I totally recommend this for anyone looking for an apartment- especially Loyola students. The location is fantastic and very close to campus. It’s right by the beach and in a safe area. The view from the rooftop is beautiful and the building is always kept clean. The staff is very nice and eager to help. The building is also super pet friendly!

This is by far the best apartment I’ve rented from. The staff is phenomenal they really are understanding and considerate of any problems while renting. It’s super easy to move it’s not a long difficult process. You have numerous restaurants and a hotel down the street. Stop by for a tour and move in.

I've been at Vivian Apartments for around 6 months now and have nothing but good things to say about my experience. Management is incredibly friendly and helpful, maintenance responds very fast and are incredibly nice/thorough and the building is quiet, clean and safe. Can't say enough about me experience at Vivian Apartments.

First of all, I am extremely shocked at some of these negative reviews. I have had a wonderful experience as a tenant here. Granted every experience can be different, I’ve always felt seem, heard and very well taken care of by the Vivian staff. I was quite a bit put off by the management team here when I initially moved in back in 2019, but since Sarah & Chris took over the professional and personable experience I hoped for really came into fruition. They have always been able to answer any question I have and handle any requests I’ve had with zero problem. Speaking of, the maintenance/engineering staff have been too notch. It’s rare you some across “supers” who seem happy to handle requests in a timely and efficient manner. Both of them do an absolutely phenomenal job, but Marco specifically is an absolute boss at what he does. I mean, the dude replaced two while windows in a manner of a single afternoon! The facilities have very seldom been anything but pristine due to the hard work of the delightful cleaning staff I see working every morning. In fact, the only time I have issue with cleanliness it has been due to the clear irresponsibility of other neighbors taking a simple moment to pick up behind themselves or their pets. Lastly, I must agree with others on the presence of non-residence or visitors that don’t respect the space. They can be a bit uncomfortable to walk by, but I never feel in danger in any way. It’s just an aesthetics thing. Much more overall. I am a very satisfied tenant and would (and actually successfully have) suggest living here to anyone interested!

I lived here in a large studio with south facing windows and a very large closet and enough space for me and my cat. I had to move out due to financial reasons and I'm still homesick for the aesthetics, the gym, the sweeping and open staircase, the lobby, the proximity to the lake...I'm sad I had to leave. It's quite pretty. Housekeeping comes frequently, and maintenance does its job professionally. Management is kind and friendly.

I moved in a few months ago and couldn't be more pleased. My experience has been quite enjoyable all around. First off, the crown jewel of my apartment, is simply the view. It makes me want to cry sometimes it's so beautiful. My place is modernized with a sleek kitchen. A wonderfully large walk in closet that my clothes can breath in. The thick, concrete walls barriers any outer sound out. The rooftop deck and clubhouse is fun to show off.....along with the modernized gym and classy grand lobby. The gym has a Peleton which is my new best friend. The management, maintenance, and housekeeping have been extremely forth coming and helpful. I thankfully HAVE NOT experienced any pest issues and are diligent with upkeep and cleanliness. Fully secure package room with alerts when packages arrive and a secure code to get into the room.I feel completely at home here. Thank you very much. I'm grateful.

The managers here suck. They lack empathy, do the minimum to try to understand a concern, problem or issue. A lot. of my neighbors agree. But the maintenance staff is extremely nice and productive. I am paying a lot compared to other apartments in this same area and I was fine with that given the amenities the Vivian boasts about. I moved in LAST FALL and the amenities I was supposedly paying for, rooftop, club room and a supposed dog potty station. These did not open until April 2020, by then (understandably so, those amenities closed due to the pandemic). However, now that we're in. Phase 4, the amenities have reopened and are supposed to be open to residents whenever, but. they are still only available during. office hours due to an issue with the lock/door thing (so not Covid reasons but an issue that is waiting to be resolved. So the rooftop and clubroom is only open Monday-Saturday from like 9 to 5. Sooo, I basically paid for amenities that I never used because of the slow slow construction. I just learned that the rooftop will be closed during the winter, so you're also not going to be able to access it as soon as Chicago gets cold (hint: 8/12 months of the year are winter here). They have yet to figure out how to go into the clubroom because the only entrance available right now is through the rooftop deck that will be closed. It is possible to have rooftops open in Chicago year-round (tricky with the snow and maintenance costs but possible and should be expected given how much the rooftop is advertised as a selling point in this building and how much you're paying).

In a city where apartment communities don't answer their phones or return emails or voicemails, Vivian soared above the rest. They answered the phone and got to work for me that very day. We began a process of emailing and calling to get to the point where my unit was ready for move in on my requested date. Because I was in Indianapolis, it was not easy getting all of the necessary documents processed, but they worked hard for me to get my unit. The service has not changed and my apartment is large, cute, and right where I need to be. Walking distance to Loyola. God bless the Chicago team at The Vivian.

This is why I am writing a review: The multiple frustrations and problems that have unfolded over time leaves me with no choice but to write a scathing review, which I hope serves as not only a desperately needed wake-up call to its unprofessional property manager and their corporate office, but also to potential tenants and all those who tour this property. In September when I moved in, moving day out of my previous building was a breeze until I got to Vivian. My movers got stuck in the elevator and I had to go downstairs multiple times (probably 10 or more) to tell management to do something about it. One of my movers unfortunately was late to work due to their incompetence. The other one was disrespected by the property manager when he confronted her about something that was entirely in her hands. They only refunded me my $65 application fee and at that time, I was too busy starting a new job to demand anything more, although the additional time my movers were there cost me ~$200. Now, October hits. Only a month after I've moved in, I see multiple tenants posting online in the reviews portion of Google (which have all changed to five star reviews since then- see the time stamps) that there are cockroaches. I am now paying $1600/month in Rogers Park to live in a building full of cockroaches. Wonderful. I was traveling when I saw they left a note at my door about a pest inspection. (Who uses paper in today's digital era?!) I had just returned from a trip overseas and was going through my things, post-move, pitching and throwing items away I no longer needed. My apartment was of course untidy, however, that was temporary. Everything could have been easily managed and fixed. They emailed me as soon as possible, threatening to take legal action immediately. I don't recall ever being treated this way by previous management before. A simple, polite message regarding the situation would have sufficed. This was completely uncalled for, unprofessional, and for a lack of a better term, trashy, especially since Vivian has/had disgusting cockroaches in their building. That is no fault of their customers. They did the pest removal, not once, but TWICE in my apartment. I just want to remind Vivian that your cockroaches are absolutely not my problem and if any of you had a solid bit of empathy over your shady business practices, I can probably guess that none of you would want to live in a cockroach infested apartment, paying almost $2k a month. This pest removal meant boarding my animals because I didn't want them to smell the chemicals. I was severely inconvenienced not only by this, but was required to move everything in my kitchen and bathroom out to another place in my apartment. Fast forward to four months later, I receive another notice saying they're doing another pest removal. This time, I went to the office to speak to the manager on site. She informed me once again why she couldn't do anything. I told her I wanted $300 credited to my account IF they had to spray chemicals in my apartment. This would cover the cost of boarding my pets and/or sending them to daycare, the inconvenience, and the Uber rides required to drop them off. For Village Green, this small fee would be nothing, considering I am paying them almost 20k a year to live here. Again, I was met with a long, but firm "no," as to why this couldn't happen. The manager informed me that if I refuse a mandatory inspection, I would have to pay for any cockroach infestation that occurs on THEIR property, which I will remind them: that is 100% their problem. Pest control should have been done immediately since acquiring the property, not when there are 10+ complaints on Google reviews. There are other problems I have with this building, but I could speak on Vivian's incompetence and negligence forever. Great location and great views BUT... Water leaks often at the entrance, homeless and drink people wander into the building, hallways smell like weed and every other cuisine in the world, this place is bug infested and not properly maintained. I've had low water pressure, a water pipe burst and even roaches in my apartment. Do not recommend this place.
