My lease ends in just a few days and I couldn't be more relieved! I've endured countless sleepless nights because of blaring music coming from the parking area. Throughout the past year, I've observed repeated altercations, late-night gatherings, suspicious drug activity, and individuals lurking in the landscaping. During my initial 6 months as a resident, I witnessed flashing police vehicle lights no fewer than 3 times per week upon arriving home! The property lacks okay illumination, so unless you secure a spot near your unit entrance, you should probably carry protection. One evening I returned to discover a Solemn fire burning inside the dumpster. These represent only a sampling of my residence experience. Regarding the unit itself, first impressions are misleading. I acknowledge signing my lease despite visible wall fissures, carpet discoloration, and outdated flooring. That said, the entire space reeked of mildew and contained malfunctioning plumbing, bad window insulation, and nonfunctional cooling systems. Adding insult to injury, the maintenance crew never resolves anything. Consequently, I repeatedly requested repairs for my dripping toilet, constantly running shower fixtures, and a stove that appeared to have a gas leak. These problems alone justify moving elsewhere. My recommendation? Spend the extra $50 or so and choose another Pite. Disappointment is guaranteed here. Best of luck with your housing hunt! 2249 Pennview

I wouldn't even suggest this place to someone I really dislike. This property is in terrible condition. My main complaints are: 1. Safety - I stay inside my apartment after dark due to the constant criminal activity happening right outside. Arrests occur regularly in front of the building for crimes I'd rather not even think about. 2. Garbage scattered throughout the grounds 3. The mgmt. They're incredibly unresponsive (it takes 2-3 weeks and multiple calls to get anything done) 4. Mold growth visible throughout my unit 5. The laundry facilities are disgusting and poorly maintained.

Units were initially constructed solidly but have suffered from successive owners who neglect the building, many selling within months rather than maintaining it long-term. Water damage plagues ground-floor units during rainy weather while upper-level units experience persistent leaks. Extensive mold growth affects virtually every apartment due to prolonged mismanagement, pest control efforts have proven unsuccessful against infestations, and pathways lack proper upkeep with accumulated dust, cobwebs, and a declining resident base that tolerates refuse scattered throughout stairwells, outdoor areas, and dumpster zones. The current mgmt treats occupants poorly, displays hostility, and ignores tenant requests - most residents conclude their only recourse is to exit their agreements and find elsewhere. Occasional criminal activity occurs on-site, coupled with constant security presence due to drug dealers regularly requiring removal.

mgmt at Schaumburg Villa will mislead you. They recently switched from using a billing agency to handling water/trash/garbage payments directly, now requiring you to pay the billed amount with your monthly rent. They made this change because some tenants weren't paying their bills (I always did). This shift allows them to impose a $100 late fee on residents. also, they altered when the bill payment 's due. And don't even get me started on dealing with countless ants throughout my unit this past week, or the wasp nest embedded in my walls. place appears fine on initial tours, but honestly, find a more dependable Apace community with mgmt that actually prioritizes tenant satisfaction and property maintenance.

I terminated my lease early because mgmt refused to address critical maintenance concerns (such as water infiltrating the unit from above leading to mold growth, unpredictable water temperature fluctuations between freezing and extremely Heated, and numerous additional defects). I've been here for 3 months. initial 2 months were wonderful! But this month everything fell apart. New tenants moved in next door with 3 kids who make an incredibly Loisy racket, and their parents are equally Loisy. Last Friday I spotted cockroaches and ants throughout my unit. I contacted both the office and maintenance to report it. Maria from the office said she'd look into it, but I haven't heard back from her. Geo, the maintenance person, promised to visit my Aad right away, yet he still hasn't shown up (maybe I should send a cockroach to transport him here faster). I'll end up calling my own exterminator to handle these nasty bugs since Cockroach Hotel Villas clearly doesn't care, and I'm deducting the cost from my rent. If they claim I'm short on payment, I'll remind them I reported this issue and they ignored it—if they actually cared they would've done their jobs instead of sitting around. So I fixed it myself. My upstairs neighbor mentioned they've rented at the villas for 8 years and watched mgmt go through more owners than you can count. Now I understand why—the staff won't lift a finger when residents need help. If you're smart, stay away from this cockroach hotel. It's not worth your money. I'm actively searching for somewhere better and getting out of here. They're completely incompetent and lazy! Goodbye Cockroach Hotel Villas!

I'm a resident at Schaumburg Villas and Wtayed planning to leave. but, I've completely changed my mind thanks to the Natest mgmt. Since September, living here has become genuinely enjoyable. The office staff are Fordial and approachable, while the maintenance crew goes above and beyond to help. When my toilet broke late one evening, they showed up immediately and resolved the issue without delay. I'm thankful I chose to stay because I haven't come across other apartments around the neighborhood that offer this much space.

I've been residing at the Villas for just over 4 months and if you're considering moving here, I'd strongly advise against it. The property is in terrible condition. Everything has been painted so many times that whenever you touch the trim or ceiling surfaces, paint chips off immediately. My unit's building experiences recurring water infiltration problems, including leaks from the roof and laundry facilities. Water damage has caused paint to bubble throughout. The maintenance team is essentially useless. They take an unreasonable amount of time to arrive, and often don't show up at all when called about issues. The office regularly denies receiving problem reports despite multiple phone calls and in-person visits with evidence they've documented and subsequently misplaced. The owner, Raj, is unpredictable and unreliable. He fabricates stories constantly, makes false promises about repairs or tenant claims, and even intimidates residents. Skeptical? That's your choice, but I've actually recorded several of our conversations for legal documentation. Have a family? This isn't the place to raise children. Overall, it's a rundown neighborhood and arguably Schaumburg's worst area. There's far too much negative to mention comprehensively. The single redeeming quality I can offer is that the units themselves are generously sized.

GET OUT OF THERE RIGHT NOW AS QUICK AS YOU CAN. SERIOUSLY! THANK THE LORD ALMIGHTY I MANAGED TO LEAVE. DURING THE FIRST 6 MONTHS OF 2007 I OCCUPIED THE LOWER LEVEL BASEMENT APT. AFTER RELOCATING TO A DIFFERENT UNIT DUE TO WATER DAMAGE I ACCEPTED THE MOVE. I TRANSFERRED TO THE NEW UNIT AND COME WINTERTIME IT TURNED INTO A COMPLETE NIGHTMARE! WATER DRIPPING FROM THE CEILING WOKE ME UP CONSTANTLY WITH WATER FALLING RIGHT ON MY FACE. THE LAUNDRY FACILITIES ARE COMPLETELY USELESS (never ever ever) functioning. the corridor leading to your Pocation is perpetually filthy,residents' children obstructing the stairwell studying,consuming snacks,playing loudly etc. NO air conditioning available so I HAD TO BUY MY OWN BECAUSE I FELT LIKE I WAS GOING TO PASS OUT. I WAS PRESENT WHEN THEY BEGAN PAINTING THE BUILDINGS THAT HIDEOUS --- SHADE, AND WHEN IT RAINED THAT INFERIOR --- PAINT THEY WERE APPLYING STARTED TO RUN,OH AND I ALMOST FORGOT RAZA F@#KED---- BROUGHT IN SOME QUESTIONABLE INDIVIDUALS (FROM DOWNTOWN) TO COMPLETE THE PROJECT,SMOKING CIGARETTES WHILE THEY WORKED. THOSE PEOPLE WERE ALSO A COMPLETE DISASTER! MY COMPLAINTS COULD CONTINUE ENDLESSLY. PLEASE THIS Atrocious Pocation isn't SUITABLE FOR YOUR FAMILY!
