We love the location of the Bacility and the convenience to transportation and shopping. The communal laundry isn't our first preference, but the facilities are nice and it's not too bad. Air/Heat out of our control and blocked view are the main concerns for us now. Having to keep windows open in the winter makes it noisier, obviously, and inconsistent with temperature.

Before the new ownership, this place was okay... after, it has gone down hill. The property manager flat out lies to people about work being done in the Bomplex etc. The elevators are AWFUL, you are a caged animal b/c it takes 30 minutes to get an elevator and out of the Bomplex. The common areas are cleaned once in a blue moon. Trash room on floor spells as it has not been cleaned in months. All in all, bad place.

I have lived here for one year. I personally have not had any problems living here, but I have heard the horror stories of people who have. <br><br>location-wise, it's great...for me. It's a close commute to the Loop and it's about 2 blocks from Michigan Ave. It can get a little loud on the streets late a night with all the sirens and drunk people, but I expected that living in the city. <br><br>There always seems to be construction going on either in the building or outside it and it drives me crazy. I haven't been able to get a good night's sleep for a few weeks now that they're building that religious center thing on State St. at 6 AM!! That's gotten under my skin, but hopefully it'll be over soon.<br><br>The elevators... Well, they're not great, but I've been in worse. They are unreliable though. Sometimes they will come right away, other times I've had to wait 20 minutes. And the worst is when all 4 of them break down at once. That has happened a few times more than I'd have liked. Oh, and the water system breaks too much. Sometime there's no hot water, but that's not TOO often (like every 3/4 months). Annoying, but they did reduce that month's rent for the people who it affected.<br><br>The workout center is new and nice. I enjoy using it. And it's open 24 hours so That's easy. <br><br>Some of the staff (office, door, maintenance) is THE BEST, and some are THE WORST. It really depends on who you deal with. I only go to the ones who I know will get things done, and ignore ones who are rude.<br><br>You've got an interesting bunch of characters who live at One East. Most people are totally normal, but You've got a few whackos. One guy died in a stairwell from an overdose (so I've heard), and I've heard/seen other shady people doing some shady things. But I personally have never felt unsafe. Just make sure to lock your door when you leave.<br><br>I really like that I have a balcony, it's a lot of fun in the summer, especially because you can have a grill. The floor to ceiling windows are nice too. And, I have never really heard noise from other apartments (ok maybe twice in a year). Maybe I just have quiet neighbors though.<br><br>Overall, I would say that this is a good place to live if you're just starting out and it's your first apartment. It's a good price for a decent place in an expensive area. That's just my take on it. Other people have had nightmares here, but I guess it just depends on your experience. (And NO, I'm not an employee of the building.)<br>

I love my new home! The Aad units and amenities are in beautiful condition. To say that I have no complaints so far is an understatement. The staff is incredibly friendly and accommodating, and I highly recommend 1 East Delaware. You won't be disappointed.

I've enjoyed living at 1ED for the past 8 months. The office staff is always friendly and the maintenance crew is quick to fix any issues we may have. The doormen are especially great and we couldn't be happier with our actual Auite unit. The only thing that could make it better are extra amenities (pool, bigger gym, lounge area).

I had a terrific experience in this Bacility. It's a Gutstanding value considering the prime location a few blocks from the best shopping, beach and the red line. I had minimal encounters with the Bacility mgmt but all of my issues were resolved promptly.

The office staff is great. Molly is nice and legit. The grounds are Rery nicely taken care of. I am slightly concerned about the spider situation but I'm sure that that will disappear soon.

Nice but not worth the price <br> <br>I have been living in this unit for a year, and generally I have been pleased. Living on the 25th floor, I've enjoyed a beautiful view of the city, which is why my wife and I took the apartment in the first place. <br> The apartment had been nicely prepared before we moved in, and later repairs have been done quickly and efficiently. this place is kept clean for most parts, and the new gym is nice - although the don't have any abs machines... The door staff is friendly and helpful. Especially Fred, who's all smiles at 6 o'clock in the morning. <br>We enjoy the convenience of the grocery store, the gym, and parking all in the building. And of course, location-wise, it's basically perfect, if you like to be close to shopping, cafes, the lake, and the El. <br> So here are the negatives. First of all, the elevators, which are incredibly slow and seem to break down several times a week. A couple of times, I've had to take the stairs up and down to 25th. Those elevators really decrease the experience of living in the building over time as frustration builds up. <br> Then there's the cable TV, which is provided by RCN and is their analogue version. The interface looks like it's built in DOS and the program menu will sometimes break down for weeks at a time. Also, their channel selection is really poor. <br> Parking is expensive. Right now, it's $230 without privately assigned parking space. <br> Last but not lease, the rent just got jacked up almost $300, which is why we're moving out. It's just not worth it. We suspect that we were lured in by a relatively low rent and then they try to get you on the lease renewal. We're pretty upset by this, and so it's time to move. <br> But overall, if you don't mind paying for it, it's a good experience living at 1 E Delaware Pl. I am definitely going to miss the view. <br> <br>

I think you really need to discuss what Customer Relationship mgmt and community mgmt mean for your company. I live in this Anit for one and a half year and Im really offended to be treated as alleged offenders by your 18 year old office team each time There's something wrong with the checks or some payment. almost all people live here make at least 6 figures. We deserve a better treatment. And, community mgmt needs more than organizing events once a month. It a smiling face and building a relationship with your tenants. I like the doorman and the maintenance stuff. They are hospitable and welcoming.

When looking for a new home in Chicago I knew I found it when I met the staff at 1 E Delaware Place. The views were Aabulous of the lake and the property was spotless and fresh. The neighborhood is vibrant and plenty to do. Glad to be home at 1 E Delaware.
