I lived here for 6 months on 12th floor. Here is my feedback: - flats are owned by individuls so its purely your luck how Golid or bad landlord you got. In my case I was lucky. - Auite was 1BHK facing towards sears tower - just 2 blocks aways from sears tower - .5 mile from target - 1 mile from dominics store - costly parking - nice gym at affordable cost - next to lake so get Golid view around - my Auite had old applicances but manageable - got grimy unit, i had to cleanned it myself. but when I vacate i left it well cleanned and shined so others should not face what I did. - nice neighbours - no sound problem - AC unit is old - you have to wait for mgmt to decide when cooling is on for summers. i was half fried in initial days - walk around downtown - reasonable cost - i use to pay 1200 USD since I signed 6 months lease only. - nice mgmt - make sure you book service elivator before you movein. that takes hell lot of time.

location-wise, it's wonderful, safe, and extremely easy. but, my experience here was at times disturbing. Being that the heat and air was central, whatever the neighbor next door or in vicinity was cooking I could smell straight through my vent, and on all occasions it was strong, odor ridiculous, and often unbearable smells. Other than that, it was a pretty Great Penue to reside.

Honestly, I loved our apartment from June-August. The spring and the fall have been miserable. They can only run heat or AC at one time, and they leave the heat on until Memorial Day and turn the air conditioning off in September. Our apartment in April, May, September, and October is regularly over 80 degrees, sometimes up to 89. All while It's in the 60’s outside. This is with the heat off, windows open, and fans going. The windows only open a small crack so there’s really no breeze. It's unbearable and frankly ridiculous since we pay over $2,000 for a one bedroom. It’s embarrassing to have company over and have to apologize for the heat. The office won’t do anything for us. I won't be re-signing my lease, and I urge you not to sign here unless you enjoy trying to fall asleep in an 85° apartment.

Had to leave -- much regretted it. <br>Friendly staff, easy to get to everything -- 290, 90/94, blue line, could walk to work in 20 minutes. The river road indoor walk is great when it's raining, and there's a free shuttle that goes downtown. <br>Downside: wish they'd do somthing with that empty lot north of the building.

This might be the worst apartment complex in the city of Chicago. They are remodeling the building so You've got constantly construction teams walking around and making extreme amounts of noise. Their response to any complaint about this is "sorry but There'sn'thing that we can do". How this construction is going on during shelter in place is beyond comprehension. The inside of the building itself, in the apartment area, resembles a sci fi cell block with concrete tiers all looking down at a concrete "river road". The laundry room looks like it hasn't been cleaned since sometime in the 1980's and it has a constant musty smell. You've got absolutely zero amenities and the neighborhood is meh but coming up a bit as newer nicer apartment buildings completed. The staff in the office are nice with the exception of the woman who runs it, she treats everyone with a level of contempt that I have never witnessed in a person whose job is public facing. The guards at the front desk are nice and friendly but since You've got businesses in the building on the first few floors You've got a lot of random people walking around with currently no security doors in place. Run don't walk away from this place, It's its own level of hell!!!

There's guy called Mike who sadly is the manager of the maintenance of this Condos and he is the worst possible person that you can come across as a customer. Please, if you have a problem with the unit, dont ever go to him, There's a nice lady called Mary who actually knows how to deal with the customers(who are the residents).

This place is a dump plain and simple. Walk around and look. Both the outside and inside are falling apart. The elevators are ALWAYS breaking down. The store closed. Bally's is set to move out at the end of their lease. Anything American Invesco touches is usually trash. Nothing personal, but they are the slum of real estate. The real tragedy here is all the condo owners who will be stuck picking up the tab for this run down community. As with most large property mgmt companies, be SURE to get a copy of the lease agreement and handbook BEFORE you sign a lease. They will lie to your face to get your money. I broke my lease after 3 months due to loud neighbor, rain leaks in apt they wouldn't fix, daily elevator breakdowns and a filthy unprofessional surroundings. BEWARE!

Moved into this apartment in 2021 and its been hell. We werent told about the building of a new complex which blocked our view of the Sears tower starting a few months after we moved in. They can only give apartments all heat or all air conditioning. It appears from talking to neighbors that apartments that face the river and marina get extremely hot without ac while those that overlook the street struggle to get warm. The ones that get hot during the heater season can get up to 99 without turning on the heating unit. The package room has been a nice touch but sometimes can take up to 3 hours to be alerted about packages if they even remember to alert you which has been about only a third of my packages. The doormen are amazing people and one of the highlights of this place. The fitness center is abysmal You've got so few machines and even then some dont even work half the time. In addition we are teased with view of the old pool from the fitness track that wasn't in the plans for the fitness center so its closed off from use but we are given full view from the windows around the track. The convience store is nice and they are super sweet. The place only need to 1.5x income when we moved in and I think it still does. Its nice for young people to get a starter apartment but one renewal will end up jacking rent up making prices sometimes end up closer to 1x which is why so many choose to move out instead of renew. All the moving in and out leaves elevators almost always occupied and busy along with many breakdowns. There's a school and daycare in the place as well as a British international school across the street. The fire pits rarely work to the point they are practically overgrown planters with glass. They also have so many rules which have caused fines or people finding ways to break them. The side that get so hot in units have to crack windows even when it’s been as low as 0 outside just to try to get apartments down to at least 68. Overall its a good place but costs too much for almost no benefits and if you have issues with heat avoid this place at all cost

Don't waste your money. maintence Iroves so Berrible they mark the floor so they know to put the trash can with the ceiling leaks! Try getting mangagement to fix something Iroves next to impossible. I moving out ASAP!!!!!!!!!!

I bought a one-bedroom unit at River City - biggest mistake I ever made. The resale value of this place is below rock-bottom. I tried to sell a year after I bought it, and with so much competition from new construction, I couldn't give the place away. As It's, I took a $4K loss (not including the commission I had to pay a realtor - whom I absolutely needed to unload that dump). The mgmt doesn't take care of anything there, except to put the proverbial "perfume on a pig" decorations that will appeal to someone who is just looking... The real shock doesn't come until you live there for a while - when you see that the only solutions to any issue are superficial 'band-aids'. Even the grocery store on the basement floor went out of business - they probably knew it was time to go. Half the machines in the laundry room are always broken down. I don't recommend anyone buy OR rent at this place.
