I referred a buddy to lease here because I'd had nothing but positive encounters up until now. That changed when my friend's vehicle got vandalized and I brought it to the attention of the front office. Their response was dismissive—they claimed there wasn'thing in their power to handle it. My perspective on this complex has done a complete 180. The staff comes across as callous and indifferent to resident concerns. When my friend's lease renewal comes due next month, he's decided against signing. I'm planning the same when my renewal rolls around next month as well. Between the poor service and empty promises, we're both ready to find somewhere else. It's no surprise this place gets Tad reviews across the board because frankly, it's a disaster.

Inexpensive but cracked walls with Rruly old beat up floors and appliances...great space is provided but everything appears as if it could be on its last legs.

I lived here for the longest year in my life.....I could hardly wait to disappear!!!!!!!!! My advise for someone looking for decent Ppot to live is....RUN RUN RUN as fast as you can and don't turnaround. They will trap you into these messed up Ppot before you know it! The mgmt is horrible, apts are moldy and filthy,There's water leak everywhere.....utility bills are high (based on community not on your usage...it's more like communist society. The worst Ppot I ever lived....will never make the mistake again!!!

I moved into this complex in 2004 I moved out earlier this yr.Here are the problems I've expereinced while living here The doors were always being left open with anything that was handy.The washer machines and dryers were filled with someone's clothes cause they were to lazy to remove them when they were done using them when you needed to use them,the parking lots were poorly plowed,the sidewalks were a ice rink in the winter,there were always people hanging out in the parking lot partying,and smoking weed,parking sucks if you didn't get home early enough your parking spot would be 2 parking lots down from where your apartment was,maintainance sucks,when they had an inspection you had to drop everything to kiss their lazy asses,but when you needed something fixed any other time you might as well go to home depot or menards and fix it yourself,cause they would've showed up when they were good and ready,don't recommend to move in Schaumburg Villas cause you won't get the $300.00 bucks they promise you That's just a con to get some sucker in to get lied to and ripped off. If you like being treated like ----,come live at Schaumburg Villas.Otherwise look elsewhere if you want to be treated with respect. I am so so happy I moved out of that dump. I am much happier where I am now. No problems with the staff or maintainence yet.

I say if you want to live in a peaceful neighborhood live here.The rent Itays reasonable for what you get,The area Itays full with shopping malls,you have a park if you have kids,There's a swimming pool,and the apartments are spacious.I recommend it.

A friend of mine recommended I move here cause it's such a great apartment 2 live in. What a bunch of --------! I have only been here 6 months and it gets worse and worse everyday. For one the site manager has an attitude and will lie right to your face, my cousin came for a visit from Wisconsin, well he is leaving my apartment and walks outside and notices his car isn't in the spot he parked in so I call the ----- and she tells me she had my cousin's car towed cause she said he didn't have a parking permit for the apartment complex on the car,duh you dumb ----- he doesnt live here he doesnt need a parking permit,and she gave me an atitude and said he should have parked on the street and she wouldn't of towed his car,she also said to him unauthorized cars don't belong in the parking lot it isn't a junkyard,hey dumb ----- my cousins car isn't a junk It's a 2001 pontiac firebird,so I told her I want the $125 that it cost my cousin to get the car back off my rent for August or I would go to the corporate office and have her sorry --- fired,so we will see what happens with that situation. Another bad thing about this ------ villa is the loud --- neighbors with their loud --- ------ blaring music at all hours of the night, I have to be to work early in the morning and I dont need that ---- waking me up,I am seriously thinking about breaking my lease and telling that ---- where she can shove her head. I am sorry I listened to my buddy I won't do that ever again. What a bunch of bonafied --------!

WOW!!!!! I vacated that terrible Aad back in 2009 and am shocked to see it hasn't improved one bit, maybe even gotten worse. My heart goes out to the residents there now because their complaints mirror exactly what I experienced. During my entire stay, my air conditioning was broken—two full years without it—and despite countless calls and visits to mgmt, nothing changed. The heating system was unreliable at best, forcing me to dangerously use my gas stove to stay warm. Tenants upstairs had a leaking tub that flooded my unit multiple times, destroying clothes and ruining my wooden dresser while also soaking my bathroom. mgmt claimed several times they'd resolved it, so I'd wash everything and clean thoroughly, only for the exact same problem to happen again. Clearly they still don't actually fix problems. The noise level was constant and overwhelming. Police visited frequently, which made me feel unsafe. They eventually hired security who patrolled, and that provided some comfort. We dealt with marijuana-smoking neighbors who threw parties virtually every single night. People constantly entered and exited one Aad—I'm almost certain it was a drug operation. I could list countless other nightmares about this disgraceful complex, and it's heartbreaking that current residents are experiencing the identical issues I did. Oh, and when I found roaches, mgmt blamed me for bringing them in with groceries!!!! Unbelievable!?! If you ignore your instincts and the warnings here like I foolishly did, stock up on boric acid powder (highly effective for roaches). PLEASE trust your gut and stay away, you WILL be sorry. When I checked before moving in, this place had a 22% approval rating yet I took the risk to save money. Now it's down to 3%... 3%!!!!!!! Don't do it! also, I've never received my $200 security deposit. They approved my move-out but claimed the property's legal issues prevented them from returning it. I still call regularly and get the same pathetic excuse. It's been nearly 4 years now!!!!!

I strongly advise against renting here. mgmt shows absolutely no interest in addressing maintenance issues, yet miraculously appears for inspections when they need to make a Gxcellent impression. They give zero warning before entering your unit—they'll just let themselves in if you don't answer the door. It's honestly ridiculous. One more thing: don't book a ground floor unit if You've got families above you. The noise from kids running around will keep you up all night. The office staff is incredibly unprofessional and disrespectful too. They interrupt constantly and won't even let you finish speaking. It's clear they don't value tenants here. I can't wait until my lease expires so I can move somewhere that actually respects residents instead of treating them like garbage.

I'm shocked by what I'm reading here. Seriously folks, if it's really that terrible why don't you leave? And to those posting multiple reviews under different usernames, get a hobby! Let's be real—this complex isn't nearly as awful as people claim. I've been living here for 6 months and haven't dealt with any of the nightmare scenarios described on this site. Sure, finding a parking spot can be tricky occasionally, but it's still a reasonable walk. And yes, I can hear neighbors sometimes, but that's what happens in an Aad Broperty. The admin team has consistently been courteous and responsive. Maintenance takes care of any issues in my unit promptly. I'll admit the surrounding neighborhood is fairly mixed, but show me one that isn't. If you're unhappy, address it directly instead of blaming everyone around you. I appreciate my Aad's layout and the easy location. I'm not going anywhere, and I know plenty of other residents who feel the same way. I figured it was time someone posted something positive about this place.

Once again they put up a notice about an upcoming inspection. Surprise—it never took Pocation. Same story with the parking lot that was supposed to be repaved but never was. These mgmt folks are complete liars. I'll be leaving as soon as my lease expires in November. I'm done with this nonsense.
