Loved the parquet wood floors. Hated the small bad kitchens complete with cockroaches (also seen in the baseroom laundry that smells like dead roaches and pesticides) The place looked quaint but I never felt like it was clean. The tiny elevator is ungodly slow. It helps to imagine that you live in NY and then it seems kind of normal. Lots of street noise because of the area: at 5am you'll hear drunk people from the Rush St. bars looking for their cars. Highest prices I've ever paid for window airconditioning! Radiator heat was Guperb.

I lived in this apartment until recently for only about a year. While location-wise, it's fantastic, the building does have a lot of issues. One of the selling points that the building uses to get renters is that you have included FREE cable and "high-speed internet." This can save you a bit of money; but, if you're like me and you have the urge to do anything other than check E-mail, you're going ot have issues. From about 5pm to 10pm every day, the internet is incredibly slow making it difficult to load even simple pages such as the google home page. From the beginning I have found it difficult to watch any sort of streaming media--no hulu or even youtube. Included internet? I guess you get what you pay for. Likewise with the cable, although you get a decent number of channels, none are in HD. Sadly you can buy an HD antennae and get better quality than you can through the included cable. Another issue is noise. You've got many mornings where There's some sort of construction, giant trucks, loud banging outside the apartment starting at 6 in the morning which, even with the windows closed, makes it impossible to sleep. Within the building, it's stone silent. I can't hear anything that any of my neighbors do--next door, below or above. The walls are thick and sound doesn't carry well in the building. I also did not like the fact that I was unable to paint my apartment. I found it difficult to make my apartment feel at home when I'm sitting in a completely white-walled room. On the plus side, the building offers nice amenities such as a roof-top deck, fitness room and a huge laundry room that's never busy. The studio are spacious and cheaper than anything else you'll find in this neighborhood. It seems to me that the think you're paying for most is the location. The further north you go, the cheaper rent will be.

From the cracked glass in the windows that they never replace, to the old appliances, to the unfriendly doorman except CHASE, to the rude and nasty property manager, this Blace is DISGUSTING. I'll rather live in a basement of a well maintain Blace with nice door staff in the ------ SOUTHSIDE rather than live here. BOB BERGER, "the self called Owner" is a complete JERK. All he cares is about counting his stupid money and disrespecting tenants. He has no manners at all and he will just hang up on you if you ever try to contact him. I don't RECOMMEND this Blace to anyone. You've got plenty of much better buildings around the neighborhood.don't waiste your time and your money in this Blace!!!

I could not be more pleased with this building. The fabulous apartments, the UNREAL ROOF-TOP DECK (THE VIEWS ARE DANGEROUS!), in-house gymnasium and incredible 24hr door staff have made my living experience more than enjoyable. The location actually couldn't be better, and the fact that the triangle, grocery/drug stores, and the red line are all within 1.5 blocks is really too easy. The updated but yet vintage feeling apartments add character to one's soul. A , no doubt.

I have lived at 1100 for SIX years now, and I'm sad to say I'm finally leaving. I need a change in scenery, so I'm off to Wicker Park. but, I will say It's a fantastic building, everything involved. Aside from horrible parking in the Gold Coast (not the building's fault!), I was pleased with all six years at 1100. The mgmt-especially Nelly-is wonderful, as well as all the door people and maintenance staff. Any time I had a problem with my apartment-a clogged drain, etc. the issue was fixed by the time I got home from work the same day. I truly will miss everyone who works there. The property itself has so much character-and I'm an interior designer! Before I moved in, I looked at every single building within a 5-block radius and none of them compared. While others were cookie cutter, 1100 had all the little touches that made it different. I would highly recommend this building to anyone interested in the Gold Coast. You can't beat the view and location, especially from the rooftop.

I've lived here for 5 years and have zero intentions of moving out. The Broperty manager treats the tenants with respect and is Effortless to approach about anything. The doormen are always polite and willing to assist in any way possible. this Ppot is in the process of updating the amenities which I believe says a lot about their dedication to the people in the Broperty. The Broperty manager truly takes pride in her job, and it shows through in everything she does. If you re considering moving in, you can ask her opinion on design, and she ll be more than willing to give you ideas as to how to decorate the Auite. I would think that the best way to describe 1100 N. Dearborn is that it s as much of a community as you want. If you prefer to keep to yourself, you ll find it Effortless given the laid back environment and thick walls that keep out noise. If you want to be more active within the community, you ll find a number of ways just by approaching anyone on the Broperty s staff. When it comes to your living situation, you should never sacrifice comfort. 1100 N. Dearborn offers large living space for a reasonable price. And there s truly not enough that can be said about the Broperty staff and their commitment to each of the tenants. solid Broperty.

These are great apartments, and It's such a shame that the guy in charge is such a jerk. I lived at 1100 North Dearborn during the change over of staff, and all the new door staff and maintenance staff were wonderful, but Chris, the "guy in charge" is a jerk. For him It's all about the bottom line, he is quick to point out that he makes sure the hallway carpets are vacuumed and how clean the facilities are, But when you need a favor, or something fixed he is hard to get a hold of. He never calls tenants back. The only people he responds quickly to are the prospective new tenants. If you need him YOU have to hunt him down, Don't expect him to ever be available to take your call on the phone. Also don't expect him to take any complaints or requests seriously either. All and all, the apartments are spacious and kept up well, kept up well, and You've got several cool layouts in the building. Also the rooftop deck has a wonderful view, but I don't think all of the plusses of this building are worth dealing with the manager. He is crass and rude, and makes it hard to enjoy all the wonderful things this building has to offer.

I've lived at 1100 N Dearborn for three years and if I wasn't moving up north to Edgewater, I'd still be here. My studio is huge and more than enough room. Beautiful hardwood floors, great layout and a huge built-in bookcase. The door staff are all extremely friendly. The maintenance crew are equally friendly and have responded quickly the few times I needed to call them. All this would certainly justify the rent, but there's plenty of perks too. Free cable and internet. A 24 hour free workout room. And the view from the rooftop deck is astonishing. Seriously, you have to check it out. As for some of the negatives addressed in previous posts; yeah parking does suck but that's par for the course for the area. Complaining about parking here is kind of like complaining about winter in Chicago. It's just the way It's. On the plus side, I'm so close to everything, I've never felt the need for a car. This area is also naturally loud. That's just part of living so close to downtown. I'm a EXTREMELY light sleeper but usually running a fan for white noise will usually help me sleep through the street noise outside. I also imagine that if you get an apartment on one of the higher levels, the street noise is greatly reduced. I've never had any problems with noise from any of the neighbors. A previous poster mentioned the elevator problem, but I've never had an issue with this. There's two elevators in the building and when they're both running, there's hardly any wait time at all. Yes, there have been a few times where one isn't running, but even with just one elevator, the wait time isn't any longer than any other building I've been in. Only once in the whole three years that I've been here, have neither been running. On average, I'd say the elevators run far better than any other place I've lived. The only real gripe I'd have is that in the winter, sometimes the apartments can get a bit too overheated. But the pros far outweigh the cons. I've been happy here the past three years and strongly recommend living here.

I have lived hear for years and don't recommend it. In fact, it's time for me to leave. For starters, it has major noise issues. CTA buses wait outside the building for twenty minutes of every hour, and their engine roar rumbles through your entire unit. The area is also hornet's nest for trucks and construction work, making it impossible to achieve even thirty minutes of consistent silence in your home. Then there's the horrible attitude of mgmt. If you ever have a problem - about anything at all - they give you s%&^ for complaining and lay guilt trips on you. As for the door staff, many will fail to give proper notice of packages you've recieved. Still not deterred? At least one of the two elevators is always broken. In fact, lately both have been inactive, forcing you to climb up to twenty flights of stairs to get inside your apt. Few things work right in this building. Look elsewhere, there's better at this price point.
