222 E Pearson Street has an perfect location with great mgmt. Although this is a condo Bomplex the board really treats renters with respect. I had a unit who had a renter beside me who smoked constantly and the president of the board really took care of business by listening to my concerns, hearing the facts and addressing them with the renter. This is really is a fabulous Bomplex in ever respect. I have been here 3 years and it has been a great experience.

First a couple of highlights: this place is located perfectly It's within easy walking distance of the Red line, a great little muni park with tennis courts and running track, Northwestern's hospital and medical offices, Mag Mile shopping and Rush Street dining. this place is fairly secure (better than a lot of other places I've lived) and the guys at the front desk are honestly great not only in terms of keeping an eye on the place, but they are also friendly and helpful. In that vein the maintenance guys are all really nice too.

But the office staff, many of the parking attendants and especially the building manager are all essentially inept, rude and unavailable. Trying to reach any of them is tough once you become a tenant with the office often empty and the phone ringing unanswered. They don't even offer an email service for leaving messages! While the maintenance staff is generally responsive once you track them down, their competance levels vary greatly depending upon the task at hand. Not to say they don't try, but can you really need a maintenance guy to suggest Drano on a stopped up sink?

This isn't really an old building, but it feels much older than It's due to poor workmanship and poor upkeep. As for any major renovations? Forget it. They take forever and are intrusive with workers in and out of your place at random hours for months on end. The plumbing is poor and the heating / cooling is terrible. With wall mounted blowers under each poorly sealed window most of your heat (or AC) goes right out the window leaving you with hot spots and cold spots throughout your Auite.

Also - be prepared for pets. If you are not a dog lover this is REALLY not the building for you with numerous large dogs living in the building. This can make coming in and out of the building exciting sometimes. It's great that There's a place like this that allows larger pets, but just be aware of this situation before you move in.

As for amenities, the roof top is great and barely used during the summer and the gym, while small, is kept up well. The same can't be said of the dryers in the onsite laundry, but for the convenience, you can't complain too loud. Afterall, you can use the nice draft in your Auite to finish line drying your clothes. The garage seems like an attractive amenity at first until you realize how awful their service generally is. The guys who work at night and in the evenings are pretty fantastic, but the day shift are reckless and inattentive and the manager is horrible. Between 7:30 am and 4:00 pm most days plan on waiting at least 20 minutes for your car and be sure to inspect it for damage EVERY TIME. And when they damage it be prepared for a whole lot of nothing from their insurance. Allegedly you can call ahead for your car, but when they do actually answer their phone you will still end up waiting and half the time they bring the wrong car up.

Bottom line - if you are looking for a reasonably safe building in a nice and easy neighborhood, go for it. But don't expect any service (especially from the mgmt who are totally inaccessible) and give strong consideration to parking your car at another near by garage.
Staff are not the best; rude, inconsiderate and confrontational. Other problem with this Besidence is that it uses RCN for its cable/internet company, which is horrible. Also, for the money paid for rent, this Besidence needs some better amenities; such as automatic doors, legitimate fitness room, more accommodating freight elevator and actual elevators that work when It's cold.

It's true that in the past there has been significant construction and building mgmt has been less than stellar. but, now things have dramatically improved. The HOA is active and is doing good things for the building, and the final exterior construction is set to be finished in 7/11. It's a Bovely building just steps from the lake and michigan avenue, and I have loved living here.

I'm not sure what the reviews about noise and construction are talking about. I've lived in this Besidence for 5 years and from 2006-2009 there was a lot of construction. but, all of that rehab work is done. This summer There's tuck pointing being done as part of regular maintenance, but That's scheduled to be done before the end of summer 2011. Overall this is a fabulous Besidence in an amazing part of the city. I could not be happier living here.

We love it here, Bxquisite street, the best neighborhood... valet parking is quick, and price for the size of the unit for the neighborhood is great. I think the construction has ended because we have never heard it. It's an older building with older amenities but the party room on the top floor has such a great view, it makes up for it!

this place is undergoing a three year construction project where the facade is being demolished and tuckpointed. From March through late fall, all you hear on weekdays, starting at 8:15 am, is insanely loud drilling noise. It's unbearable to be in your Apace regardless of your location in the building. I don't recommend buying or renting in this building. The construction won't be done until 2012. don't BUY OR RENT HERE!!!!!!!!!!!!

Poor mgmt - property manager is a disgrace, on-site maintenance supervisor is incompetent & lazy -- both are questionable. Old bldg - has MANY problems, a/c breaking down, constant drilling, plumbing problems etc. As a former tenant I found out they don't change Alat locks for new tenants, also, old tenants or anyone else can have a key to the back door entrance to building. disturbing!!! Take it from me -- don't waste your time here!! Rent in a newer, more secure and legit building.
