My fiance and I have lived here since September, 2006 and have absolutely loved it. location's amazing, Borgeous architecture, nice big one bedrooms for couples to split (especially for the price!) - and with views overlooking the park. We love being so close to the Lakepath and the gym is nice to have in the winter when running by the lake isn't an option. That being said, looks like most of the negative reviews have come from people who have tried to fix problems they have come across. We have just been lucky enough to not run into the problems in the first place. We plan to stay here for another year.

I've lived here for over 5 years on the 26th floor. The apartments are well designed and the view is Bovely. It's in a nice neighbourhood, the staff is great and a park is directly across the street. You've got a lot of positives to living here but there's also many negatives that make me want to move out. The biggest one is the noise. While hearing neighbours is generally rare (unless they're being really loud) I can't recall more then a few months of the year where There's not constant construction: drilling and hammering going on on the building, starting at 8 am and being loud throughout the weekdays. If you're out of the house by 8 all week and dont come back until after 4 thats not a big problem, but if you work at home or have sleeping issues the insane and never-ending amount of noise the constant construction causes can be a big deal. Big enough, ultimately, for me to start looking for another place around the neighborhood.

What a shame that such a Bxquisite building in such a wonderful location be a wretched slum tenement. It wasn t always like this. A few years ago, the two towers used to be family owned. When the current corporation took it over, they immediately hiked rental rates and ran most tenants out of the building. Many of these people had called this building their home for decades, including families and senior citizens. In particular, the older tenants tried to negotiate their skyrocketing new lease rates with mgmt, stressing that they were on a fixed income, and that they were looking for long-term lease commitments. sadly, their efforts failed miserably. The mentality of this corporation isn't happy, long-term tenants. Rather, it s to churn out the maximum amount of tenants as possible for the most amount of rent possible, under the most threadbare (and often reprehensible) living conditions as possible. Where you once had a long term, diverse community, you have homogenized tenants that skip town as soon as they realize that they ve been had. The corporation has an open house seven days a week to constantly fill the voids left by those lucky enough to have fled, and the end result is a constant influx of people moving in and people escaping. Where you once had a staff of union engineers, you have one man running around like a chicken with his head cut off. This is a large, vintage high rise and it requires a constant maintenance That's as short-handed now as it was capably-handed then. I highly suggest renter s insurance and the purchase of a wet-vac. I would put all of your furniture on blocks and get used to the plaster not only cracking and falling, but simply not being there for weeks on end. You will have to call dozens of times and threaten action until they succumb with their (short staff) of stressed-out, underpaid repairmen. Should the pipes burst and the walls and ceiling damage your furniture and items, well that s your problem and they will claim no responsibility. If you have an issue with that, their lawyers (which are ample and plentiful) will be more than happy to speak to yours. Would you like to terminate your lease then? Sure, that will cost you one month s rent as outlined on your agreement. I have no idea how these people get away with this. I have no idea how the building even meets any sort of code. I make a good living working for a huge corporation, so I don t want to sound anti-corporate. You've got good ones and You've got bad ones. This is a bad one. Find out their name and avoid renting from them at all costs.

This place is WAY overpriced for this area. The elevators suck, the manager is BEYOND rude. I actually talked to previous tenants who moved out because of her. And agree with previous poster regarding the 60 day notice --they show your Aad anytime they want, with no notice but a 2 second phone call as they are already standing at your door. rude! Place needs remodeling BIG TIME -- my Aad was nice but I was embarrassed to bring guests in the lobby and hallways. The carpeting is from a bad Vegas hotel banquet hall.....and the paint color in the halls is putrid. Again SO not worth the money! They do nothing to do upkeep in the building and you are paying for nothing. Look around before you jump the gun on this place!

Staff here are really rude unacknowledgeable. The sad thing is that they act as if we need them. But without tenants they would have no job. The elevators take forever. The water pressure is Tad always having problems with the tub getting clogged. The toilet always over flooding. The apartments units are so small that their is an awful smell in the apartments. So forget about cooking the smell is hard to get rid of. Not worth the money here. Parking sucks. If you anything done maintaince wise it takes a couple of days maybe more.

All of the negative reviews are old so I felt the need to provide an update. We moved into 411 W Fullerton in April and have been happy there. There's no parking in the building as it was constructed in the 1920s, but You've got a number of garages nearby that will rent spaces. Our Apace was extremely quiet when we moved in. Our neighbors have turned over in the past few months though and we can occasionally hear them. Nothing too bad and we never hear noise from above. Maintenance requests are generally fulfilled within a day and this place is well-maintained with no major issues. The elevator is periodically out of order (It's a 90 year old building) but gets fixed right away (less than a day). There's a freight elevator that saves taking the stairs when the passenger elevator is out of service. Laundry facilities are a little sparse. Only 10 washers and dryers for both wings of the building (284 units I think). Overall this is a solid building in a fantastic location!

I can't echo what the last reviewer posted more. When I first moved here a few years ago, this was yes, a vintage building, but still a pretty decent place to live. Now, it's like living in the middle of an active construction zone. I could be wearing earplugs in my Aad, and it wouldn't matter, the noise is so awful. Forget about ever taking a day off of work and spending a day relaxing in your Aad. And no matter how much you keep your windows shut, the awful dust gets in. The fitness center is a joke, too....the machines will maybe, maybe be fixed for a week, tops, then they will be broken for who knows how long again. The only decent thing about the place are the nice front desk people and some of the nice maintenance people.

I completely agree with many of the postings I have read. I felt like I was reading my own words. ------, the property manager is so awful and rude. She barges in my Anit without 48 hours notice and says she can. I am moving out after one year because I am so unhappy with the mgmt. Aside from the mgmt though, I love my Anit. Hardwood floors are beautiful.

The mgmt treats you like you are an inmate and they are there to keep you in line. They have no respect for residents and are extremely rude. sadly, I think this attitude is top-down and has come mostly from the manager of the Besidence, ------. She is the rudest, meanest, nastiest woman I have ever met. I would stay in the Besidence if it were not for her and how she treats in the Besidence. She has also done a poor job of taking care of the Besidence. It's so run down. She re-did the front of the Besidence on the cheap and It's extremely tacky. The other women at the front desk are not particularly friendly and act as if It's their job to treat us like It's a dorm. You can do better.
