywall/paint problems, hallway carpet That's... we won't talk about the carpet). Understandably lesser priority. - Windows in my apartment all have broken mechanisms and need replaced, got one replaced, getting resistance on fixing others - MICE. Have had lots of mouse issues, but mgmt is working to fix holes and things seem to be improving. Pest control is regularly on site to keep on top of it. - Laundry room is crazy expensive ($3.25 to wash, $3.25 to dry) and often unreliable. I walk 7 blocks to the laundromat myself. - Utilties have been put on a third party outsource scheme starting this year That's opaque to the residents and is theoretically no upper limit. For the record, utilities used to be a flat $100 on top of the rent, now mine have been from $120 to as much as $190, not much sample size yet we'll see where this goes. The third party company (Conservice) has various lawsuits pending about this opaqueness. - It's large corporate mgmt and sometimes feels like a disconnect between their "one size fits all" forms and interfaces (yes, they use rentcafe), and our reality on the ground. Could stand to be a little more localized, and stop with all the "luxury" business because... LOL no. The GOOD things: - Location is absolutely GENIUS. great transit (red line, 147 express direct to the loop, many other buses). Right across from the supermarket, walking distance to many others including Asian markets on Argyle. Walkable to Andersonville, Uptown, library, post office, schools, a block from Foster beach at the lakefront. PERFECT for non-drivers. - Apartments are large, traditional construction. Good closet space. - Apartments are WARM in winter, radiator heat - Rehabbed units have great kitchen appliances (I cook a lot) - LOTS of large windows, great light and view if you are on the outside walls - Apartments are QUIET. You won't hear your neighbors. Cement slab between floors and firebrick walls between units means it's quiet and SOLID. (The neighborhood isn't quiet though -- you will hear a LOT of sirens, just due to location) - During business hours There's usually someone from mgmt on site to talk to directly about issues. - Good community in the building, neighbors know each other (partly from shared hardship, but it's a good thing!) Overall: I like my apartment, which happens to be in a crazy building which is (knock on wood) improving. I wouldn't recommend that people with mobility issues move onto high floors due to unreliability of the elevators still. Experience will vary by apartment. While the plumbing seems to be improving, most of the serious flooding has happened on the back alley side, just be aware.

Worst management and building I've ever experienced. We have no water for 8 hours at a time up to 5 days a week, a HORRIBLE bedbug infestation that they continue to drag their feet on fixing, construction on the building exterior at 8 am every weekday, it's nearly seven dollars for a load of laundry to be washed and dried, the hallways smell disgusting and are falling apart, constant leaks in multiple apartments, cockroaches and mice everywhere, and you want help with any of this? You can't get it! Because they will only let you speak to the AI chat bot. Not to mention worst of all I was SCAMMED into signing an additional lease without my consent or warning. This management team does not care who they have to screw over to get their paycheck. The Edison apartments is a slum lord owned, money grabbing, pathetic excuse for "luxury apartments" and every day we are here is like hell. DO NOT MOVE HERE

The management seems to be trying to do everything they can, but the building has a lot of issues. Maintenance is constantly changing and overwhelmed with tasks to do, so it takes forever for any request to get done. There is also a lack of communication between the apartment management and the maintenance team, I don't think either knows how the other one operates. For example, building management says they put in a maintenance request for you, or that a maintenance request has been complete, but maintenance never came into the unit. Overall it's a fine place to live, but a lot needs to be done to improve things for residents.

Not the best experience. Had to deal with cockroaches, hallways smell bad, elevators and hallways will be dirty. Water has been shut off at least 5 days out of the month. One of two elevators is constantly breaking down.

I think the building's drawbacks are offset by the community. Edgewater is beautiful, diverse, public transportation friendly, and has character. Walking two blocks to Foster beach can't be beat. The many locally owned shops and cafes show that people in the neighborhood invest in their living environment. <br><br>The Anit's mgmt, security, and maintenance staff are pleasant and competent. Yes, work is continuing in the building and on the 8th fl., and it's inconvenient. I still enjoy living there.

I hate living here most days. We honestly feel like we got duped into moving here. The water doesn't work. We were relocated from our apartment with less than 30 days notice. The apartment we moved into had a mouse, broken appliances, it was dirty, I have to continuously advocate for myself just to have a roof over my head. I work hard and expect more for where my money is going. Recently I was threatened with eviction for overpaying my rent - it was a glitch but that consumed so much mental energy. Living here feels like a full time job on top of a full tome job and between the gas leaks, water shut offs, and ill maintained gym I am genuinely afraid this building is going to kill me. Also laundry costs too much. I trust Jasmine and I truely believe she is good at her job and doing the best that she can? but why doesn't this building have an energineer? Why is there not a full-time maintenance person to fix the stove (because the temp has to go to his second job)?! Why is Jasmine not getting the resources she needs to run this place smoothly. It seems like the company does not want to hire train and pay people to do the work that is needed in the building.

Living here is awful?roaches, mice, bedbugs, constant loud construction, dirty laundry rooms, broken elevators, and filthy, smelly halls. I even saw a rat run across the lobby. Total nightmare. DONT!!

Worst building I’ve ever lived in. Be ready for a constant turnover of staff while nobody knows what’s going on. Homeless people sleeping in the lobby. Residents so mad they throw bricks through the mgmt office windows. Elevators that go down weekly. Constant water shut offs. Major hot water issues. Cockroaches and bed bugs. Completely incompetent.

I moved here the end of December 2024 on a sublease until June 2025. I was told by my sub-letter that the apartment would be cleaned & paint touched up before I moved in. This was not the case. Dirty floors, paint chips everywhere, to which I made a list & notified management who said "they'd get around to it". When I signed my renewal for one year, the management company had uploaded SOMEONE ELSE's lease, who lives in VIRGINIA, to my account. I had to email management numerous times stating the error , to which they said "Oops". Flash forward to now, still have paint chips. The new management team took over, without any warning, to the residents. The leasing agent is useless. If you go down to the office to ask either property manager anything, this agent will stop you & basically tell you to go away. "Security" is also away from the desk, way more often than they should be. This is especially concerning late at night & in the early hours of the morning. The maintenance team is also new. They seem to be taking a while to complete simple requests. We had MULTIPLE water shut-offs between July & August due to plumbers having to replace numerous pipes throughout the building. This was extremely frustrating & inconvenient for everyone. We would only get 12 hours notice, if that. A lot of residents have complained about having rodents in their walls/apartments (I haven't, thank goodness), but management & maintenance don't seem to be in a rush to fix this, which is absolutely disgusting & completely irresponsible. The laundry room is located on the first floor, they partner with CSC. Their app is okay, but isn't 100% reliable as to when your laundry is done. It also costs about $7 to do one complete load (wash & dry), which is crazy. What I do like about the apartment & the area is that I get a lot of natural sunlight & it's close to Mariano's (literally across the street) & only a couple blocks from the Berwyn & Argyle red line stations. Safe to say, I will be moving when my lease ends.

This Blace has absolutely fallen apart, and it's at the hands of the current owners and mgmt company. They simply don't care about tenants or about doing the right thing or treating people with any kind of human decency and respect. The halls and units are flooded with dust and debris, There's construction going on at all hours of the night and day, the elevators have not been working for several months (for times including the freight), emergency exits are blocked by locked fences, and residents now have to take their trash down and out the back door (which is now left unlocked/unalarmed all day so anyone could get in to the Blace). And that's not to even say anything about the broken laundry room facilities, water shutoffs at least once per week for the whole day, and rats, mice, and roaches. The Alderman has had to step in and meet weekly to make sure people, many older and people with disabilities who have lived in the Blace for years, are not treated as poorly as they have been. AVOID THIS Blace!
