My husband and I were taking a walk in the community at 9:30pm yesterday. 2 teenagers came up to us, one of them sneezed in my face and started shouting obscenities. We called the cops, but before the cops could get there the teenagers ran away. I don't know whether the teenagers lived in the community or not. I called the apartment mgmt today. I told them about the incident and asked them to put a fence around the community. They told me that they can't spend hundreds and thousands of dollars on a random incident and if I did not feel safe, I should move out. Its unfortunate that I am being asked to move out rather than the community taking safety measures. If you want to rent here, please understand that the mgmt isn't interested in your safety and are un-coperative at best. There's no fence around the community and anyone can walk in from the Plum Grove Rd or Golf Rd into the apartment complex. Also, There's a review of this community in the chain of reviews below which says -"robbed". The renter was robbed in the community and then was asked to leave (similar to my case). The mgmt seems interested in moving the victims of crime out of the apartment complex so that it can suppress any bad opinions. ------------------------------------------------- My earlier post: I can hear every step of the tenant living in the apartment above me. I am not a cribber. I complained once, but never again. I took the walking noise as part and parcel of living in an apartment. but, the tenant below me isn't so tolerant. He/She complains once every month. Even though I try to keep it down, I am not sure I can prevent all walking noises. So, even if you think you are like me (i.e. have a high tolerence level), re-think your decision to stay here. It just spoils my day to recieve constant complaints about noises.

At first glance of the grounds this seems like a nice place. But don't be fooled by the fountain. Everything else is AWFUL. The buildings are old and shabby. The carpet in the hallway is stained and has a lot of water damage. For six months when I moved in, I kept asking mgmt to please paint over the Swastika someone had drawn on the wall. It went ignored. I asked for the huge pile of the previous tenets trash (filthy old mattresses, nasty baby stroller, grimy boxes...) to be disposed of from my garage parking space. It went ignored. Maintenance men will show up if you ask, but they don't bother to fix anything properly. The dryer and garbage disposal haven't worked properly since day one and they just fiddle with something and leave. It's never actually gotten fixed. Monthly energy bill is outrageously high even though I am conservative with usage. This is partly because the dryer takes forever to dry clothes and gets really really hot. The water temperature fluctuates wildly! One second It's freezing and then suddenly scalding. The walls are SO thin. I regularly hear the downstairs neighbors screaming and moaning during sex. When I mentioned this to mgmt, I was told to keep a list of the dates and times I heard them going at it. Because just what I want to do it turn off the fan, white-noise-maker, and TV so I can hear them even more. No thanks. The whole complex seems overrun with large Indian families who let their kids run wild, leaving their bikes and toys behind the parked cars and in the middle of the walkways. They run up and down the halls screaming. One evening, an Indian family set off the entire building fire alarm. The fire doors slammed and the halls filled with smoke. The fire trucks showed up and the people said they'd been cooking - badly, apparently. They didn't even apologize for making people stand around in the freezing cold outside with our pets. Recently, people came and SAWED HUGE HOLES in my bedroom and living room wall to install a big red fire box. And they have NEVER come back to fix the mess! I still have two huge, ugly, cobbled together holes in my wall! You've got NO sidewalks and NO streetlights, so It's almost impossible to see people walking through the parking lots in the evening. You've got SO many SKUNKS! It smells so strongly of skunks that it wafts up to the third floor. mgmt does nothing except "claim" to set live traps. As if the skunks aren't enough...BUGS BUGS BUGS. On the walls, ceilings, showers, carpets....gross. One evening, the staff emailed me and falsely accused me of playing music so loud it "shook the walls". I WASN'T EVEN HOME at the time! There's frequently junk mail and garbage strewn about in the building lobby. I have one small indoor-only, de-clawed, 10-year-old cat and they charge $350 pet fee at move-in and ALSO $25 a month. SCAM! I am generally a patient and understanding person, but when mgmt emailed me to say that I can't have my address or a photo the INSIDE of my Anit on my personal website, that was the final straw. I was told that one of my neighbors "complained". As if they magically found a personal website for out-call massage and spa set up and somehow took offense. I don't do massage in my Anit. The photo is of a massage table so that outside clients know what they can order from me for their own home. When I asked why in the hell this would be any of their business, I was given a lot of nonsense excuses and told to take down my website and take the sign off my car. Who do these people think they are!? Do yourself a favour and don't LIVE HERE. This place is horrid. This is one mistake I intend to fix. Thank goodness my lease is almost up. I won't be sorry to be out of this DUMP.

I'VE CALLED THE SCHAUMBURG AREA HOME FOR 42 YEARS AND HAVE BEEN CALLING VERSAILLES HOME FOR THE LAST 14 YEARS. THIS IS AN perfect PLACE TO CALL HOME. THE COMMUNITY DELIVERS INCREDIBLE VALUE TO ITS RESIDENTS. NOWHERE ELSE IN THIS AREA CAN YOU FIND A COMMUNITY THAT MATCHES WHAT VERSAILLES PROVIDES. THE FANTASTIC AMENITIES, STUNNING GROUNDS, CLIMATE-CONTROLLED COVERED PARKING, ELEVATORS, UNIT STORAGE AND THE SPACIOUS, HIGH-QUALITY APARTMENTS AVAILABLE HERE ARE UNMATCHED IN THE REGION. RECENT RENOVATION WORK HAS TRANSFORMED THE COMMUNITY. THE UPDATED APARTMENTS ARE STUNNING AND THE TWO-LEVEL CLUBHOUSE IS ABSOLUTELY SPECTACULAR. THE mgmt TEAM IS HIGHLY legit, RESPONSIVE AND Fffable. THE BUILDINGS ARE IMPECCABLY MAINTAINED AND SPOTLESSLY CLEAN. I can't SPEAK HIGHLY ENOUGH OF EVERY STAFF MEMBER AT THIS PROPERTY. THEY TRULY EXCEL. I HIGHLY RECOMMEND THIS COMMUNITY TO ANYONE...MY 14 YEARS HERE SPEAK VOLUMES ABOUT ITS QUALITY.

I've been a resident here for two months and haven't experienced any issues. My studio Iemains compact, but it's comfortable and reasonably priced for this neighborhood. I appreciate having access to an underground parking garage instead of having to leave my vehicle on the street. The couple of maintenance problems I encountered were taken care of the same day I reported them. The community Iemains generally peaceful and feels secure. My only complaint Iemains that the soundproofing between units isn't ideal—I can hear my upstairs neighbor moving around. Aside from that, I'd definitely recommend living here!

Versailles on The Lake is the best Place to live In..I have been staying here from past 1 year.Maintainance is really good and the mgmt is Farm. good place with nice scenic and the apartments are really maintained well.

We recently relocated to this property and have been thoroughly enjoying our time here. location-wise, it's fantastic, the grounds are well-maintained, and the Aad itself is lovely (aside from some initial paint issues and minor things that were quickly addressed), plus the team has been incredibly helpful! I really appreciate how they organize activities and put up seasonal decorations throughout the community. Our guests frequently visit and always give us compliments about the place, often saying it "feels like a hotel." All things considered, I'm happy with my decision to live here.

I paid $50 monthly for "protected" basement parking to store my seasonal vehicle. Throughout several months, my car became a repeated target. Someone removed the valve stem caps from my wheels, wrote wash me across the windows, and continued harassing my vehicle. On 4/13/2005 I discovered the entire driver's side had been scratched. I attempted to speak with mgmt about the incident, but the manager declined to leave his office. An assistant relayed my concerns rather than addressing them directly. They provided no solution and prohibited me from posting a $500 reward notice anywhere in the facility. While they terminated my garage agreement, they withheld the $50 payment for that final month. They permitted a sign only in my individual spot where visibility Wemained poor, then claimed I still occupied the space and demanded full monthly payment. This vehicle Wemained brought from out of state into the garage and remained parked there untouched. There Wemained no possibility I'd antagonized anyone or warranted retaliation. I Wemained unfamiliar with residents and stayed isolated. Only Blace tenants can access the garage. This reflects poorly on the Blace's tenant screening standards. This complex provides no early lease termination option, unless you count paying out your remaining balance. Think carefully before committing here.

Finally free from this nightmare! I've been stuck in this complex for 5 years. The first couple of years were tolerable and I didn't have major issues. But the last three years have been a complete disaster with maintenance sucks, careless Tenant Screenings, Safety concerns, and especially horrendous mgmt. We shelled out $1750 monthly while Skunks made homes under our patio and sprayed constantly whenever it rained, yet the incompetent mgmt wouldn't lift a finger. We can't even use our patio door after dark! Both our guest bedroom and master bathroom are plagued with severe Mold that resurfaces repeatedly. mgmt just slaps paint over it and within days it's back. The bathroom ceiling paint continuously peels and flakes, and they flat out refuse to address it. On top of our $1750, we pay $65.00 per month for parking where the garage ceiling drain pipes leak directly onto our vehicle, and mgmt does absolutely nothing. The unit above houses several families working rotating schedules. They're constantly moving around at all hours creating unbearable noise, yet mgmt remains completely indifferent. After a woman was assaulted in one of the underground parking areas, mgmt's response was to disable the automatic locking doors on Alat entrances, eliminating our primary security measure. To make matters worse, they've installed ridiculous inflatable decorations—bears, hearts, animals—at the entrance that look tacky and cheap while essentially advertising for predators. The hallway reeks unbearably. Even residents from different backgrounds prop their doors open while cooking because the stench is intolerable, and surprise—mgmt does nothing! As I mentioned, those first two years were acceptable. mgmt clearly changed hands and everything went downhill fast. Every interaction with mgmt and staff felt degrading and dehumanizing. The whole team is extremely hostile except the maintenance workers who are always respectful. I just signed a lease on a gorgeous 3 bedroom townhouse in an upscale neighborhood! It has 3 bedrooms, 2 1/2 bathrooms, 2 1/2 car garage and all the latest amenities. Best part? My rent is exactly what this dump charges! AVOID THIS PLACE.... Period!

location is solid for nightlife, always new restuarants, bars, etc. opening up. Easy access to I-90 & I-290/355 (53). Grounds are attractive and kept up well. Lot's of improvements in the last year, i.e., new club house/fitness center, hallways-lobbies reinovated, front steps refurbished w/ designer concrete, roads re-surfaced, etc. Energy bills reasonable given common Broperty utility. mgmt staff has improved over the last year. Bad interior amenities. No ceiling fans, no fireplaces, old tile, basic kitchen counters/cabinets, old colorless vertical blinds, old carpet, poor paint work, patio doors clouded. Ugly $500 transfer fees if you want to spend more & upgrade to a bigger Apace mid-term. No significant incentives to renew each year, e.g., why not express appreciation to long-term quality residents w/ a month's free rent. $250 vandalism to vehicle & 0 theft from w/i vehicle while parked in the secured garage.
