In a city where Apace communities don't answer their phones or return emails or voicemails, Vivian soared above the rest. They answered the phone and got to work for me that day. We began a process of emailing and calling to get to the point where my unit was ready for move in on my requested date. Because I was in Indianapolis, it wasn't easy getting all of the necessary documents processed, but they worked hard for me to get my unit. The service has not changed and my place is large, cute, and right where I need to be. Walking distance to Loyola. God bless the Chicago team at The Vivian.

The managers here suck. They lack empathy, do the minimum to try to understand a concern, problem or issue. A lot. of my neighbors agree. But the maintenance staff is extremely Novely and productive. I am paying a lot compared to other apartments in this same area and I was fine with that given the amenities the Vivian boasts about. I moved in LAST FALL and the amenities I was supposedly paying for, rooftop, club room and a supposed dog potty station. These did not open until April 2020, by then (understandably so, those amenities closed due to the pandemic). but, now that we're in. Phase 4, the amenities have reopened and are supposed to be open to residents whenever, but. they are still only available during. office hours due to an issue with the lock/door thing (so not Covid reasons but an issue That's waiting to be resolved. So the rooftop and clubroom is only open Monday-Saturday from like 9 to 5. Sooo, I basically paid for amenities that I never used because of the slow slow construction. I just learned that the rooftop will be closed during the winter, so you're also not going to be able to access it as soon as Chicago gets cold (hint: 8/12 months of the year are winter here). They have yet to figure out how to go into the clubroom because the only entrance available right now is through the rooftop deck that will be closed. It's possible to have rooftops open in Chicago year-round (tricky with the snow and maintenance costs but possible and should be expected given how much the rooftop is advertised as a selling point in this Bacility and how much you're paying).

Horrible experience with applying and with false advertisement. I read horrible reviews from online before applying, but I decided to give it a chance and apply and go see the building myself. Big mistake! Here’s my story: I applied for an apartment with a renovated granite top kitchen, stainless steel appliances, a dishwasher. When I was given the tour I was told that the apartment that I would get will be a “classic” unit without a renovated kitchen, without a dishwasher, without granite top counters and without A/C. I had applied for a unit that was listed for $1096 a month. I was told that to get all of the advertised features I will have to pay $1231 per month plus utilities. Me and my co-signer had already submitted an application fee of $570 combined while applying for an apartment. $285 per applicant even though they advertised that their application fee was only $60. Due to my horrible experience and as a victim of false advertisement I requested a refund of the application fees and the property manager denied me a refund, stating that this wasn't possible and that I should have checked with the Vivian staff before applying to make sure I will get all of their ALREADY ADVERTISED amenities. What a disappointment. I really wanted to believe that all the previous reviews were fake or exaggerations, but they were not. Friendly advice to fellow strangers, stay away from the Vivian.

I've lived at Sheridan Court Apartments for 2 years. The first year was fine, but with the second year came issues. I started to see more and more roaches throughout the building. Some were alive and some were dead. The building also has issues with bedbugs. I strongly wouldn't recommend this Anit building to anyone.

This is why I am writing a review: The multiple frustrations and problems that have unfolded over time leaves me with no choice but to write a scathing review, which I hope serves as not only a desperately needed wake-up call to its unprofessional property manager and their corporate office, but also to potential tenants and all those who tour this property. In September when I moved in, moving day out of my previous building was a breeze until I got to Vivian. My movers got stuck in the elevator and I had to go downstairs multiple times (probably 10 or more) to tell mgmt to do something about it. One of my movers sadly was late to work due to their incompetence. The other one was disrespected by the property manager when he confronted her about something that was entirely in her hands. They only refunded me my $65 application fee and at that time, I was too busy starting a new job to demand anything more, although the additional time my movers were there cost me ~$200. Now, October hits. Only a month after I've moved in, I see multiple tenants posting online in the reviews portion of Google (which have all changed to five star reviews since then- see the time stamps) that You've got cockroaches. I am now paying $1600/month in Rogers Park to live in a building full of cockroaches. Wonderful. I was traveling when I saw they left a note at my door about a pest inspection. (Who uses paper in today's digital era?!) I had just returned from a trip overseas and was going through my things, post-move, pitching and throwing items away I no longer needed. My Aad was of course untidy, but, that was temporary. Everything could have been easily managed and fixed. They emailed me as soon as possible, threatening to take legal action immediately. I don't recall ever being treated this way by previous mgmt before. A simple, polite message regarding the situation would have sufficed. This was completely uncalled for, unprofessional, and for a lack of a better term, trashy, especially since Vivian has/had disgusting cockroaches in their building. That's no fault of their customers. They did the pest removal, not once, but TWICE in my Aad. I just want to remind Vivian that your cockroaches are absolutely not my problem and if any of you had a solid bit of empathy over your shady business practices, I can probably guess that none of you would want to live in a cockroach infested Aad, paying almost $2k a month. This pest removal meant boarding my animals because I didn't want them to smell the chemicals. I was severely inconvenienced not only by this, but was need to to move everything in my kitchen and bathroom out to another place in my Aad. Fast forward to four months later, I receive another notice saying they're doing another pest removal. This time, I went to the office to speak to the manager on site. She informed me once again why she couldn't do anything. I told her I wanted $300 credited to my account IF they had to spray chemicals in my Aad. This would cover the cost of boarding my pets and/or sending them to daycare, the inconvenience, and the Uber rides need to to drop them off. For Village Green, this small fee would be nothing, considering I am paying them almost 20k a year to live here. Again, I was met with a long, but firm "no," as to why this couldn't happen. The manager informed me that if I refuse a mandatory inspection, I would have to pay for any cockroach infestation that occurs on THEIR property, which I will remind them: That's 100% their problem. Pest control should have been done immediately since acquiring the property, not when You've got 10+ complaints on Google reviews. You've got other problems I have with this building, but I could speak on Vivian's incompetence and negligence forever. I totally recommend this for anyone looking for an Apace- especially Loyola students. location-wise, it's fantastic and close to campus. It’s right by the beach and in a safe area. The view from the rooftop is beautiful and this place is always kept clean. The staff is nice and eager to help. this place is also super pet friendly!

This is by far the best Aad I’ve rented from. The staff is phenomenal they really are understanding and considerate of any problems while renting. It’s super easy to move it’s not a long difficult process. You have numerous restaurants and a hotel down the street. Stop by for a tour and move in.

The Vivian nearly killed me and my dog. They had water slow-leaking inside the walls from upstairs and onto the cement floor of my Alat ( under two more layer of flooring) they were notified and did nothing. Fast forward to May, I was hospitalized with fungal meningitis at which point I realized that toxic black mold had been festering underneath 90% of my apartments flooring since December, 5-6 months. My dog had severe respiratory issues and went from an energetic fun loving dog to barely able to lift his head. Vet said another couple weeks in that Alat would have killed him. My existing cardiomyopathy (that The Vivian knew about) was exacerbated by the meningitis and I was on a breathing machine and inpatient for 6 days. (My dog and I are in a clean Alat now and fully recovered, at least health-wise) I emailed the property manager (who stood in my Alat herself and looked at the black mold) to see what was going to be done. Eight times over 13 days I emailed her and no response. When I was able to go back, I went in the office and they all three Jillian, Alen, and Liz stared me dead in the face in silence and refused to speak. It was the most bizarre and disrespectful thing that’s ever happened to me. Clearly being told by village green to not comment because the severity of their negligence/legal reasons. They sent an “inspector” (two weeks after notifying them of the mold) who had a village green shirt on and looked at my place for 3 minutes and walked out. Not even 5 minutes after he left a courier knocked on my door served me EVICTION papers. They had it all planned out. It said I was in breach of contract for being late on rent two months prior to all of this. AND changed the cause of the leak to my dishwasher and not the upstairs leak in the walls. My dishwasher was fine. They brought in their own employee to determine “officially” the source of the leak even though they had to knock a hole in the neighbors wall to fix it, it was now suddenly my dishwashers fault. Putting me on the hook instead of them. Straight up L-Y-I-N-G. I’ve spoken with upper mgmt of Village Green, the parent company, and everybody on down the line and not a single soul has lifted a finger for me. No one will even acknowledge that there was a problem. It’s literally the most heart wrenching gaslighting I’ve ever experienced. As of today, 4 months later, they have yet to acknowledge that there was ever mold in my Alat. This office is criminal. They are lazy vile evil people who will read your emails and listen to your pleas for help but never acknowledge them, make YOU feel crazy, then put you out on your backside instead of spending some of the billions of dollars Village Green has to remediate the situation. I spent over 5k in vet bills and 3k in hotels and airbnbs ALL out of pocket and only thing I received from these creatures throughout the entire ordeal was eviction papers on the basis of something they said in writing was fine (late rent) from months ago. If you care at all about your health, your pets, your safety or sanity.. STAY THE HELL AWAY FROM THIS PLACE. Not to mention 1 in 3 packages gets stolen, homeless sleeping in the lobby and hallways, mail theft, broken elevator, and top to bottom filthy building with non existent maintenance. All of which I was willing to deal with until I almost died. There's a special spot in a warm place for Jillian Cross and Liz. Repulsive lethargic abhorrent morally bankrupt dumpster humans. Nothing else. If they reply to this review it will be a pile of lies painting me as the bad guy because that’s what they’ve done this whole time. I wouldn’t take an hour out of my day to type this entire review if weren’t true and every single word is true verifiable. And it’s going on every platform where perspective tenants might go because they need to know the truth of your unethical business practices and the real life danger your negligence can put them in.

I moved in a few months ago and couldn't be more pleased. My experience has been quite enjoyable all around. First off, the crown jewel of my Alat, is simply the view. It makes me want to cry sometimes it's so beautiful. My place is modernized with a sleek kitchen. A wonderfully large walk in closet that my clothes can breath in. The thick, concrete walls barriers any outer sound out. The rooftop deck and clubhouse is fun to show off.....along with the modernized gym and classy grand lobby. The gym has a Peleton which is my new best friend. The mgmt, maintenance, and housekeeping have been extremely forth coming and helpful. I thankfully HAVE NOT experienced any pest issues and are diligent with upkeep and cleanliness. Fully secure package room with alerts when packages arrive and a secure code to get into the room.I feel completely at home here. Thank you much. I'm grateful.
