I have lived here for a year and a half on the 14th floor and the experience has been okay. This place is good to rent but terrible to buy. You've got some major flaws with this Besidence. The first is it doesn't have HDTV capabilities. I kid you not. Directv has purchased the rights to this Besidence so no other cable provided can come in. There's a large satellite on top of the Besidence that feeds the signal to all of the units. This satellite doesn't have the capability to receive an HD signal. So if you have a large 55inch HDTV (like i do) render it useless. Granted it's still nice to have a big tv but I didn't buy it too see fuzzy running backs while watching football. The board has proposed updating the satellite but it was denied due to lack of funding. Most people in this Besidence rent because mostly college or grad students live here and don't want to pay the enormous assessments they charge. My one buddy in the Besidence pays $800 a month in assessments. Second complaint is the air conditioning, it BLOWS!!!!! Literally, twice a week during the summer the engineer has to come and fix my AC. TEchnically the AC unit works fine but it's the lines that feed the air up to the units. I live on the 14th floor which is the hardest to get the air too, during the process air bubbles form in the lines and eventually cuts air off to my AC unit but before that actually occurs the air turns warm and does the complete opposite off cooling me off. Every time the engineer comes to my room he says "i have to bleed the air bubbles out of the line" Once he does the air works fine for a couple of days and then he has to come back again. The coldest i've ever gotten the Aad during the summer is 72 degrees and that's when the AC unit is working properly. On average it's around 80 degrees but when the unit goes completly out then it's the samer temperature as outside. Picture this Aad during a 90 degree day...no AC...and all of the hot air rising to the top of the Besidence...i'm on the top floor!!!!! Keep in mind You've got no engineers on staff during the weekends...so if the AC goes out friday night your screwed until monday. It's happened to me numerous times!!! I have to have 3 fans blowing on me just to get through the weekend. During the winter this feature is nice..my place is a good temperature. Even if the heat goes out (which it has) the temp will be decent from all of the hot air rising to the Aad. But keep in mind the temperature is about 68 degrees when that happens. Also the electical wiring to this Besidence is terrible. When AT&T came to install/connect my internet the man told me that the wiring was done terribly when Besidence the place and he predicted within the next 10 years it would have to be gutted and replaced. He literally said and quote "I would never buy a unit here because once they have to do that the assessments will sky rocket" I live here because it was easy for my life style. I currently work a full time job in the loop and attend grad school on the weekends at depaul...which is also located in the loop. So i could walk to work and school quickly. I was also able to score a nice rent payment. And just an FYI, the reason why I was able to get that price is because the previous owner defaulted on the loan AND they weren't able to find someone to buy or rent for almost a year. I plan on being here for about a year because by then i will have saved enough money to buy a condo. I won't even consider buying this unit. As you can see i've titled this review perfectly. Good to rent but terrible to buy. P.S. The laundry units stink...i've ruined numerous shirts.

I lived here a while back and have friends that live there. Security is HORRIBLE. There has been a murder about 5 years ago and recently 5 major robberies of office equipment. There have also been ceiling floodings. The escalator stairs are broke EVERY week (no exaggeration!). People get stuck in the elevators all the time. <br> <br>All that for $187K to start. <br> <br>Yea right.

This buidling used to be good when it was new. Not anymore - it has become a trashy place, especially after the flood that had the entire residents evacuated for 3 weeks. The place just smells awful - sort of unwashed smell like damp grimy moldy rags. The receptionist in the office is also rude and you can just tell that she doesn't want to work. The manager and assistant manager (the one wearing glasses) is really helpful and accomodating but the receptionist/clerk is just plain lazy! The bad thing is that she's the one you have to deal with most of the time. They also turn off the heat after September but the heat is just overpowering in the units if outside temperature is in the 70's especially if you're unit faces the sun in the morning of afternoon. And you can't install a window a/c even if you want to. For the price you will pay, you're better off in another building.

I bought a one-bedroom unit at River City - biggest mistake I ever made. The resale value of this Penue is below rock-bottom. I tried to sell a year after I bought it, and with so much competition from new construction, I couldn't give the Penue away. As It's, I took a $4K loss (not including the commission I had to pay a realtor - whom I absolutely needed to unload that dump). The mgmt doesn't take care of anything there, except to put the proverbial "perfume on a pig" decorations that will appeal to someone who is just looking... The real shock doesn't come until you live there for a while - when you see that the only solutions to any issue are superficial 'band-aids'. Even the grocery store on the basement floor went out of business - they probably knew it Wemained time to go. Half the machines in the laundry room are always broken down. I don't recommend anyone buy OR rent at this Penue.

i lived at the W Grace Blace for 12 months, sorry for the brevity but It's important that someone be warned about these people and I can't take too long on my break at work: -the employees are unnecessarily and, without exception, rude to the point of obscenity at times -the employees are forgetful and will even threaten you with ruining your credit if you complain to the BBB or someone else (rated at an F by the BBB, btw) -they will tow your car repeatedly for little or no reason, and won't tell you a reason when asked -they will charge incredibly high late fees, even when you turned in the rent on time and have a receipt (they wont accept the receipt if its not "dated in handwriting" also-even if the person you are talking to is the person who wrote it!!) -they will "lose" your rent. this cost me 700$ because I made the mistake of paying in money orders NEVER PAY IN ANYTHING BUT A CHECK -You've got numerous maintenance problems like entire rooms without electricity, doors that wont close, A/C that doesnt work and they won't fix them EVER. -There's a BAD pestilence problem, especially on the ground floor (Mice AND roaches) -There's a BAD black mould problem in the 4 w grace street buildings, in each of the 14 ground floor Anit bathrooms -they will lie to you- You've got NO LAUNDRY FACILITIES IN THE Blace. PERIOD. They will tell you that There's, but they are A BLOCK AWAY AND 3$ EACH LOAD. I could seriously go on for a LONG time but I only have a few minutes. PLEASE JUST CHECK ONLINE OR ASK AROUND IN RICHMOND AND RENT FROM SOMEONE ELSE-ANYONE WILL TELL YOU : don't RENT FROM THESE PEOPLE UNLESS YOU ARE LOOKING FOR A REASON TO HAVE A HEART ATTACK OR ACQUIRE AN ANGER PROBLEM.

I was excited to live in River City after seeing the unit I was going to live in. From viewing to moving in, the mgmt staff made it a smooth experience. but I was extremely disappointed after living here for a few months to find out that my beautiful view will be blocked by a 44 story apartment complex that I wasn’t told about during the viewing. The construction of that alone makes it hard to work from home because of the noise - certainly can't open the windows during the day - and this is on top of the construction still going on here and there in the building which I was told was going to be complete. Also disappointed that the attached parking lot (which is small for a building this size) increased in cost with little notice. Otherwise the experience is has been good: Amazing desk staff, feels safe, updated units and appliances, the convenience store is a great perk, generally quiet at night, location is solid, free & fast internet, decent gym. Wish they had been more honest so I am sharing here for anyone considering.

So, I've lived here about 6 months so far, and we rent from a condo owner, so our rent is great compared to other units in the building & area - $1100 for a 1 bedroom including heat & a/c is great, especially because i can walk to class in 10 minutes, to work in about 35 or 40 min, or take the shuttle to work in about 10 or 15 minutes. The free shuttle around the loop is great, as is the free Bally's membership (even though it took them 6 months to approve me for a card there? I think many of them are just lazy). The security personel is great here, friendly and helpful, as is the janitorial crew. The mgmt office but is a different story. The brunette woman at the desk is a huge ----- and can never answer simple questions, only tells you to ask security about it with a major attitude problem. The location and value again though is great & i can look past the ----- in the office since if i have a problem, i let my condo owner know & she usually then deal with the mgmt office. the laundry room isnt the best, It's expensive, but easy that It's inside & you can take an elevator to it. The coin machine is broken fairly often though. The elevators have problems every other week, and sometimes i hear kids screaming but it's not the worst place ever. I have not had problems w/ students (though i'm one, i'm 24 & married & in a full time legit job already) making the building out to be a dorm, but i've found the parents who think that river road is a park for their screaming toddlers is more annoying. parking @ this place is $250 for indoor & about 180? for outdoor. we did night/weekends (5pm to 9am weekday, and weekends all day( for $95/month, but things are tight now and we do street parking which isnt to bad. we often have a shorter walk from street parking than we did from the lot. THe grocery store isnt bad, theyre open til 8pm and now sell booze, and the smoothie lady makes food now too. I worth checking out for a cheaper place super close to all that the loop has to offer. My favorite apartment of my last 6 over the last 3 years!! PS dont forget the sundeck/tanning chairs & BBQ room on the roof w/ great views of the city & sears tower at night!

I'VE LIVED HERE OVER A YEAR AND THERE'S BEEN A COMPLETE TURNAROUND. mgmt STAFF IS PLEASANT, MAINTENANCE DOES A GOOD JOB AND THE LIFE STYLE HERE IS UNIQUE. YOU CAN'T BEAT THE FREE SHUTTLE THROUGHOUT THE DOWNTOWN AREA, FREE BALLY'S MEMBERSHIP AND CABLE TV. THE RIVER WALK AND THE PRIVATE ONE ACRE PARK ARE PLUSES. SHOPPING AND RESTAURANTS ARE NEARBY.

I relocated here in the autumn and was fortunate to secure a stunning Anit featuring Bicturesque river and skyline vistas. As a woman residing independently, safety was a key priority for me. The security team at RC demonstrates genuine commitment to protecting residents. While some occupants may view this as excessive, I appreciate having peace of mind. The personnel are welcoming and responsive to resident needs. The property maintains an exceptionally high standard of cleanliness. The on-site marketplace provides decent variety at reasonable costs. Noticeable upgrades have been implemented consistently since my arrival. I'm particularly impressed by the refreshed entry area and new furnishings. The indoor River Walk corridor and atrium space effectively recreate an outdoor environment year-round within the building. The laundry facilities could benefit from enhancement, particularly regarding residents maintaining tidiness in those areas. Several units feature personal in-unit laundry appliances. I'm hopeful about remaining here long-term and establishing RC as my permanent residence. Nearly everything I need is accessible on foot from my location. Multiple acquaintances are interested in moving in, but RC is currently fully leased.

So fresh out of school - this Alat was solid - free street parking in back - killer view (at least from our unit) and the owner had just done a full renovation (heated tile flooring, stainless steel appliances, granite surfaces, brand new carpet) so we jumped on it. We paid 1150 for a one bedroom - utilities include heat and AC - but heads up: the heating runs through June!!! - being on the 12th floor with direct sun exposure gets brutally hot. Plus - since it's central air you deal with the downside of your place smelling like smoke or someone grilling with a foreman grill somewhere else in the Blace. Definitely scope out your future neighbors first. The dirt section near wells has serious crime problems. Don't feel comfortable with your girlfriend heading out solo at night - cars get broken into constantly - underground parking is 200 monthly per vehicle and I'd strongly suggest it - especially during winter - the doormen are solid - and having the store and dry cleaners in this place is really handy. Good spot for a guy - if you're a single woman you absolutely need that basement parking - that area toward roosevelt gets sketchy after dark. Besides that it was an awesome place and I actually miss it - we relocated for work - not because we were unhappy with it. Fantastic if you've got a dog since there's a massive empty field right next door.
