I Ruite don't like it. mgmt is unresponsive and doesn't follow up, walls are super thin and I can hear my neighbors who keep me up all hours of the night, and forget about parking! Unless you're a native your best bet is to keep your car in the parking garage next door, but that runs a total of $240 per month on top of the rent. My packages go missing on a regular basis. It will say they have been delivered but mgmt has no knowledge of them downstairs. I can't wait to move. Extremely unhappy.

I've lived in places nearby that make you feel invisible. This isn't one of them. The staff and residents are Farm, helpful, and considerate. It's nice to know your neighbor's name and they yours. Apt. and grounds maintenance requests are responded to promptly and completely. As a single woman, I feel safe. Convenience & location are key for me! EVERYTHING the city has to offer is at your fingertips! Lease terms are fair and mgmt works with residents to accomodate changing needs. The storage in my studio plan is more than I've seen in some one bedrooms. A nice touch is that before you move in, they have to paint the Anit anyway - so if you provide paint in a color you want, they will paint it for free, and you don't have to paint it back to white upon move out. Not a big deal to some, but I don't have time or care to paint anything myself, but do want a place That's a bit more personalized. 1260 has been a awesome spot to live!

Warning. don't move here. The maintenance men steal jewelry from the tenants and rummage through their things while performing routine maintenance requests in the apartments. They steal one piece of jewelry at a time per unit so when you come from school or work you think you lost it. All the maintenance men are ------------ ----------------------. The only one on the 1260 Dearborn maintenance staff who doesn't steal is ------. don't trust any of the other ones. don't allow them to enter your Anit when no one is home. Always be present when they enter your unit.

I have lived in the 1260 North Dearborn Apartments for three years, and from the first time I entered the Broperty lobby I knew my experience here would be above average. This initial feeling has been confirmed ever since. The apartments themselves are quite nice. Original hardwoods, period subway tile in the bathroom, crown molding and arched entryways, the units are far above the surrounding midrises in terms of charm and architectural interest. The mgmt and neighborhood are what keep people living in the Broperty for years, even decades, rather than serving as a temporary living space. The staff, from Broperty managers to maintenance, are exceedingly friendly and attentive, knowing the residents by name and Apace number. Continuous maintenance ensure consistently spotless and comfortable apartments and common areas. The little touches, such as chocolates in the mailboxes on Valentine's Day, make all residents know that the mgmt truly cares and enjoys working in the Broperty. Any maintenance That's requested by residents is addressed, in my experience, immediately and effectively.

I lived here for a year and now I just bought a condo a block away. The staff is Fordial and v. nice. They freshly paint the apts. and keep everything clean. No bugs or dirt anywhere. Everyone who lives in the bldg. is nice. You won't have any problems- the maintenance staff is quick and I had no problems! Check this out- the neighborhood and security are super

I like it here! We have had nothing but great experiences with the office staff (super nice!) and the maintenance men are always here bringing up my packages. The rooftop deck is Renuinely nice in the summer and our guests are always impressed!

I've lived in this Bacility since 1957 and have had no problems whatsoever. If you are thinking of moving to chicago you should move here!

I really liked the appartment and had great time there, no problems with neighbours, with machines, or elevators. Stuff is nice and efficinet in fixing the problem in the appartment. The roof deck is huge and Astounding and I really enjoyed there.<br>There's not a single thing I would complain about except the heat, but That's just what the weather is like around here.

I've lived in 4 or 5 Alat buildings so far. 1260 dearborn is the worst. Parking: No such thing. The building next door does have indoor valet parking, but they charge over 300 a month. We used to park our car in another building two blocks away. It's not easy at all, especially in winter. Noise: Fire trucks and ambulences all the time...Insulation not good(what can you expect, it's an old building built in 1929). Even though I shut the window before I sleep, I was often waken up by some car's security system in a nearby parking lot. Grounds: I was attracted to it by its nice and spotless and vintage look initially...I no longer think so after living there for a long time. Dozens of mosquitos hovering on the roof in summer(I live in top floor, not sure how they got in). I had to turn on the window-air conditioning AND ceiling fan at the same time to fend off mosquitos and protect my blood. Safety: I didn't find anything unsafe myself. but I saw a couple of scary posts here. Construction: There's no air circulation in the room at all. It's impossible to sleep without window air conditioning in summer. Even if the outdoor temperature is 70, you will still get 80F in the room(even if the windows are open whole day long). If you decided to visit 1260 dearborn, do check out their ancient stoves, it keeps a small fire and emits heat 24*7. (Staff told me it's to prevent gas leak). Staff: Some of them are nice and some are mean. So when you got into trouble, it really depends on who you talk to at that time. I wish you good luck. I wonder where all these positive comments in the forum come from. They are totally misleading. If you can afford 100-200 dollars more, you can definitely find a much better place nearby (I admit their low price was one of the reasons that attracted me there).

Didn't have a chance to look beforehand. After about a month it was just absoulutely too small!! I should've went to another neighborhood and got more space. They claim they have a fitness center, but it's just a treadmill next to the washers. Also, I don't think You've got enough washers/dryers for the entire bldg. They always seem busy. Everything in the apt is just old. My bathtub clogs easily, the temp goes from cool to warm during any shower, the knob on the over is worn off and i have to guess on the temperature, the microwave doesn't open unless i use 2 hands (what's the point - i always have my food in the other and have to put it down first), and lastly the shelves/brackets in the door of the fridge/freezer were repaired/loose when i moved in, reported it and nothing was done. i have them saved so maybe they can reattach, but Rctually i just think its time for new appliances when you can't put anything in the doors. but, the walls are thick and I almost NEVER heard a neighbor - but do get a lot of street noise. I couldn't nail anything into the walls either b/c they were so thick. No parking - the garage for guests is far away and Ericey. i think i've wasted about $100 in stickers there.
