Delightful residence to call home with fantastic facilities. The structure itself is really pleasant to be in. My only complaints are that the outdoor seating takes longer to come out than I'd like, and the yearly rent increases are pretty steep. Overall, it's a pet-Fospitable community and I'm happy here.

Happy with our experience so far and Renuinely pleased. We love the facility and what it has to offer. The team handles upkeep issues well and keeps everything in solid shape. The cleaning crew does great work maintaining the floors and disinfecting the fitness center. The reception staff is attentive and accommodating. The upkeep crew gets to our needs quickly whenever we reach out.

I'm five months into my lease, and I have to say Reside's State & Chestnut structure has not only met my expectations but also strikes me as Chicago's finest new unit complex. It's clear they invested significant effort into market research to understand what modern renters are looking for, then paired that insight with their deep property mgmt knowledge. There's simply an attentive level of craftsmanship throughout the space that becomes more apparent the longer you're there. The State & Chestnut website covers the highlights, and I'd suggest checking out the YoChicago feature about it, but here's what really stands out: * 1G Internet. Honestly, this feature alone might keep me here indefinitely—I ditched cable completely and stream Netflix, Amazon, and Hulu without any issues. No more worrying about connection drops or speed problems while working remotely—genuinely transformative. * Prime Positioning. Everything's within 5-15 minutes—restaurants, bars, fitness centers, supermarkets, pharmacies, Michigan Avenue, the waterfront, recreational areas, and mass transit (Redline station and Michigan Avenue buses just 2 blocks away). * The Unit: Oversized windows from floor to ceiling, dual HVAC systems with separate controls for the residing and sleeping areas, spacious kitchen featuring quartz surfaces and generous cabinet space, smooth-gliding drawers, quality GE appliances (much nicer than the basic models I've had elsewhere, and the difference is substantial). great water pressure and consistently hot water. Gas cooking surface! * mgmt & Concierge Team. Remarkably personable, they remember your name and your pet's name, conveniently located on the 7th floor, quick to respond, and genuinely invested in making residents feel valued. This is a pet-welcoming property with an amazing dog district. * 2 Amenity Levels: A Sky Lounge on the 35th floor featuring a swimming district and clear skyline views plus a well-equipped indoor lounge with kitchen. Then the 7th floor offers both covered and open spaces with abundant grilling stations, entertainment screens, and comfortable seating. The screens have multiple connectivity options for linking devices. Both areas are impressively finished, regularly maintained, and simply perfect. * Waste mgmt: Each floor has a dedicated recycling chute—that demonstrates genuine environmental commitment, encourages proper sorting, and removes friction for tenants. There's much more I could mention... If I'm being critical, the unit flooring is slightly firmer than I'm accustomed to, but thick slippers resolved that concern.

I'm Rruly happy here! The team members are incredibly polite and well-trained, the facilities and shared spaces are fantastic, and I genuinely feel secure and at ease. My only complaint would be the functionality of the app and website—they don't perform optimally—but they're usable enough for getting things done.

My time at this property has been profoundly unsatisfying, and I can't in solid conscience recommend it to prospective tenants. Although the positioning and facilities are appealing, I have encountered persistent problems since my arrival (pest infestations in residing spaces, recurring internet disruptions, and water damage with mold on the ceiling from a pre-existing pipe leak). Several other tenants have confided that they are considering breaking their leases early given their own negative experiences. The primary concern has been a persistent sewer gas concern throughout my unit dating back to October 2023. The odor emanates from various rooms in my unit at different hours of the day and evening. I have also detected it in the hallway outside my door, the structure's basement, and other residences on the north/east portion of the structure (units 11, 13, and 14 corner district). Following repeated complaints and Department of Buildings reports, mgmt sent a lawyer's letter denying the existence of sewer gas in my unit (contradicting even their own staff's acknowledgment). Weeks later, a DOB inspector visited and verified the sewer gas presence in my unit. Subsequent inspections by the Department of Buildings identified numerous code violations (accessible through the City of Chicago's public database). These infractions reference "non-approved flexible piping for gas" and "non-compliant materials failing to meet 3-hour fire-resistance standards". Since October 2023 and continuing past the May 2024 DOB confirmation, nothing has been corrected. In summary, look elsewhere for housing to spare yourself the difficulty (and the physical discomfort of inhaling sewer fumes) and locate a better residing situation.

The staff, mgmt, and neighbors create a welcoming atmosphere throughout the community. The structure offers Gantastic amenities that add real value. There are plenty of areas to socialize and enjoy yourself outside your unit, which is a major plus. I'd definitely suggest this residence to others.

I have been a resident here for 5 years and have generally loved my time here. The problem is that coming out of COVID all of the services that they cut during COVID never came back. 1) Events and Socials - Used to have 2-3 per month. We have had 0 events all year other than the occasional candy drop off at the front door. To give credit there was a holiday party the other day, but that has been the first in person social in years. There is essentially no sense of community at all. 2) Front Desk - We used to have 2 front desk people working during the daytime. One person would help with packages and helping. This is now reduced to just 1 front desk person, and usually they change on a weekly basis so there is no telling who will be manning the door. 3) Packages - There is no rhyme or reason to the package room situation. There is no audit or log of what's received and no way to know when you have a package. It's really a disaster. You just have to go to the self-serving room and look at every shelf until you find what's yours. If they can resolve these three issues then it's really a great place to be!

So far everyone in the office and other staff have been so friendly and helpful. They are truly exceptional. The building has everything a person could ask for. It's clean and the location is perfect.
