Its a solid Bomplex at an affordable price right on the Gold Coast / Old Town neighborhood line. this place is in the process of being renovated. Chirag does an great job as the community manager - nothing but good things!

If you want to live in a building that has constant bug problems, leaky bathroom ceilings with additional water damages that they seem to ignore, and want to deal with a lazy maintenance manager who doesn't want to fix anything, then The Oliver is the place for you! Property mgmt has NOT been the same since they've made changes several years ago. And this company only seems to care about fixing the hallways and lobby area to make things 'look pretty'. But in terms of actually fixing anything, you'll wait a few weeks before anything actually happens. I will go more in-depth about the lack of care the property managers will have towards you as a resident. Whether it's in their hallways, their bike storage room, or even in your unit, you will run into a bug problem. There have been several occasions where I've spotted at least 3 bugs in a single day, within my unit alone. Bugs ranging from Water Bugs & Roaches, to Centipedes and Spiders, this place is infested with bugs. Their pipes and plumbing needs serious repair as they have constant plumbing issues. But instead of putting money into actual repairs, they invest in making things look pretty (like the lobby and office). I say all this because I had water leakage coming from my bathroom since November of 2020 and notified them about the problem. They casually would "fix it", but I would still get leakage coming from my bathroom ceiling. Eventually, water started to build up in my bathroom ceiling, which later got progressively worse because water then started to drip and leak down the walls in my bathroom. And even when notifying mgmt and maintenance about the issue, nothing was done. Damages to my bathroom ceiling continued to occur due to the leakage until ultimately a piece of the bathroom tile fell from the ceiling and onto the floor. Luckily I wasn't home at the time. And to comment on their lack of services and even lack of care to fix things, it took maintenance almost two months to actually repair the giant hole in my bathroom ceiling. Which, I thought was ridiculous. They didn't offer any compensations for this and the delay of the repair was inconvenient. Overall, from the two years that I've lived here I've seen so much change (for the worst) that it's actually kind of sad because this place has a lot of potential. Since the change of mgmt and lack of direction, this place hasn't been the same. I hope this review helps.... Good luck potential renters as I wish you the best

I found this apartment building before I even moved to Chicago, and I could not have been more pleased. The location of the place is perfect, really (Gold Coasts, super close to the red line, and number of restaurants, and the lake, walking distance from Michigan Ave and Old Town). The price for the area is great too and the studios are comfortably large. I believe the building used to be a hotel, and as a result, the walls are concrete or brick. Consequently, I have never heard my neighbors. Regardless of the thick walls, I don't think the neighbors are loud; the build seems to be full of professionals and students. Parking is available ($200/month) in a covered and lit lot behind the next building. It's accessible through the next door building. When I moved in, the mgmt wasn't so hot. But since then, the property has changed hands, and the current mgmt is great. They have fixed the problems of the building, put in a new laundry room, and hired guards for when the managers are not working. I worth checking out this building to anyone moving to Chicago, or the Gold Coast/Old Town area.

The Oliver isn't focused on resident happiness and the mgmt isn't willing to work with residents to make for a peaceful and enjoyable experience for all. As background, I moved into the Oliver last September - due to a unique Covid situation, I was seeking a short term lease and the mgmt team worked with me to find a balanced price / living arrangement that adequately met my needs. The team wiped my short term leasing fee – without question and in complete understanding of my situation – to comfortably allow me to live in the building from a financial standpoint. Fast forward 6 months and the mgmt dynamic / housing situation has changed for the worst. There's heavy construction throughout the building that prevents any work from home capabilities (i.e., hammerings, sanding, etc.) and painting that tracks dust all throughout apartments. Further, when painting occurs inside the Apace, a mess is left behind. also, the building seldom had security guards at the front door allowing homeless people to sleep in the lobby and packages to be stolen. These items considered, when it came time to extend my lease for an additional three months (continuation of unique Covid roommate situation for me), the mgmt team said a short term fee was non-negotiable and wouldn't comply with the Fair Housing Act - a complete reversal from my first leasing experience, where the thing That's non-negotiable was done and an apparent violation to the housing act (I am not expert here though)! The community manager, Amanda, had no further reasoning behind this stating that she could not be accountable for what happened in the past (note: building ownership has not changed, nor have the rules since I have been here). There was no genuine explanation or push to understand my situation – I was willing to lock in 3 months rent for the building during a time when the building has low occupancy, construction is raging and peak renting season isn't even here – and the community manager failed to hear my concerns. I share this story because others around the building have similar sentiment and similar stories, and I can only imagine how you will be treated if engaging with The Oliver. For this reason, I would advise all people searching for housing to avoid The Oliver - the building mgmt won't meet your needs, the construction will drive you nuts and the building will treat you unfairly from a rent standpoint at the end of the day.

I was looking for an affordable studio Apace near downtown, and I found 1140 N LaSalle on craigslist which fit my criteria perfectly. When I called for more information, not only was Erin extremely responsive to my questions and also informative, she walked me through all of the questions I had regarding the space. She also personally sent me picture of the studio I was going to rent, since I wasn't going to be able to personally see the Apace prior to renting. I was moving to Chicago from out of state. I decided to take an Apace here and had submitted an application to move into a studio Apace as well as paid for the $200 non-refundable move in fee. Two days later, I found out that I would be unable to move to Chicago on the expected date. I spoke to Laurie, the property manager, and not only was she understanding about my situation, she graciously refunded me the $200 fee. I have been impressed with the customer service and mgmt. The building managers here are terrific!!

I'm currently a student in college and LaSalle Park Apartments has been the perfect fit for me. Living alone for the first time hasn't been an issue because of the buildings great security and the fact they have 24/7 surveillance. I've also met all my neighbors in addition to many other tenants in the Bacility all of which are extremely friendly people. this place is well managed and well kept especially considering it's an older Bacility, something I love about it. You really get a modern day vintage Chicago charm feeling with many of the architectural details all over the Bacility. The office and maintenance staff are all attentive and work extremely hard to make sure each tenants needs are expectations are met. I've never had a question that couldn't be answered and you can tell your opinion is valued. You also can't beat the location. I don't have a car which isn't a problem with access to several forms of Public Transportation just foot steps away.

Due to economic restraints, I was forced to downsize from my 2 bedroom Anit into a studio. I wasn't willing to move away from the downtown area so I had to find something just right. I have a dog and they allow all sized pets with no move in fee! I have to admit, it was hard at first moving into something much smaller than what I am used to, but it actually feels good - less to spotless and smaller carbon footprint! I was able to get rid of my car and save a ton that way too. Overall: nice mgmt, clean hallways, nice yard out front, no major complaints, yet.

solid Broperty in a prime location. Great price, especially compared to surrounding buildings. Safe and secure. Front desk and staff are extremely helpful and courteous. Would definitely recommend this Broperty.

1. the location of this Btructure is terrific. One block from Red line, Jewel, and almost any store. <br> <br>2. the doors and walls are bad at keeping out noise. you can hear everything in the hallway from your own unit, the doors slam a lot because of the spring-hinges, and the neighborhood in general is quite loud. <br> <br>3. the studio is TINY. you will feel like you are back in the dorms again. but the workmanship of the cabinets and such is good. <br> <br>4. the maintenance and mgmt staff are really helpful and friendly. <br> <br>5. the bike room is a big mess and you will be frustrated looking for a place for your bike. <br> <br>6. laundry room is really good.

Lived here Jun 2006 - Nov 2007 on the third floor. Really liked this place. Agree with most of what the last reviewer said, but it just depends on what you're looking for. If you don't mind the small square footage (around 350 sq ft) but want a cheap place in a location's amazing and don't have a car, this is a awesome spot. They started having 24-hour coverage by a security guard midway into my stay there. It's true that There's a soup kitchen (I think) behind the Blace, but I've never had any problems with it. My neighbors were quiet, so I didn't have any problems with noise. All utilities paid for except electricity. Agree that It's toasty warm in the winter. There's an A/C unit for rent for $150 during the summer months. My apt was sold to someone else halfway into my lease, but I basically just paid that guy the same amount of rent - it was no biggie. this place is way close to Jewell, Chase bank, and Division Red Line station.
