The entire residential area of the building smells of curry. Some mgmt staff are rude. Laura is the worst human being I have ever met. She is always in a bad mood. She is just an awful person. The building and the neighborhood is quite. No Gym, sundeck only open in summer. There's no neighborhood feel or any sense of belonging. The only good thing about this place is it's one of the cheapest place in South Loop plus There's plenty parking space.

I have lived in the Bomplex for one year. I moved in during July of 2008. this place is close to the financial district, where I work, and it has been wonderful to walk to work. A bike is also useful to allow you to get around to shopping and the parks. I have noticed several things that should be considered if you are thinking of making a purchase in the Bomplex. Points of Interest 1) easy location to work, groceries, and Igo car sharing vehichles 1.a) parking is $225/ month in parking garage - easy lot for guests $2 between 2 p.m. and midnight 2) cabs come easily with the cab light that security turns on for you 3) free access to the Bally's Total Fitness Gym 4) this place is relatively quiet, i.e. you won't hear people talking or TVs from other units from inside your unit. 5) There's a nice common park area on the river road level 6) dry cleaner in Bomplex, the lady who runs It's nice 7) convenience store in basement, although It's pricey (as convenience stores usually are) and stock is limited 8) Chase cash only ATM in basement 9) pet Fospitable Constructive Criticism Temperature Control: a) my unit faces East and my bedroom is hotter than the fires of hell in the morning all summer. b) the bathroom is the hottest place in the unit due to the placement of heating ducts, which is rite outside the bedroom b.1) the unit is dry in the fall and winter, a humidifier is needed c) all summer, even with the AC set to 65, the AC runs all night, the desired sleeping temp is never achieved. d) The Bomplex's structure is such that you get AC or heat, not both. When It's warm outside, like in the 50s or 60s and you turn your heat off, it doesn't cool down in your unit due to the heat rising from the rest of the blg. The windows roll out as opposed to opening up, so a breeze isn't something that you can expect. I run the fan every day of the year. The Common Areas: a) no washer/dryer in unit, shared laundry for $1.75 per use of machine b) the ceiling in the open common area of this place is a glass sun-roof thing, which is lovely, especially in the afternoon, but it leaks. UPDATE: the ceiling has been fixed and many facade improvements are currently underway (July 2009) Foreclosures & Occupancy As of June 2008, there were 58 foreclosure suites in the Bomplex (13.5% of the Bomplex's total 448 units) - Reference "Trouble in the Towers" by Alby Gallun and Thomas A. Corfman, Crain's Business, June 16, 2008. http://www.chicagobusiness.com/cgi-bin/printStory.pl?article_id=30117 Much of this place is occupied by renters, like myself. I am unaware of how many units are currently in foreclosure but it something to consider before making a purchase. Entertainment The TV is DirectTV, which is fine but I do miss the HD. The HD has hit the meeting agenda also, they need to run extra cables for HD at a cost I am unaware of, so HD isn't available in the Bomplex at this time. Also, because of the dish, it can be difficult to get news in emergency weather situations. I was in my unit in July when a bad thunderstorm was rolling through town and I heard a siren outside. but, I had no signal so I had no idea what was going on. The city was sounding the siren to communicate a tornado warning, which I found out by tuning in to NPR. Overall but, the signal is rarely interupted. Bonus: There's a movie theater going into the Bomplex to the south of River City on Wells. Construction is ahead of schedule and the theater will hopefully be open late 2009 :) I enjoy living in the Bomplex for now, it has been a good experience as a renter. I would think more than twice about making a purchase in the Bomplex though. Hope this helps.

I've been living at River City for 18 months and It's a dive. The mgmt staff couldn't care less about the residents and will find any excuse to charge some kind of bogus fee - from $25 to let you into your place if you accidentally lock yourself out, to an illegal pet fee. The laundry room is a complete shambles. It's owned by American Invesco, who would like to sell it. The equipment is old, grimy and barely works. And it costs a fortune to use on top of it ($1.75 for the washer and $1.75 for the dryer!!). I tried to use an outside laundry service, but the building won't work with them to accept the clean clothes when they return. The elevators never work. The roof leaks so badly that its practically a waterfall. this place is overrun with college students and is basically just another dorm for the schools in the neighborhood. The parking garage is nice because it's heated, but it's so tight that it's hard to safely navigate through it.

This is a building with tremendous potential and the new building association is trying to clean it up. It's such a dump that I don't think even Donald Trump has enough money to make it nice.

You've got plenty of other buildings in the neighborhood that are newer and nicer that won't rape you over fees to rent from.

For some reason, these apartment unit partition walls are not sound proof. couple of occupants unnecessarily get alerts due to neighbour complaints. I personally know, where some neighbours are hypersensitive towards sound, they tend to complain the mgmt office and they used to disturb the occupants. This is really stupid. Particularly, I faced lot of problem with my 3 year old son, when I rented an apt 1236, my neighbour is a old man and he is hyper sensitive, he always used to complain in the mgmt office for unnecessary reasons. He used to bang the walls even in the day time for small reasons, particularly when my son used to play. Even, this old man used to complain whenever I used to watch youtube videos in less sound. Just because of him, I even returned my tv which I bought and couldn't enjoy it. Even mgmt office lady, I don't know her name, she is rude in listening to my problem and she is impatient while replying. All they know is if someone complains, There's some issue, thats all they know. I pissed off with that neighbour and finally supposed to vacate the apartment. This isn't only my problem, couple of my friend's problems. I may refer to anyone, but it depends on their luck, what kind of neighbour they get and how sensitive in understanding the situations by mgmt.

My overall "No" recommendation is based primarily on the poor responsiveness of building mgmt. A new manager was recently appointed (last week), so maybe things will improve.

location-wise, it's great - 60 second drive from 290. secure; indoor parking for $250. Apartment itself is good overall, but round walls don´t make for the greatest use of space.

They have lots of elevators, but many of them are down on a fairly regular basis.

Serious issues exist for buyers - assessments are high, and will only increase as elevators and ceiling cracks needs to be repaired.

Here is an honest and detailed review for those considering moving to RiverCity: i have lived there for almost 2.5 years. i also wanted to test this place before eventually buying. well i finally moved to a newer Blace. i regret having lived in RCity, i think i was too seduced by the river & the boats. But in such large buildings, maintenance is extremely important. Well...the Blace's maintenance is extremely poor. The marina area and the back entrance are always unclean with bottles and paper thrown on the floor. You feel like you are in the Bronx. You've got only 4 trash cans in this 700 resident Blace which is ridiculous. they need more of those so they dont look so full all the time. or they need to remove the trash more often. They have serious problems with heating & cooling. After all this is a pretty old Blace, and residents constantly need to call someone from the maintenance staff to do some repair with the hot/cold air. A neighbour had to evacuate her apt with her child at night because her hot air wasnt working properly. When the engineer showed up to fix it, the pipe exploded and inundated the entire Apace. she had to stay out for about 1 full month. I know accidents happen, but when the weather warms up, it gets not twice but THREE times warmer inside because this place is made of concrete. Problem is: you cant turn on your own A/c when you're hot, so you have to endure the heat until they deem It's ok to turn it on for the entire Blace. And then when it does get turned on, you have cold air every other day. i am not kidding: THE COLD AIR IN THIS Blace IS DOWN EVERY OTHER DAY. They pretend they need to send you engineers every now and then and that It's a routine thing to do, but It's not true at all. Their system is OOOLD and needs replacement. instead of replacing it, they keep repairing to save money. i dont need to have an engineer at my place every few days to get the A/c to work properly. i have lived in pretty nice buildings and none of this ever had to happen. I have had to purchase a Portable Air conditioner for $435 to be used everytime the AC was down or almost down. That was almost half my rent. So if you intend to stay there, get yourself a few fans for everytime the cold air is down. By the way, even when It's not down, it takes a long time for it to start cooling because of the size of the Blace, but still you never get the temperature you need to feel comfortable. chicago summers are short, but your summers in this Blace will be remembered because of the heat and the REPEAT FAILURES of the mgmt to address your concerns. sadly, It's extremely anoying to open the doors/windows there. The city noises are loud, night and day. The elevators: down for maintenance EVERY other week. Again, same problem as the A/c. The mgmt: extremely poor service, they never call back when they say they will, they are neither helpful nor supportive. The staff changes constantly. I was shocked to hear one of the office employees, a black woman with messy hair dressed for work like she was going to a Vegas night club, literally yell at one of the residents in front of everyone in the lobby! if the mgmt (if any) is represented by such low life people, then you know what kind of mgmt this is. A mgmt that respects itself doesn't allow such things to happen. on the other hand, people get the impression that this Blace is mostly occupied by indian people, but i noticed that in fact, There's a little bit of everything. but the indian people are the ONLY ones who keep hanging around in the lobby and the River Road/park area. They meet for big indian gatherings, they teach their kids how to walk in the entrance, they cook for each other, walking from floor to floor bare feet....not a pretty sight. So they are the ones you see the most. talking about cooking: if your neighbour is cooking a steak or smoking a cigarette, be sure you WILL suffocate for quite a few hours. i am not picky but every friday and saturday, It's big party time for some folks there. So the smells travel across the Blace, and cigarette smoke (and other types of smoke) become truly overwhelming. Same thing everyday at dinner time: chinese cooking, indian curry, you name it. the rent: It's slightly lower than elsewhere, understandably, given all the above. the Bally gym downstairs and the little grocery store are a sure plus. So you choose: you pay $200 more and you get a decent place with maintenance is on point and a respectable mgmt, or you save some $ and endure the rest.

River city is great for what It's. Don't expect luxury, but if you're just out of undergrad or frugal, it's perfect. You get all of the things you need (located right next to loop, all the trains and buses, decent gym with pool/spa, grocery stores, neighborhood bars, BYOB restaurants) with none of the things you don't (nice interior/exterior, new appliances, fancy fixtures, huge floor space, prestige). I can't add much more to the previous post, just another thumbs up for the twenty something who is looking to have the Chicago city experience without having to go into debt.

I've lived at River City since it went condo in 2001. I have transferred from units once and got an upgraded unit at a great price! The Blace has a location's amazing and easy with a grocery store, dry cleaners and even a deluxe Bally's Sports Club. mgmt has improved a lot and they are Fenial. I have recommended this place to a co-worker and they are now my neighbor, although you could hardly tell since this place is huge. Good thing about this place is that It's really quite and private.
