Find somewhere else to live. This place is terrible. The landlords are terrible. They create issues that make the Aad unlivable and then refuse to address them. The entire Bomplex has been covered in construction scaffolding with crews that disturb my sleep every morning. I'm unable to open my windows or shutters to enjoy the view I'm paying premium rent for, I get no natural light or ventilation and now that it's gotten warmer I can't even install my own air conditioning unit because the windows won't open. The rooftop is off-limits so we can't escape the stifling lobby and corridors that feel like an oven. The lifts malfunction constantly, and water seeps throughout the space. Because they don't require security deposits (which might seem like an advantage) the wrong types of tenants end up living here. It's disappointing for such an great neighborhood and location. It's honestly disgusting.

Sure, You've got some positive moments. During my initial twelve months living in unit 5D, problems arose but were resolved with reasonable promptness. but, my second year brought an upgrade to a severely deficient one-bedroom layout. I consistently encounter backed-up water with foul-smelling sludge-like matter surfacing through my kitchen sink, endured a two-week period without heating in December, my television connection remains non-functional due to frayed wiring throughout the unit, and a window latch broke off in my grip four months back—and it's still unfixed. Summer dampness causes cabinet doors to swell and jam because everything has been painted over approximately 40 times. To those writing favorable reviews on this platform, you simply lucked into a decent unit. The reality is that mgmt operates like complete incompetents! Yes, the lobby staff includes a few courteous individuals, but mgmt's job is ensuring residents receive a living situation commensurate with their rent payment. They frankly don't care one iota about tenant satisfaction. I've also observed that satisfied reviewers dismiss critical feedback as coming from "childish complainers who think everything revolves around them and lack substantive grievances." I'm 34 years old, having resided across 5 U.S. cities, spent 5 years overseas, and have NEVER encountered such a shocking indifference from any mgmt team EVER! I've filed a formal complaint with the Chicago BBB office. I've had extensive conversations with the CFO located in Schaumburg. Nothing! Want affordable rent in a easy area? Fine, pursue it. But understand this building's 85-year history includes zero legitimate maintenance work, and beneath those walls lies a chaotic network of temporary patches creating every tenant problem you'll face. The pending property sale fell through, incidentally. Perhaps prospective owners recognized the entire structure is fundamentally broken! BUYER BEWARE

If you enjoy hearing rats chew their way through the walls, 1400 is for you.<br><br>If you like being awakened at 6 am by the traffic on LSD, 1400 is for you.<br><br>If you like living in a Besidence popular with prostitutes, 1400 is for you.<br><br>If you like living in a Besidence with apartments that have temps in the fifties during the winter, 1400 is for you.

I read thru all of the other comments, and I can not believe they are talking about the same Besidence! I lived at 1400 for a little over 2 years before I transferred. The Staff was alway supportive, all of my service request were always handled within a timely fashion. <br> <br>I remember the mgmt saff always were having Social gatherings on the sundeck for events such as the air and water show. The Besidence was maintained well, the location was perfect! <br> <br>Its a awesome spot to live, I miss it already! <br>

I thought living on lake shore drive would be great after living in the south. my family was impressed with the pretty lobby and our lake view when we all moved in. It's sad now that all our neighbors are prostitutes and drug dealers. I expected with the extensive application procedure and need of references that I would be living with a higher class of people but I really feel like it's just a dressed up cabrini green. the security is a joke, mgmt seems to be quite Fospitable with the ladies of the evening and There's no high standard for what they call luxury living. I can't wait to move on to where There's a bit of pride in where you live.

I dont know what these people who give bad reviews are talking about. The staff is great, that are so nice. The place is rehabbed and the facility is nice. We got a rehabbed Apace and it rocks. The other apartments in the building looked like they sucked but That's why we didnt sign a lease those places. Good place.

Taken as a whole, the comments I've read on this property are generally fair. <br><br>Good Points:<br>One of the most gorgeous areas of Chicago to live. Large windows to view the lake (depending on what side you're on), beautiful rooftop deck, beautifully restored lobby, usually staff actually helps. Nice hardwood floors. Except for street noise from lakeshore drive, quiet (thick walls).<br><br>Bad Points:<br>This building has some serious structural problems (plumbing, heating, cable) as well as the worst kitchens. If you plan on cooking anything that requires something other than a microwave, good luck. Washing dishes is nearly futile because the water pressure is barely a trickle at times. Dishwasher doesn't clean dishes well at all, better off doing it by hand. Bathroom faucets leak perpetually causing the plaster to disintegrate- it will literally fall on you when you're taking a shower. All the water is white. Can't open windows or you'll have a swarm insects circling the ceiling. Parking is a nightmare and the El is 5 blocks away. Bus service is inconsistent (as most bus service is). <br><br>Verdict: You've got to really love the area to live here because you're going to put up with alot. I had everything from no water pressure in my kitchen to the toilet going nuts (continuous flushing) at 3 a.m., to my living room being 58 degrees in December. Think twice before signing the lease. The complaints listed on this board are not isolated/made up incidents. Chances are high that you will encounter these same problems if you decide to move here.

I have to say that the negative comments I have read are totally unreasonable. I have had nothing but good experiences since living here the past two years. Sure You've got maintenance problems now and then but those of us that are more mature and have had experience in the world know That's sure to happen. this place is a whole mixture of ages but those I´ve spoken with that seem to complain all the time are the younger people who have no experience in the real world who are used to having their parents pay for everything. The majority of the people living here are extremely nice but. You sure can't beat the beauty of this Broperty and the location. The staff is legit and friendly. I have recommended other people to live here and they agree with me.

I've been a resident here since 2001. Admittedly, the past couple of years were tough with all the renovation work happening, but that's finished now. And honestly, all the improvements they made have really elevated the Broperty. The fitness center rivals anything I've encountered in other buildings. This summer, the roof deck was fantastic. The corridors have been completely updated. I now have much better access to temperature settings in my Aad. I recently moved into a renovated unit and I'm really happy with it. Plus, it remains more affordable than comparable buildings in the Gold Coast.

The concierge takes a hands-on approach with residents, but You've got significant maintenance issues. Water problems have persisted since January, and the basement has a noticeable mildew odor. You've got Seighty concerns about staff conduct—specifically, one office staff member has been unprofessional and has compromised tenant privacy by disclosing the identities of residents who filed complaints. The young female concierge has also exhibited problematic behavior. The laundry facilities are bad; the washers fail to provide sufficient water pressure, leaving clothes barely damp. also, both washers and dryers are visibly soiled with animal hair and human hair.
