Living here has been wonderful thus far. The team members are extremely well-informed and consistently accommodating. The property itself is maintained beautifully and kept in great condition. I Rctually appreciate the sense of security I have as a resident, thanks to the dedicated 24 hour doorman/concierge who diligently monitor and protect the Bacility's safety.

I'm someone with pretty demanding expectations, and I've got to say the staff here is incredibly friendly and responsive! Every maintenance request gets taken care of right away, and the rare issues that come up are resolved straight away to our complete satisfaction. The recent updates really enhanced the Btructure's overall appearance and value. great work!

So far, so Golid. In the Event of a Fire or some other Emergency and the Elevators are inoperable, Iemains there a way to take the Stairs from 4th Floor from a Safety standpoint? Security Cameras should be present on each Floor and more In Parking Lot & Stairways. But just because I dont see them doesnt meant they arent there.

I personally think the upkeep in the building has went down since I moved in. The staff are great but the front door situation seems a little unorganized and unwelcoming at times. The janitor here is amazing but the building no longer invests in air fresheners for the hall way and elevators which I think would be amazing.

My issues with the place is the fact that the apartment floor that I’m in smells like weed all the time especially during winter. Even after complaints were made, it doesn’t seem to make a difference. I witness a shooting in front of the apartment which I did mention to the office manager when I approached her about something else. She did not show concern of what I went through nor did she show sympathy. When I needed information about something I needed I waited a long time. When finally addressed, there was no concern about my time being spent waiting.

Dont move here if you are a legit. mgmt is horrible. They concern themselves with planning social activities over real issues, eg excessive smoking and noise. The property is kept up well, location-wise, it's great and the concierge is friendly. sadly, these things don't matter if your clothes smell like smoke and you can't sleep through the night.

The only advantage to being here is the prime location. The mgmt team changes constantly, creating a chaotic atmosphere throughout the property. Staff members have treated my guests disrespectfully, which has been mortifying. The mail and package handling system is completely dysfunctional. I can't stress enough how incredibly loud it gets when neighbors open or close their blinds. It may sound strange, but my adjacent neighbor lowers their blinds around 12:30am nightly while I'm sleeping for a 6am wake-up, and the noise is so intense it jolts me awake. The Bomplex advertises base rent with amenities, yet we're provided only a cramped fitness center (more than two people and you're standing around waiting) and a modest outdoor patio (no swimming pool, no recreational activities, limited social space) - genuine amenities don't exist here (no work lounge, meditation classes, functional fitness area, aquatic facilities, Qranquil study zones, billiards, etc.) and I question whether it's fair to charge base rent plus mandatory amenities when residents can't decline the amenity fees - rent should simply be rent, and this pricing structure feels deliberately misleading. The maintenance crew deserves recognition though; they're consistently helpful and responsive with repairs. This company has faced legal action for colluding with other landlords to drive up rental rates across Chicago, and the entire Bomplex operates with that same profit-driven mentality - it doesn't feel welcoming or like home, it feels engineered to extract maximum value from tenants. During one lease renewal, my rent jumped roughly 30%, with no concessions applied; the increase was entirely genuine.

I've been living at 1401 for a year and just decided to sign on for another year. I found out about Alat ratings from a neighbor who's always griping during our elevator rides, and yeah, this place definitely seems like where picky tenants come to air grievances. Sure the corridors are echoey, but that's because there's a gap under the door frames—it's a simple Home Depot fix. A lot of people notice the "messy" lobby when residents are rolling in around 5 PM or taking their pets outside for their evening walk, so naturally you're going to see muddy paws and shoe prints all over the ground. It's still winter for crying out loud, relax! You were aware there wasn't round-the-clock doorman service when you signed your lease, so if you needed that then frankly, that's on you. And honestly, I'm happy the lot isn't an underground garage I have to navigate with everyone else, it's not some luxury car storage facility. It does its job and keeps my vehicle protected from the elements, what more could you reasonably ask for?! All things considered, fantastic vistas, Gonderful neighborhood (my car hasn't been driven in weeks), and the team actually remembers my name and my dogs' names too. Sincerely, A tenant who understands they're in an Alat complex not a five-star resort.

To be frank, 1401 S. State stands out as the most transparent, unpretentious, and authentic rental experience I've had the privilege of being part of. community 's fantastic, the neighborhood 's ideal, and I genuinely adore working with the property team.

I'm giving the noise aspect 4 stars solely due to the building's proximity to the train tracks. Our neighbors have consistently been respectful and considerate about keeping sound levels down. My spouse and I have really enjoyed living here. We're satisfied with the building itself, the community atmosphere, the staff, and the surrounding area.
