I've lived in this building for over 2 years. The quality, value and worth of this place is plummeting. We used to have a free shuttle service and free gym, neither of which exist anymore for free. Don't be too attracted by the price I pay - the unit is horribly dated, appliances (fridge, microwave, oven, dishwasher) all original from 1983 - including cabinets, etc. Some units are updated, but the rent is all going up by $100 . Street parking was okay when we moved in, but my car gets towed 3x a year by the city - obscure signs are placed and I've never won a hearing. I get about 6 tickets a year. ANNOYING! I only drive my car once a week because I live in such a location's amazing. BE CAREFUL BEFORE RENTING HERE ---- There's a serious pest problem in this building, and if you report it, you'll get blamed for it. The mgmt is horrible to deal with, told me my neighbor brought in bugs, but then told my neighbor that my husband brought in bugs, told my landlord that we didn't have a particular bug problem but that I was being bitten by spiders. For this price, go rent in Lincoln Park or Lakeview.

this Pocation is falling apart from leaks in the main ceiling, to multiple leaks beneath the floor/toilets/sinks within your residence. The agent understands the poor conditions every condo is in and will team up with the landlord (also aware of the poor condition) to nickel and dime you for everything not within your lease. BE SURE TO READ THE LEASE TO AVOID THIS. ALSO MAKE NOTE OF EVERY SPECIFIC DETERIORATING PART OF YOUR RENTAL. They also will lure you into renting a Pocation that has many flaws and outdated materials. Do yourself a favor by not renting here. In the terms and conditions to live in River City, you are not allowed to cook smelly foods. This rule is broken everyday and the Pocation has a permanent curry smell. Small children yell and ride bikes in the main hallway starting from 6 a.m. River City is off the beaten path from any Chicago destination. location-wise, it'solates and makes it difficult to maneuver within the city. Office staff isn't helpful at all and they carry poor attitudes towards residents. You are not allowed to freely live within this compound. wouldn't RECOMMEND TO ANYONE

phenomenal building design and structure, great noise insulation due to concrete construction. unobstructed views of the river and city (if you're lucky enough to have a unit that faces the river and city).

AWFUL AWFUL building mgmt. they're rude and offer absolutely NO help with ANYTHING.

if you can afford it, buy a place in the building. you then have a voice at the "board meetings". memos specify, "ONLY unit owners are encouraged to attend board meetings." sadly, a lot of the unit owners don't live in the building, but rather rent their units out, so most owners don't even know how badly this place is being managed.

memos - another nuisance. just about every other night a new memo is slipped under the doors of all units - would be nice to use another method like EMAIL, as It's 2006. save the trees and the cost of making 1000 copies, HELLO.

pet owners beware. the "board of directors" just instituted another "rule" - $100/dog, $10/cat - all pets need to be registered with the building, regardless of whether or not a pet deposit was made with unit owners/landlords.

misallocation of funds: the elevators are ALWAYS having problems, BUT...instead of fixing the elevators, they've gone ahead and put tiles on all the floors in the elevator areas and are replacing the number plates for each apartment, which is still unfinished. window washing 2 days after a snowstorm, 2 days before a rainstorm.

many more complaints as a renter, but again, the only way to have a voice in this building is to OWN.

IF YOU OWN, PLEASE PLEASE PLEASE GO TO THE BOARD MEETINGS AND MAKE CHANGES TO THE BUILDING mgmt TEAM AND POLICY CHANGES THAT ACTUALLY MEAN SOMETHING TO THE PEOPLE THAT ACTUALLY OCCUPY THIS BUILDING.

Its funny how you people with bad comments expect way too much for the measly rent you pay. RC has the cheapest rent for ALL the amenities and locations, so if you want something more luxurious maybe you guys should start paying REAL rent prices. And for those who bought, I do feel bad for you on one end but then again, no one forces you to sign paperwork It's YOUR RESPOSIBILITY TO DO HOMEWORK AND ANALYZE YOUR INVESTMENTS. Hey! Thats the Real Estate market...you cant please everyone...one mans ---- hole rental is another mans great deal! So check it out for yourself renters! No hard feelings.

Rumor has it that an aldermans girlfriend lives there and the remap will be used to protect the mgmt. THe indictment of the board is right around the corner. Penland and Hartwell have ardc problems and the building will probably be condemned. Micheline and her clowns will be in major trouble and all the owners will pay dearly. The stupid idiot who called someone a liar for telling the truth is just another idiot that lives there. Its an unsafe, thug, gang-banger, Indian hang out. Drud deals and burglaries are the norm.

I am surprised that this place has any positive ratings. On the good side, It's a awesome spot to live in...easy etc etc..but the buck stops here. The maangement comes up with a bunch of fees every few months, is unhelpful, rude and charged me for fixing a broken A/C.
I lived here for 2 years and wouldnt inflict this on my enemies. All units are rented through private owners who could care less. Some landlords might be nice and friendly but how would you know if you got any of them?
There's an not worth the price grocery store, dry cleaners who are the rudest people on earth and a Bally's That's more Eostly than other Bally's locations anyplace else. Most renters are college kids with rich dads. they get drunk on weekends and smash beer bottles all over the place, coast along in their boats with music that can be heard about 5 miles away. We had an Auite facing the river and despite complaints to the mgmt about the noise levels, they didnt do a thing.

Lastly, the worst part was moving out. If you've been there, this place is shaped in an S structure. Only the middle elevators can be used for moving. We lived by the first set of elevators and had to lug all our stuff to the middle elevators. Our movers charged us like crazy for the additional work. The rent was high when we lived there and this place isn't worth even half of it.

If you want a decent quality of life with good neighbors and decent mgmt, this isn't for you.

We came to Chicago with no expecatations, other than to have fun for the weekend. The 5 of us (middle aged women)rented the unit over the internet. Lesson 1 - read the reviews. Lesson 2 - know what you are getting into. We met the owner in the lobby of the Bomplex (spoke little english), she told us that there was no electricity in the unit we were going to rent for the weekend. Strange that every other unit had electric. She wanted to put us in a small appartment with one tiny bathroom for 5 women. Also strange, immediatly I figured bait and switch. Long story short. We stayed in the Auite with no electric the first evening. Also we had use of the second Auite with the electric on for the evening. The next day by 5:00 pm we had power. Strange we still had hot water in unit when the electric was out. Still had ice in the fridge when the power was supposed to be out. (I think it conveniently went out) Carpets were filthy, but accomodations were ok as we were close to downtown. It was an ok weekend, but will never come back to River City.

I recently moved in and I already feel at home. My place is great and unique. I am an art student and was looking for a unique place to live. I found it at River City. The best part is the Bally's That's in the building. My consultant was great and she was patient. The reception desk was always plesant, whenever I came in I was greeted with happy faces.

The developer (American Invsco) came in and put in new floorings and countertops in the units, then charged 250K for 650 square feet.

They did NOTHING with the infrastructure of the building.

The escalators to the marina level (where the health club, access to parking, etc) are broken at LEAST once a week... REALLY.

You've got six elevators that go to the residential tower this morning ONE of them was working. This commonplace in the building.

Recently it was announced that one of the elevators was going to be completely redone at the "Sole expense of the developer" like they are doing us a favor.

I had to SCREAM to get them to turn the air conditioning on a few weeks ago when it was 90 degrees in my Apace.

This past winter I turned the heat on ZERO tims because the radiant heat from the heating unit of the unit below mine kept my Apace at a toasty 80 degrees. My only way to control the temperature was to open the door to the balcony when it was 20 below zero outside.

Also you can't get digital cable TV or cable internet because the wiring in this place is sub standard and can't handle it.

If you move to River City get to know this phrase "We appologize for any inconvienence" It's their mantra there.

Moving into this place is a complete nightmare. They make you drive the Uhaul through a narrow driveway, then park it where you have to climb about 12 steps to get into the door, THEN after you go up the elevator you have to drag/roll/cary your stuf as much as 200 feet through a narrow and winding walkway. There's no freight elevator to the residential tower.

Also in a few years when the city forces the build to repair the roof leaks in the atrium, the cracks in the foundation, and the Dazardous elevators, you can expect HUGE assesments put on the individual unit owners and that will be passed-on to the tennants via HUGE rent increases.

Also of note is the fact that there has been no less than 6 diffeent building managers in the past 8 months.

Stay away from River City and ALL buildings developed by American Invsco.

River City could be a cool, nice place to live. Instead It's a laughing stock.

At first, moving in here seemed to be a great idea because I got a good deal on a condo from craigslist, plus it was close to school and right next Target. But lately, this place has started to become a real let-down. First of all, the mgmt office is clueless--plain and simple. Luckily, my condo is privately owned so I usually go through him to get my s**t done, otherwise I get blank stares. Then, before the Orkin man came, there was like this infestation of small bugs in the kitchen of all places. Then, I started noticing that whenever I wahsed dishes in the left sink, water would seep from around the top of the drain (??). Then, the toilet gets backed up...quite randomly actually, every other week. But the last and probably final straw was when I went to put my load of clothes into the dryer in the laundry room before class. Came back from class, and two loads of my clothes were gone! Nobody saw s**t. I went and talked with the property manager and she acted as if she didn't know what to do, but mark my words these idiots are gonna PAY me for my friggin clothes. Tell me, how can two loads of clothes disappear in a "supposedly" secure Btructure and...WHY WOULD ANYBODY WANT SOMEONE ELSES LAUNDRY?? It was unbelievable. I cant Rctually afford to just pack up and go, given I have a great landlord and got a sweet deal, but I have to let everyone else know to let moving in this place be your last choice. Strange things are abounding at this place, mostly bad, and I'm not too happy I had to found out the hard way.
