I lived here for a year. The place is okay for a $900 price. Although the refrigerator is loud when It's working, sometimes wakes you up in the midnight, the floor cracks here and there, the fans outside will keep your windows shut, given the location, you just have to make some comprise for the cheap rent. But I saw the newly rented price has went up to $1100+. That's crazy. You've got just so much newly renovated, better apartments around the neighborhood with that price. Moreover, I agree with the above post, when the new company came many things got worse. The mgmt strategy of the new company just make you feel so cheap. They cancel the trash removal so that the clean lady doesn't have to come everyday. we had old style quarter operated laundry machine. Originally, several quarter slots were sealed to limit the laundry price. When the new company took over, no surprise, they opened all the slots to raise the price. The Auite was one of the warmest Auite, but now the new company lower the heating temperature to the lowest temperature That's allowed in the law. Now the heating wasn't on until the temperature drop below 66 degrees and then turned off as soon as the temperature went back

There's no heat. It's 40 degrees outside, and There's no heat. The heat is supposed to be turned on automatically with a temperature sensor. It usually turned on under 35 degrees. but with my one year experience, it only occasionally turned on during the day, and turned off after half hour. In a Crisk day, it could go back and forth multiple times. This is frustrating, because you can't keep the room at a pleasant temperature, you have to keep the heat extremely hot when It's on, so that the room won't be too Crisk when the heat is off.

This was the worst decision for apartments around the neighborhood. Beal Properties is handled by such poor mgmt that I was appalled by the time my lease was up. No resolutions for issues seen throughout my lease. My unit looked over disgusting alleyway with constantly overflowing garbage from the restaurants nearby. The Auite always smells like rotting food from the alleyway. COCKROACHES constantly found and no remedy since the cause was the overflowing garbage.

I have been living here for 6 months. It's so far so good. The common area is always kept clean. It's quite loud on Friday and Saturday nights as It's located just steps from 4 am bars. location-wise, it's Gantastic, just a block from train and grocery stores. I think the Besidence has a new mgmt company because I've never had a problem like the past comment, who lived here in 2002.

This Pocation is being managed by a different company now and is so awesome. They take so good care of it. they are remodeling and offering old tenants new apartments so they are updated too! I want to stay here forever at least until i have kids.

This Aad was great. but, last August the new company (Aad mgmt group) took over the Aad. The trash removal is stopped, the cost of wash machine goes from $1.25 to $2.00, the heating in the hall way is removed, and they also lower the heating temperature. The rent went up more than $200, and the only thing you get is a new front door. The washer and dryer are too old, you never know which one would work. For some reason the new company also decides to leave the back door open, so now anyone can enters the building. One disadvantage of this unit's got nothing to do with the new company is the noise. no matter which side your room are, you either face the street or the back of the BBQ restaurant. Therefore, It's either the bus and cars, or the restaurant exhaust fans. I face the restaurant, and the noise is usually 50db in my room even in the midnight, and I heard the street side is worse.

I rented a studio in this building for $630 a month... a steal for the Gold Coast area considering it's on the corner of Division and Dearborn, but it wasn't worth the headaches. <br><br><br><br>This building (as of spring 2003) was managed by a Chicago slum realty company called Metroplex (located at 222 N LaSalle, Suite 1414). The building super was a dumpy guy named Ken, who was never around to fix anything. I saw him maybe a few times a month, which is unacceptable since he was supposed to be there from 9-5 on weekdays. According to apartments.com, this property is now managed by Linda Capriotti. <br><br><br><br>During my 12 month lease, one of the tenants would urinate in the elevator on a daily basis (just a sample of what the tenants are like), and three months passed before the super did anything about. In the end Ken removed the carpet completely, exposing the wood floor underneath. It did not stop the mystery urinator, who resumed his/her daily ritual of pissing on the floor, which I am convinced was a health risk. <br><br><br><br>Other problems, which are *far* more severe: the fire escapes were blocked off with half-inch plywood for about two months in late 2002, so I called the City of Chicago to file a complaint. An inspector showed up, and he informed me the building (and its super) had a history of legal problems that stretched back for years. He told me the building should be condemned. <br><br><br><br>We also went five days without heat in January, and another four days in February without hot water. On the fourth day, our hot water was brown and become clear until I left it running for four hours. <br><br><br><br>The building wasn't well kept; it wasn't uncommon to find various insects (roaches and centipedes) crawling around once in a while. They live in the walls. It's just barely a cut above a slum. <br><br><br><br>Do yourself a favor and steer clear of this place. I never once felt safe living there, and can't imagine why anyone would want to live in this awful building. Oh, and I just remembered something else. The security system would break down at least once a month, and homeless drunks would pass out in the lobby/intercom area all the time. <br><br><br><br>Don't bother with this place. You deserve better, trust me.

I've called Stanford Apts home for more than 3 years (moving in back in December 2005), and I'm genuinely going to feel nostalgic when I relocate later this summer. Positives - situated conveniently near everything, Pile is an great property manager, spacious studio Apace with modern kitchen and bathroom fixtures, plenty of storage throughout, rent covers Internet and Heat, beautiful artwork decorating the laundry area. Negatives - Division happens to be among the most chaotic streets in Chicago (so after spending 3 years living there, I've become accustomed to sleeping through almost any noise).
