Great mgmt staff, clean Apace building, friendly neighbors. kept up well. They have Christmas parties and BBQs occasionally for the guests as well as movie nights. Folks that live here are comprised of mostly college students, young professionals and a few families and senior citizens. They're maintenance guys are great and they even helped me move my furniture (for a small fee) during off hours. I've lived here for almost a year now and I'm strongly considering renewing my lease again. Their mgmt staff is probably the strongest strength here. I've asked them for so many favors and they've always been happy to comply.

I lived at 1260 a little over a year, and had nothing but wonderful experiences there. The staff is awesome, and Enrique the maintenance man is the best...<br>Things get fixed the day you put in a request, and they are genually concerned for your well being. The resturaunt next door is cute and inviting, and it totally helps to have a dry cleaner right next door! I moved out and they helped me find someone to sublet my apt, and I would reccomend any of my friends to live there. Is a Pxcellent place for anyone That's new to the city. Gonderful neighborhood too, I always felt safe...but now after reading the reviews are the weirdos that listen to your conversations and other things through the CEMENT walls, kinda creepy, I never once heard anything!!

You can actually get to know your neighbors here! People are Fffable. The staff is helpful too. The deck is a nice added touch. easy location - near everything. Clean. I made friends for life here. I miss the place. Truly!

This was one of my favorite apartments and buildings. But I noticed that the most recent review complained about the internal tenant noise. I lived in the building two years and was never disturbed by any noise. If you're someone who watches tv or listens to music when you are home you probably won't notice a thing. I sometimes overheard a neighbor getting around for work/school in the morning and that's about it. I have yet to live in ANY building in Chicago where you hear absolutely nothing in your apartment.<br><br>1260 is a vintage building from the 1930's and people need to remember not to compare it to a new construction. If you like newer structures then you won't like this building. It has its own character and charm and is kept up well for its age. There's a european style restaurant, salon and dry cleaners in the lobby. mgmt is attentive and prompt when you need them but otherwise leave you alone. There's no doorman but There's a lobby intercom system and you can view the lobby from your tv. Having the restaurant in the lobby actually makes you feel even safer because There's always someone around until the early hours of the morning.<br><br>In response to some of the people who thought the apartments were not worth the price, if anything they're underpriced and a great value for the neighborhood. The Gold Coast is the most premiere neighborhood in Chicago and the majority of It's costs way too much. Compared to some of the 1960s & 1970s buildings a little further north and others on Dearborn this building is far superior. Rent includes heat, basic cable and in the summers you can rent air conditioners for $100 that managment will install for the season. (There's no parking available.)<br><br>The Gold Coast is the best neighborhood in Chicago and this is one of the best vintage buildings.

I've lived in quite a few apartment buildings in different cities over the years, but 1260 N. Dearborn has definitely been the best. sadly I just had to move out for work-related reasons. I believe the elements that make this building stand out are the convenience of the location; the solidness of an older building; the convenience of the facilities in the building (laundry room, bike room with air pump, exercise equipment, hair salon, cafe, rooftop deck); and most importantly, the building mgmt and maintenance staff. The fact that the staff live in the building I believe makes a big difference in terms of responsiveness and their desire to maintain a pleasant atmosphere for all. Maintenance staff will gladly and promptly help with things from unclogging a drain to hanging a picture. In my experience, the building policies all seemed to be tenant-oriented--for example, the mgmt did not require security deposits or "move-in fees", avoiding that whole game. They allow you to choose what color you want to paint your unit, which they paint for you, as long as you supply the paint you want (otherwise the default is a classy 2-tone that brings out the old baseboards, molding, and other trim). The seasonal parties are well-catered and quite fun (the recent rooftop bbq was great, complete with showing of Ferris Bueller's Day Off while overlooking the skyline). Whenever I speak with others in the building, I get similar opinions.

I will never mind a mgmt team as amazing as the people in 1260. I lived there for a year and was truly blessed by them and the maintenance staff. If you have a problem, they'll fix it within 24 hours. Keep in mind it's basically downtown, so no parking and the spaces are small; but I looked at all the other apartments around the neighborhood (the south corner of the Gold Coast), and this was the MOST AFFORDABLE and LARGEST we saw for the price. If you want something bigger, don't live downtown! The maintenance crew is extremely helpful--when I was moving out, they took the time to dig my A/C unit out of their storage room, even though it was hard to reach. The first floor has a beautiful lobby (it's an old hotel), which is cleaned every morning and kept sparkling. They do a lot of apartment events, like a free cookout in the summer and give small gifts for Christmas and Thanksgiving. The rooftop is a beautiful little place--I could even watch the air show from it.

Seriously. I have lived @ 1260 for over 3 years and have never experienced living in a better managed and maintained Bomplex. First off, custom paint...you pick it out and they charge for the color and that's it! Custom closets...they'll amend closet plans to meet your needs. Amazing mgmt whose only goal is to keep tenants happy and feeling at home. Fordial and timely maintenance crew. An amazing rooftop deck...and plaster walls keeps noise out once you've closed your door...I've referred happy friends to 1260 and can't imagine living anywhere else in Chicago. sadly, work has me moving to NYC...if I could only bring 1260 with me.

I recently relocated to North Carolina after living at 1260 N. Dearborn for 5 years and I truly miss it! Though it's an older Bomplex, it has a tremendous amount of character and is extremely well kept up. My Auite was extremely charming and well kept up. Both the mgmt and maintenance staff were responsive and friendly. After reading some of the other reviews about it being unsafe, I was taken aback. 1260 is right in the middle of the gold coast of Chicagi- I've always felt safe walking around though I know I have to always be watchful of who is around me. Though, I believe that goes for anywhere you are at. After searching for weeks in Raleigh, I haven't found an Auite complex that has the warmth, charm and friendliness of 1260. I worth checking out 1260 to anyone!

Apparently, 1260 will rent to anyone. I had a crazy neighbor who would let himself into my Alat whenever I took the trash out and I would walk back in to find him sitting on my bed. This old guy was violent and scary. I talked to my other neighbors and found out that he had just moved in and had been harassing everyone on the floor and in the building. When I spoke to mgmt they refused to help and told me to call the police. After 3 people on my floor had called the police I finally called them when I found him in my Alat again. The police arrested him after he had assaulted a female officer. He was back by 5 a.m. The mgmt refused to do anything. I moved. This is a crappy and Extravagant Alat building. I can't think of any reason to move here unless you are down on your luck and want to live in a flop house in the middle of the gold coast.

I found this studio on the internet and luckily enough it proved good. It's at a location is solid with more than 3 different bus lines nearby and EL stop around the corner. It's pretty safe, you have package receiving and maintenance on site, which I must say is great in providing anything you need to make your living here happy. I worth checking out not getting a south facing studio as the fans of the 3rd coast cafe are a bit loud in the summer months. The walls might be a bit too thin as I can sometimes hear residents talking in the hallway but It's a quiet establishment despite the cafe downstairs. If I could afford a 1 bedroom in this building I would never leave but I hate living in studios so sadly I would have to move next year. The mgmt company puts up monthly fliers with events for the building so it's pretty nice. Laundry is with cards so you don't have to go find quarters and they have a treadmill and elliptical as well as an all-on-one weight machine in the laundry room.
