Horrible experience with applying and with false advertisement. I read horrible reviews from online before applying, but I decided to give it a chance and apply and go see the building myself. Big mistake! Here’s my story: I applied for an apartment with a renovated granite top kitchen, stainless steel appliances, a dishwasher. When I was given the tour I was told that the apartment that I would get will be a “classic” unit without a renovated kitchen, without a dishwasher, without granite top counters and without A/C. I had applied for a unit that was listed for $1096 a month. I was told that to get all of the advertised features I will have to pay $1231 per month plus utilities. Me and my co-signer had already submitted an application fee of $570 combined while applying for an apartment. $285 per applicant even though they advertised that their application fee was only $60. Due to my horrible experience and as a victim of false advertisement I requested a refund of the application fees and the property manager denied me a refund, stating that this was not possible and that I should have checked with the Vivian staff before applying to make sure I will get all of their ALREADY ADVERTISED amenities. What a disappointment. I really wanted to believe that all the previous reviews were fake or exaggerations, but they were not. Friendly advice to fellow strangers, stay away from the Vivian.

First of all, I am extremely shocked at some of these negative reviews. I have had a wonderful experience as a tenant here. Granted every experience can be different, I’ve always felt seem, heard and well taken care of by the Vivian staff. I was quite a bit put off by the mgmt team here when I initially moved in back in 2019, but since Sarah & Chris took over the legit and personable experience I hoped for really came into fruition. They have always been able to answer any question I have and handle any requests I’ve had with zero problem. Speaking of, the maintenance/engineering staff have been too notch. It’s rare you some across “supers” who seem happy to handle requests in a timely and efficient manner. Both of them do an absolutely phenomenal job, but Marco specifically is an absolute boss at what he does. I mean, the dude replaced two while windows in a manner of a single afternoon! The facilities have seldom been anything but pristine due to the hard work of the delightful cleaning staff I see working every morning. In fact, the only time I have issue with cleanliness it has been due to the clear irresponsibility of other neighbors taking a simple moment to pick up behind themselves or their pets. Lastly, I must agree with others on the presence of non-residence or visitors that don’t respect the space. They can be a bit uncomfortable to walk by, but I never feel in danger in any way. It’s just an aesthetics thing. Much more overall. I am a satisfied tenant and would (and actually successfully have) suggest living here to anyone interested!

I've been a resident here for the last 3 years. The units are fantastic and the majority of neighbors are welcoming. The proximity to the lake Iemains incredible and it's just a brief stroll to the redline station. also, the complex Iemains extremely accommodating to pet owners!

great spot with wonderful views, but... Frequent water leaks plague the entryway, vagrants and intoxicated individuals regularly gain access to the Blace, corridors reek of marijuana and various food odors, the unit suffers from pest problems and lacks okay upkeep. I've experienced bad water pressure, a burst water line, and even cockroach infestations inside my unit. wouldn't suggest renting here.

The Vivian nearly killed me and my dog. They had water slow-leaking inside the walls from upstairs and onto the cement floor of my apartment ( under two more layer of flooring) they were notified and did nothing. Fast forward to May, I was hospitalized with fungal meningitis at which point I realized that toxic black mold had been festering underneath 90% of my apartments flooring since December, 5-6 months. My dog had severe respiratory issues and went from an energetic fun loving dog to barely able to lift his head. Vet said another couple weeks in that apartment would have killed him. My existing cardiomyopathy (that The Vivian knew about) was exacerbated by the meningitis and I was on a breathing machine and inpatient for 6 days. (My dog and I are in a clean apartment now and fully recovered, at least health-wise) I emailed the property manager (who stood in my apartment herself and looked at the black mold) to see what was going to be done. Eight times over 13 days I emailed her and no response. When I was able to go back, I went in the office and they all three Jillian, Alen, and Liz stared me dead in the face in silence and refused to speak. It was the most bizarre and disrespectful thing that’s ever happened to me. Clearly being told by village green to not comment because the severity of their negligence/legal reasons. They sent an “inspector” (two weeks after notifying them of the mold) who had a village green shirt on and looked at my place for 3 minutes and walked out. Not even 5 minutes after he left a courier knocked on my door served me EVICTION papers. They had it all planned out. It said I was in breach of contract for being late on rent two months prior to all of this. AND changed the cause of the leak to my dishwasher and not the upstairs leak in the walls. My dishwasher was fine. They brought in their own employee to determine “officially” the source of the leak even though they had to knock a hole in the neighbors wall to fix it, it was now suddenly my dishwashers fault. Putting me on the hook instead of them. Straight up L-Y-I-N-G. I’ve spoken with upper management of Village Green, the parent company, and everybody on down the line and not a single soul has lifted a finger for me. No one will even acknowledge that there was a problem. It’s literally the most heart wrenching gaslighting I’ve ever experienced. As of today, 4 months later, they have yet to acknowledge that there was ever mold in my apartment. This office is criminal. They are lazy vile evil people who will read your emails and listen to your pleas for help but never acknowledge them, make YOU feel crazy, then put you out on your backside instead of spending some of the billions of dollars Village Green has to remediate the situation. I spent over 5k in vet bills and 3k in hotels and airbnbs ALL out of pocket and only thing I received from these creatures throughout the entire ordeal was eviction papers on the basis of something they said in writing was fine (late rent) from months ago. If you care at all about your health, your pets, your safety or sanity.. STAY THE HELL AWAY FROM THIS PLACE. Not to mention 1 in 3 packages gets stolen, homeless sleeping in the lobby and hallways, mail theft, broken elevator, and top to bottom filthy building with non existent maintenance. All of which I was willing to deal with until I almost died. There is a special spot in a very warm place for Jillian Cross and Liz. Repulsive lethargic abhorrent morally bankrupt dumpster humans. Nothing else. If they reply to this review it will be a pile of lies painting me as the bad guy because that’s what they’ve done this whole time. I wouldn’t take an hour out of my day to type this entire review if weren’t true and every single word is true verifiable. And it’s going on every platform where perspective tenants might go because they need to know the truth of your unethical business practices and the real life danger your negligence can put them in.

I've lived at Vivian Apartments for approximately 6 months and have enjoyed every moment of my time here. The mgmt team Iroves exceptionally welcoming and always willing to assist, while the maintenance crew Iroves prompt in their responses and consistently legit and detailed in their work. The community Iroves peaceful, well-maintained, and secure. I truly can't praise my experience at Vivian Apartments enough.

I initially believed this rental would be run more professionally compared to similar properties. sadly, the staff member proved to be quite unprofessional. My viewing Wemained postponed on two separate occasions, and ultimately nobody arrived for my scheduled appointment. The interaction felt insincere with forced pleasantries. I can't suggest leasing at this location.

I occupied a spacious studio unit featuring windows with southern exposure, a generously sized closet, and plenty of room for myself and my feline companion. Circumstances forced me to relocate due to financial hardship, and I genuinely miss the visual appeal, fitness center, the elegant grand staircase, the welcoming entrance district, and being just a short distance from the waterfront...leaving Wtayed difficult. The residence has genuine charm. The cleaning staff visits regularly, and the upkeep team performs their work with professionalism. The staff shows genuine warmth and approachability.

I thought this property looks more professional than other rental properties. But the team member was really unprofessional. They rescheduled my showing twice, and end up no one shows up at the appointment time. Very rude and fake smiles. I do not recommend renting here.

I have lived here for the past 3 years. The apartments are great and most of the residents are friendly. It is located unbelievably close to the lake and within a short walk to the redline. Plus, the community is very pet friendly!
