I was looking up my former Apace on this site and was surprised to find such poor reviews listed. I had a spacious three bedroom unit with reasonable pricing and an great location. Sure, some staff members weren't particularly friendly, but anyone who's been a resident there knows that Peggy and Rich are fantastic—they always greet you warmly and go out of their way to help. this place is older and the elevator occasionally acts up, but considering the affordability and the great neighborhood, it's honestly a solid choice for someone just starting out.

I've been staying here for roughly two years (primarily due to its closeness to depaul university). Unless you're into the nightlife scene, the lakefront, and the zoo, this probably isn't your ideal positioning. And my sympathies if you own a vehicle. Seriously reconsider driving around here during summer months (the congestion is insane with beach tourists and zoo crowds, and being right off the Fullerton exit is both supportive and problematic). Plus be cautious when parking—if you manage to secure a spot, you risk getting towed from residential zones, and vehicles constantly get damaged or struck up and down sheridan. I'll acknowledge that upkeep responds fairly quickly though.....But my biggest frustration is the open house (operating 9am-8pm) every single day for the 60 days leading up to lease renewal. They don't understand scheduling appointments or providing any real notice before entering your unit. Then there's the occasional discolored water situation. The aging infrastructure is corroded, so prepare for that periodically. Their solution involves adding chemicals to soften it, which means the water never gets truly transparent but stays somewhat hazy instead. And winter heating is basically absent. You'll often find it cozier outside than inside your residing space. Aside from that it's acceptable. Just overpriced. But acceptable.

I have been extremely disappointed in The Patricians on West Fullerton. The elevator is broken/unusable every other month...it was even broken while I moved in. I had to use the freight elevator to get everything up to my apartment (along with everyone else on the West side of the building, so it took multiple days to move). Additionally, the floor plan of my apartment turned out to be completely different than the plan I signed up for (there was no dining room - instead a large closet). The most shocking illustration of poor management involves the elevator (again). Per the attached certificate of inspection, the last time the elevator was inspected was March of 2020. The inspection also reads: "Every elevator...shall be inspected under operation...at least once every twelve months." Therefore the current inspection is 17 months overdue. Clearly this is a significant danger to residents and wholly unacceptable. The laundry room has been unusable for over a week now with no explanation as to when it might be back up and running. The property manager is unreachable, as I have called and emailed multiple times with no response. The Patricians website encourages residents to write reviews, however, there is no input box to do so. Clearly this property is mismanaged and takes advantage of residents. Actively looking to sublease.

I’ve been here almost a year and don’t have any complaints really! It’s an old building, so you can expect some issues because of that, but anytime I have a problem maintenance comes right away. I love the rooftop and the laundry room is always clean. If you have a car, the 15 minute tenant parking spots are super useful for loading and unloading. I live in a west facing unit and get incredible sunlight plus an expansive view. Access to Cafecito from the inside of the building is a great amenity during the winter. Good coffee without having to go outside. I feel like the pricing is fair based on location, unit size and the condition of the unit. Just re-signed for a second year!

front desk people are lovely, management is awful! Highly recommend not living here. My clothes were also stolen from the laundry room one time so would not consider it safe and the management did nothing after i repeatedly asked them to check security footage.

I visited this apartment complex to tour with my fiance when we were looking to move in together. I have a few friends who live here and they love it. The roof deck is definitely a selling point. Although we didn't rent here, the experience was great! Because we chose a different Group Fox property, we've been at the property a few times since and the staff is always so welcoming .

I've lived here for over 5 years on the 26th floor. The apartments are well designed and the view is beautiful. It's in a very nice neighbourhood, the staff is great and a park is directly across the street. There are a lot of positives to living here but there's also many negatives that make me want to move out. The biggest one is the noise. While hearing neighbours is generally rare (unless they're being really loud) I can't recall more then a few months of the year where there is not constant construction: drilling and hammering going on on the building, starting at 8 am and being very loud throughout the weekdays. If you're out of the house by 8 all week and dont come back until after 4 thats not a big problem, but if you work at home or have sleeping issues the insane and never-ending amount of noise the constant construction causes can be a big deal. Big enough, ultimately, for me to start looking for another place in the area.

I have been living at 401 West Fullerton Pkwy for 2 years I have really enjoyed living there. I just got my new lease renewal form and not only are they increasing my rent by 20% they are making me pay for utilities that used to be included which brings the year over year total increase to nearly 25%. They will not negotiate. Read your renewal very carefully when dealing with GF They are now charging you for- 1) Heat - which is split among all tenants, you have radiator heat which you cant even control (half the time my apartment is to hot and there is nothing they can do about it. 2) Water - Apparently the cost is split among the entire building. They say they are trying to go green but it really means they are really trying to nickel and dime you. Just don't lie and say it's a way to conserve water because if I conserve my water and my neighbor runs it all day long we both pay the same. 3) Trash - $5/month - There is no trash shoot - so they are charging you to take the elevator down to the first floor to throw out your trash. (Half the time it is full and garbage begins to fill the room. It is really very gross) Apparently Group Fox is under new management and the new philosophy is to screw their tenants. Group Fox Property Management ownership has lost my trust and respect. I will never recommend them to anyone I know.

Overall this is a great building in a fantastic location! Ten minute bus ride into Chicago for work. Bus stop is 100 feet from the building entrance. No need for a car as everything you need is right around the corner - grocery store, dry cleaner, restaurants, bars, Walgreens, etc. Young and vibrant community. The building consists of lots of young professionals. 24-hour reception for security. Very nice laundry room. The roof top desk is gorgeous with spectacular views of the lake and Chicago skyline. Maintenance issues have been taken care of quickly. The lobby was renovated several months ago and is very nice. Building is very clean and I often see the lobby being mopped and building cleaned at all hours - whenever needed (and even when not need and everything is sparkling)! I have a one bedroom apartment that was renovated before I moved in. New kitchen cabinets and appliances (although the refrigerator and stove are not full size but they are fine for me). Bathroom was renovated and is all new, wood floors sanded and apartment freshly painted. I do not have a car so parking is not an issue for me. There are zip cars available a short walk from the building. They have a guest studio apartment available for residents to rent for visiting guests. My parents have stayed in it and they were very impressed with the guest apartment, cleanliness and hotel-like stay. I a very pleased with this building and the maintenance staff.

All of the negative reviews are old so I felt the need to provide an update. We moved into 411 W Fullerton in April and have been very happy there. There is no parking in the building as it was constructed in the 1920s, but there are a number of garages nearby that will rent spaces. Our apartment was extremely quiet when we moved in. Our neighbors have turned over in the past few months though and we can occasionally hear them. Nothing too bad and we never hear noise from above. Maintenance requests are generally fulfilled within a day and the building is well-maintained with no major issues. The elevator is periodically out of order (it is a 90 year old building) but gets fixed right away (less than a day). There is a freight elevator that saves taking the stairs when the passenger elevator is out of service. Laundry facilities are a little sparse. Only 10 washers and dryers for both wings of the building (284 units I think). Overall this is a great building in a fantastic location!
